A large escape for special gatherings which blends its rural Northumbrian setting with contemporary design.
With a winning location, situated between the Northumberland Coast Area of Outstanding Natural Beauty and the pristine Northumberland National Park, West Lyham is a renovated farm steading in a tranquil setting which belies its contemporary interiors. Perfect for large parties, it combines the three distinct apartments of The Steading, The Stables and The Smithy. There’s ample space for the whole party to gather for meals and celebrations, while the separate living and sleeping quarters create pockets of privacy and quiet – an ideal setup for multi-generational stays or groups of families travelling together.

At the heart of the property is a large and open-plan living area, where a double-height ceiling sits above the large island and breakfast bar in the monochrome kitchen. The arched windows opposite fill the room with natural light, while the adjoining living area is a cosy place to relax beside the Morsø log burner. The dining table seats up to 16 guests and is set beneath vaulted ceilings and beams, creating an atmospheric setting for a dinner party. Next door, the living room is sure to be a favourite for celebratory evenings. Outside, the large garden features a spacious patio area with garden furniture and a lawn for enjoying the beautiful sunsets and views towards the Cheviot Hills.

Stylish and minimalist, the five bedrooms comprise two which can be configured as either super king size beds or twins, two with king size beds and ensuite bathrooms, as well as a master suite with a king size bed, dressing room and ensuite bathroom. The large shared bathroom features a walk-in rainforest shower and freestanding tub. Next door, The Stables is home to another open-plan kitchen, dining and living area beneath a vaulted ceiling. The cottage is complete with two bedrooms, one which can be configured either as a super king or twin and one with a king size bed, each with large fitted wardrobes and ensuite bathrooms. Finally, The Smithy forms its own private apartment for two, with an open-plan kitchen, dining and living area and a peaceful king size bedroom with an ensuite bathroom.

While you’ll enjoy a sense of blissful isolation at West Lyham, the property is in fact just a few minutes’ drive from the village of Chatton which boasts an excellent village shop and an inviting country pub known for its excellent food. Many of the county’s most popular attractions are only a half-hour drive away, including Bamburgh Castle, the Holy Island of Lindisfarne, the picturesque coastal town of Seahouses and the medieval market town of Alnwick. Outdoorsy types will love the endless trails though sheep-dotted hills, meandering river valleys and rugged moorland within Northumberland National Park, including the 62.5-mile-long St Cuthbert’s Way trail which passes close by West Lyham, as well as the 120-mile-long Sandstone Way cycle path.

THE STEADING AT WEST LYHAM (SLEEPS 10)

GROUND FLOOR

The property is ground floor. For guests with mobility issues, there are one or two small lips from the kitchen and dining room to be aware of. The barn conversion is set in a U shape configuration with the main living and kitchen spaces sitting to the centre looking out towards the courtyard, with five bedrooms (three en suite). Three bedrooms and two bathrooms sit off the TV/room bar area, and two bedrooms and bathrooms sit off the main sitting room.

Large double-height open plan kitchen with sitting room area comprising:

Kitchen with marble work surfaces, two double ovens, two microwaves (one with grill option), induction hob, two dishwashers, coffee machine, large fridge. There is a separate utility room with a combined washer/dryer, large eight-drawer freezer, and a sink. There are arched doors to the front courtyard and a double door to the rear garden and parking area which gives access to the large side garden.

Sitting room area with large corner sofa and Morsø stove, 43" Smart TV.

Dining room with large dining table (six chairs and bench seat) which seats ten. Additional dining space can be provided seating up to 16 guests.

Sitting room with three large sofas and 55" Smart TV.

TV room and bar with large corner sofa and 55" Smart TV. The bar area has a wine fridge, sink and storage. Arched door to the courtyard and single door to the rear parking area.

Cloakroom with basin and WC.

Three bedrooms sit to the right of the TV room/bar:

Bedroom one with king size bed, side tables, double wardrobe with hanging space and storage, sofa, work desk with chair and side door to the courtyard. 50" Smart TV.

En suite bathroom with large walk-in shower (rainforest head and separate mixer), heated towel rail, basin and WC.

Bedroom two with zip and link beds, which can be configured as a super king double or twin, as preferred. Side tables, double wardrobe with hanging space and storage.

