A stylish farmhouse located near the charming villages of Seahouses and Beadnell, less than a mile from the sea within the Northumberland Coast National Landscape (Area of Outstanding Natural Beauty).

Set amidst pastoral open farmland with far-reaching views towards the Northumberland coast and to the Cheviot Hills, The Blue House is a thoughtfully renovated four-bedroom retreat that blends rural charm with modern comfort. This beautiful property also serves as a local maritime landmark - as one of the first houses in the area to feature a slate roof, it was easily spotted when miles out to sea, and has since been known as The Blue House by generations of fishermen.

Less than a mile from Seahouses, with idyllic Beadnell, Bamburgh and Low Newton-by-the-Sea all close by, you’ll be perfectly positioned to experience the best of the surrounding region. Approached via a private farm driveway and at the end of a no-through road, the property boasts an authentic rural setting on a working livestock farm.

Inside, each room exudes personality thanks to a mixture of contemporary and vintage pieces, vibrant pops of colour and contrasting artworks including oils and watercolours, some of which have been in the family for generations. Just off the entrance hallway, the spacious and fully equipped boot room retains its original 1950s patterned wallpaper, which has been thoughtfully preserved to honour the heritage and character of the farmhouse.

If relaxation is front of mind, you can unwind in the charming library which is home to matching deep wing backed armchairs upholstered in rich blue felted wool. Perfectly positioned beside the wood burning stove, it’s the ultimate spot to warm your toes and curl up with a good book, whilst admiring the rolling countryside views beyond the window. An exposed plaster wall and cedar bookcase make for an eye-catching backdrop whilst the vintage Yamaha CD player and amplifier is sure to set the tone for slow, cosy evenings.

Not short on spaces to dine or relax, you’ll find a laid-back sunroom with a large rectory table seating ten guests – the perfect setting for long, unhurried meals and quality time spent together. Original rustic wood panelling, preserved from the farm buildings, adds warmth and character to the space while offering a charming nod to the property’s farming heritage. With direct access to the garden via sliding door, as well as a large velvet sofa, two armchairs and British expressionist prints setting off the space, the sunroom is perfectly suited for quiet moments of relaxation after days spent exploring the coast.

Meanwhile, a circular breakfast table sits at the heart of the country kitchen and is equally suited for sociable suppers or leisurely breakfasts by the warming AGA. You’ll also find an intimate snug downstairs complete with a generous sofa in rich navy, stylish kilim footstools and a distinctive cork feature wall with a widescreen Smart TV and a sliding pocket door leading to the library. Ideal for younger guests, it’s the perfect hideaway for competitive board games or cosying up with a good film.

Upstairs, the master king size bedroom is bright and airy thanks to its double-aspect windows overlooking the scenic surrounding countryside. Minimalist furnishings paired with striking patterned drapery and a vintage style kilim rug create a balance of simplicity and character. An adjoining dressing room offers added space and versatility, designed to function equally well as a private study with its bespoke cedar top desk and striking wallpaper from Svenskt Tenn. You’ll find an en suite shower room off the dressing room featuring eye-catching metro tiles, a rainforest shower head and natural cork flooring which adds warmth and texture to the space.

Three further beautifully styled king size bedrooms are located on the first floor. Each with distinct personality, a blend of carefully sourced antique, mid-century and family furniture sets the stage, from the Foresso terrazzo bedside tables which are thoughtfully made with by-products of the timber industry, to beautifully crafted art deco wardrobes and Anglepoise bedside lights. A generous family bathroom lies off the hallway with a pop of striking Yellowcake paint, rainforest shower and a separate bath. There is also an adjacent WC.

On warmer days, the walled garden and lawn to the rear of the farmhouse is perfectly suited for fun picnics and garden games. A gravelled area with outdoor seating can also be enjoyed to the front of the property, boasting spectacular countryside views and is a perfect for boules, supplied!

Property Layout

GROUND FLOOR

Access porch with hanging rail and bench seating.
 
Large boot room/utility room to the left of the access hall. This has a sink and a stainless-steel countertop. Appliances include a fridge, a three-drawer freezer, a washing machine and a separate dryer. There is an overhead drying pulley for hanging clothes and wet weather gear.
 
Kitchen with AGA, separate electric oven, induction hob, full size dishwasher, combi microwave/oven/air fryer, large larder fridge, a Zwelling Enfinigy drip coffee can make up to 12 cups to cater for a group (guests to provide their own ground coffee). Breakfast table with seating for six.
 
