Pairing period details with crisp, contemporary decor, this eye-catching barn conversion is ideal for families or groups of friends – especially the TV room boasting its own bar!

Until recently, The Steading Retreat (a reduced occupancy version of The Steading At West Lyham) was merely an austere farmhouse and yard. Now, however, it has been dramatically transformed and reinvented as a sophisticated five-bedroom hideaway – one filled with light and drenched in style.

That old south-facing yard has become a courtyard containing two water features. Framing three sides of it, The Steading centres upon an open-plan living area which boldly marries old with new. A double-height ceiling sits above above the sleek, monochrome kitchen’s large island and sociable breakfast bar. Opposite, a gallery of arched windows overlook minimalist, designer furniture including a plush petrol corner sofa as a black Morsø stove produces warmth whenever needed.

Befitting of interior magazines, this space sets a clean, classy tone maintained throughout. Love it and you’ll also love an enormous, equally svelte lounge and attached dining room, both of them exposing more rafters to further the sense of grandeur. Colourful cushions and modern-art prints once again play off neutral-toned walls. Then comes the devoted TV room, complete with its own built-in bar for celebratory evenings.

Split into two separate areas, three of the five bedrooms will be made available when booking this reduced occupancy version of The Steading at West Lyham. Bedroom one - the master bedroom with Smart TV and walk-in wardrobe - and bedroom two both sit off the sitting room, while bedroom three can be found in the opposite wing. All three bedrooms have fixed king-size beds and en-suite shower rooms, with bedroom one having the addition of a free-standing bath in the en-suite.

The Steading enjoys a winning location between Northumberland’s dramatic coastline and pristine National Park. And while you’ll enjoy a blissful sense of rural isolation, the property is actually just a few minutes’ drive from Chatton – whose village shop stocks an array of local produce – and the Percy Arms, an inviting country inn famed for its excellent food.

Half an hour’s drive is all that’s required to reach many of the county’s most popular attractions, including Bamburgh Castle above its namesake sandy beach, the Holy Island of Lindisfarne and Alnwick Castle – better known to many as Hogwarts from the Harry Potter films. Outdoorsy types will find endless pleasure in the 400 square miles of sheep-dotted hills, meandering river valleys, wild waterfalls and rugged moorland within Northumberland National Park, itself just 15-20 minutes by car.

For guests looking to holiday together The Steading Retreat can be booked at full capacity as The Steading at West Lyham (sleeps 10). The Stables (sleeps 4) and The Smithy (sleeps 2) all sit within the same courtyard complex and can be booked as one combined unit under West Lyham (sleeps 16)

Property Layout

GROUND FLOOR

The property is ground floor. For guests with mobility issues, there are one or two small lips from the kitchen and dining room to be aware of. The barn conversion is set in a U shape configuration with the main living and kitchen spaces sitting to the centre looking out towards the courtyard, with five bedrooms (three en suite). Three bedrooms and two bathrooms sit off the TV/room bar area, and two bedrooms and bathrooms sit off the main sitting room.

Kitchen with marble work surfaces, two double ovens, two microwaves (one with grill option), induction hob, two dishwashers, filter coffee machine, large fridge. There is a separate utility room with a combined washer/dryer, large eight-drawer freezer, and a sink. There are arched doors to the front courtyard and a double door to the rear garden and parking area which gives access to the large side garden.

The other two bedrooms and family bathroom will be unavailable for use. 

OUTSIDE

There is a large enclosed gravelled courtyard (south-facing) to the front of The Steading. This has multiple flower beds and two large water features with fountains. It is very important that children are supervised at all times in this area.  The large side garden is westerly facing and has a large patio area and lawn for enjoying the beautiful sunsets and views towards the Cheviot hills (images coming soon). At the rear of the property, there is parking, large raised beds and a private sitting area. The rear and side garden is fully enclosed when the access gate is closed.

Garden furniture will be provided in the Spring and Summer months. A barbecue is not provided.

Private parking for 4-5 cars to the rear of the property.

Location

The local village of Chatton (1.5 miles) is a short drive or thirty-minute walk away. Stop by The Percy Arms Hotel for a drink or something to eat. They serve food all day and their Sunday roast dinners are well-known locally.

The attractive market town of Wooler is just five miles away and has two excellent butchers, several pubs and cafés and the highly-rated Italian, Milan Restaurant. It also has a good range of independent shops, including the super ‘Breeze’ art gallery which also serves coffee and a light lunch. The Good Life Shop is a wonderful deli selling cheeses, cured meats and health foods.

There is another excellent village shop on the Main Street of Cornhill-on-Tweed (18 miles) and a highly recommended butcher in Norham (20 miles), RG Foreman Butchers, with a great selection of meat, cheese, wine and spirits. They can also deliver for you to collect from the village shop in Cornhill-on-Tweed if you ask.

Coldstream (20 miles) has a small Co-op supermarket while more extensive shopping is available in the historic towns of Berwick-upon-Tweed, Alnwick and Kelso which are all within an easy half-hour drive.

Important Information

Guests should be aware that The Stables (sleeps 4) and The Smithy (sleeps 2) are in the same ownership and sit directly opposite The Steading. Both properties are available as holiday lets. The large garden to the side of The Steading has, on one boundary, a dividing fence separating it from the shared lawned garden for The Stables and The Smithy.

There are two large water features in the front courtyard and children must be closely supervised at all times.

For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.