Bedroom three with zip and link beds, which can be configured as a super king double or twin, as preferred. Side tables, double wardrobe with hanging space and storage, Bentwood relaxer chair.

Large shared bathroom for bedroom two and three, with large freestanding bath, large walk-in shower with rainforest head and separate mixer, heated towel rail, basin and WC

Bedroom four with king size bed, side tables, double wardrobe with hanging space and storage.

En suite bathroom, with large walk-in shower (rainforest head and separate mixer), heated towel rail, basin and WC.

Bedroom five is a large master suite with king size bed, side tables, courtyard windows and door. 50" Smart TV. Separate dressing room with hanging and storage space.

OUTSIDE

There is a large enclosed gravelled courtyard (south-facing) to the front of The Steading. This has multiple flower beds and two large water features with fountains. It is very important that children are supervised at all times in this area.  The large side garden is westerly facing and has a large patio area and lawn for enjoying the beautiful sunsets and views towards the Cheviot hills (images coming soon). At the rear of the property there is parking, large raised beds and a private sitting area. The rear and side garden is fully enclosed when the access gate is closed. Garden furniture will be provided in the Spring and Summer months. A barbecue is not provided.

THE STABLES AT WEST LYHAM (SLEEPS 4)

GROUND FLOOR

The accommodation is all on the ground floor and may be suitable for less mobile guests.

Open-plan living area with well-equipped kitchen, dining area (seats four) and seating area with TV with Freeview and log burner with unlimited supply of logs.  French doors to courtyard.

The well-equipped kitchen includes electric oven, microwave and hob, dishwasher, American style fridge/freezer and washer/dryer.  

Bedroom one with zip and link beds which can be configured to a 6' super king bed or 3' twin beds, large fitted wardrobes.

En suite shower room with shower, basin and WC.

Bedroom two with king size bed, large fitted wardrobes.  Please note that this bedroom is compact with limited space around the bed for less mobile guests.

OUTSIDE

There is a table and chairs in a sheltered area to the side of the cottage and there is a shared lawned garden area available for guests of The Smithy and The Stables, which sits on the right-hand side of The Stables.

There is covered parking in addition to parking outside the property in the courtyard. 
 

THE SMITHY AT WEST LYHAM (SLEEPS 2)

GROUND FLOOR

The accommodation is all on the ground floor and may be suitable for less mobile guests.

Open-plan living area with well-equipped kitchen, dining area (extendable table seating up to four) and seating area with TV with Freeview.

The well-equipped kitchen includes electric oven, microwave and hob, dishwasher, fridge/freezer and washer/dryer.  

Bedroom with king size bed and large fitted wardrobes.

En suite shower room with shower, basin and WC.

OUTSIDE

There is a table and chairs in front of the cottage which overlooks the courtyard to the front of The Steading holiday home opposite. 

There is covered parking in addition to parking outside the property in the courtyard.

Location

Situated on the edge of Northumberland National Park, the market town of Wooler features a vibrant high street with independent shops, cosy cafes, and welcoming pubs. The rugged beauty of the surrounding Cheviot Hills and the nearby Northumberland Coast Area of Outstanding Natural Beauty, with landmarks such as Bamburgh Castle and the Holy Island of Lindisfarne, makes Wooler a perfect destination for those seeking both relaxation and adventure in this captivating region.

Wooler is rich in historical significance and is the ideal base for a variety of activities. Hikers and cylists are drawn to the scenic trails of the Cheviot Hills, where you'll discove crumbling hillforts, cascading waterfalls, and ancient sites like the panoramic Border Ridge route. The town itself hosts several cultural events throughout the year, including the Glendale Show and the Glendale Festival.

The historic town of Alnwick, home to the famous Alnwick Castle and Gardens, is less than half an hour away. Equally close is the majestic Bamburgh Castle and the puffin-dotted Farne Islands, while the dramatic ruined abbeys of the Scottish Borders are also within easy reach. With this enviable location, Wooler is an excellent base for exploring the rich heritage and diverse landscapes of both Northumberland and the Scottish Borders.

Three dogs are welcome at The Steading (£15 fee per dog). Two dogs are welcome at The Smithy (£15 fee per dog). Three dogs are welcome at The Stables (£15 fee per dog). Additional dogs may be considered on request.

There are two large water features in the front courtyard and children must be closely supervised at all times.