An inner hall leads to the front access door and out to a gravelled area with bench seating overlooking pastoral farmland.
 
Library with two high-backed armchairs, double bookcase with a generous selection of books, a wood burning stove, and a vintage Yamaha CD & Amplifier with a selection of CDs. A Bluetooth adapter is connected to the Amplifier to enable use of the system from a smartphone.
 
The sunroom/sitting room has a large refectory table offering dining space for 8-10 guests, a large sofa and two high-backed armchairs.  A three-panel window has a sliding centre door with direct access onto a gravelled patio and a lawned walled garden.
 
A Snug/Media Room has a generous sofa offering ample seating. Technology includes a large wall-mounted Smart TV which is mounted on a cork sound-proofed wall with a sliding pocket door. A Sonos Beam speaker is connected to the TV and can be used for music and podcasts using the Sonos smartphone App.

FIRST FLOOR

Two-turn staircase with handrail to the first floor. This leads onto the upper landing and hall.
 
Bedroom one is a large master bedroom with king size bed, bedside tables, a chest of drawers, an antique carver rocking chair, and a Roberts digital radio. This bright room has double-aspect windows and benefits from views across open countryside to the coast. An adjoining dressing room/study has a bespoke cedarwood work surface, a chair, and a wardrobe with storage and hanging rail.
 
En suite bathroom with rainfall shower and separate mixer, with a low-profile shower tray (approximately 1 inch step), heated towel rail, basin and WC.
 
Bedroom two with king size bed (this will be set up as a king as the default but can, on request, be configured to 2’6” twins), bedside tables, a wardrobe, an Ercol bench seat, and a Roberts digital radio. This room benefits from views across open countryside to the coast.

Family bathroom with a separate bath and shower. The shower unit has an extended length, low-profile tray (approximately 1 inch step) and is a rainforest shower with separate mixer. The bath has a shower mixer tap. Heated towel rail, basin and WC.

OUTSIDE

There is a walled garden to the rear of the property with a lawn and apple trees on two sides. A sliding door in the sitting room leads onto a gravelled area and into the garden. A gravelled area to the front of property enjoys uninterrupted views across open countryside. Bench seating is provided throughout. While the garden area is gated, the perimeter wall to the front of the property is low and bounds onto farmland with livestock - please refer to the dog section and important information section for further details. 
 
A Weber kettle charcoal barbecue is available for guest use. There is a fire pit to the front of the property.
 
A table tennis table can be found in the adjacent barn. Tennis table bats and balls, along with a set of boules, are available. Guests are welcome to use the open barn for storage, but should bring their own locks to secure any bikes etc.
 
There is private parking for up to four cars on the hardstanding area to the side of the property.

Location

Seahouses is a charming coastal village sitting within the Northumberland Coast National Landscape, formerly known as an Area of Outstanding Natural Beauty. A bustling working harbour, it’s the gateway for sea voyages to the Farne Islands – this is the place to hop on a boat to discover the colonies of puffins and seals, spot dolphins and orcas and trace the route taken by local heroine Grace Darling during her daring rescue in 1838.

The area is home to beautiful beaches, an array of friendly shops, cosy pubs, cafes, and restaurants. There’s a constant supply of fresh fish and seafood on the menu in Seahouses, and it’s always a joy to eat fish and chips while watching the comings and goings of life on the quayside. Or you can wander along to Bamburgh, taking the back roads and walk back along the beach. Walking to Beadnell on public footpaths is a lovely offbeat way to connect with bountiful nature by the coast and in the fields.

The village is also a fantastic base to explore the wider Northumberland area. There are beaches to the north and the south of Seahouses, with the most popular being to the north, featuring great sweeping curves of white sand running almost seamlessly to Bamburgh and Budle Bay. The Northumberland Coastal Path is minutes away and the National Cycle Route runs right past the farm taking in incredible cliff-top scenery and sandy beaches, while venturing a little further inland will take you to a huge network of trails through the Northumberland National Park and the Scottish Borders.

Important Information

The Blue House sits up a private driveway at the end of a no-through road. It bounds directly onto Southland Farm and farm office.

The farmhouse is detached and the house and garden is not overlooked by other properties, however, it is very important to note that this is a working farm and there will be associated farm vehicles, machinery and livestock in this area and in the surrounding fields. Children and dogs must be closely supervised at all times. While the garden area is gated, the perimeter wall to the front of the property bounds onto farmland with livestock. It should be noted that the wall measures 80cm at its lowest point.
