Calming, elegant and effortlessly stylish, the Granary is a superb barn conversion with outstanding views in the very heart of the Scottish Borders.

With four en-suite bedrooms and a generous light-filled living space, it is an idyllic spot for groups and families to spend some together-time. Designed to take advantage of the fantastic views over rolling Borders countryside, the Granary spans two levels with three sumptuous bedrooms on the first floor, while a fantastic feature window in the hallway beautifully frames the view and extends all the way down to the lower ground floor which is home to the main living space and a further bedroom.

The open plan living area has been carefully styled to enhance the feeling of light and space and is a super space for relaxation or entertainment. The overall look is incredibly elegant with a mix of classic furnishings and contemporary features which creates an easy flow between the dining, living and garden area. Large bi-folding doors can be opened up during warmer days for relaxed living or an evening barbeque, or during cooler days you can simply throw an extra log on the woodburner and sit back an enjoy the colours shift over the ever-changing landscape.

Set in the very heart of the country that inspired the writings of Sir Walter Scott, the location of the Granary on seven hundred acres of unspoilt estate land means that it is perfectly placed for walkers, cyclists, nature lovers and field sports. Stabling can be provided for guests interested in bringing their own horse, and guided tours of the area can be arranged - whether on two feet, two wheels or four hooves!

Bedroom one is classed as the master room with zip and link beds which can be adapted to super king or twin as required. Dressing table, two side tables, storage cupboard with shelving and hanging rail.

En-suite bathroom (two steps up) with feature bath overlooking open countryside to the hills beyond. There is a separate shower unit, heated towel rail, basin and WC.

LOWER GROUND FLOOR

En-suite bathroom with large walk in shower, heated towel rail, WC, and basin.

Open-plan living/dining/kitchen. The sitting room area features elegant furnishings by Michael Vee Interiors. Two large double sofas and armchairs provide plenty of seating space. Contemporary wood burner with logs supplied. Technology includes a large wall mounted flat screen TV with Freeview and integrated DVD. Books and board games are provided.

The kitchen is fully equipped with an electric cooker, ceramic hob, large fridge/freezer, integrated dishwasher and microwave. Large oak dining table with formal seating for eight guests.

Utility room/Boot room with washing machine and dryer.

OUTSIDE

There is an attractive lawned garden to the front of the house which is fully enclosed for the safety of children and dogs. This can also be accessed through large bi-folding doors from the living space. There is a terraced patio for dining with garden furniture and sun loungers. The Granary has a secure outside store for the storage of outdoor kit such as bikes, fishing gear and golf clubs.

There is private parking for two cars in the courtyard adjoining the Granary.

Location

The Granary sits just a five minute drive from the historic and very picturesque town of Melrose where you will find some of the best independent shopping in the area with Melrose Abbey as the stunning backdrop. Here you will find an excellent range of independent shops selling fine quality food and drink including The Country Kitchen for deli produce, cheeses, whole foods and fresh coffees; Dalgetty’s Bakery, makers of the original Selkirk Bannock; Baird’s Butchers for locally sourced produce as well as freshly prepared homemade meals which are perfect for holiday stays. You will also find a quality fishmongers, a fresh fruit and veg shop as well as two small convenience stores.

For gifts and lovely things, head to Michael Vee Design for elegant interiors; Sarah Thomson or Twelve for ladieswear; beautiful artisan goods from The Crafters; or Masons bookshop for a good holiday read. For those seeking something a little more energetic, there is also a bike shop and cycle hire where you will find plenty of friendly advice on local trails around the area.

For coffee and cake, pop into Apples for Jam for a steaming cappuccino and a delicious butter cream sponge, or for evening dining, the Town House, Provender, Burts or Marmions all come highly recommended. A short drive or twenty minute walk will take you to the pretty conservation village of Gattonside (1.5 miles) for excellent food at Seasons or the Hoebridge Restaurant.

Important Information

Granary is a semi-detached property and sits within a small, peaceful steading development of three additional properties which have been converted to ensure guest privacy wherever possible. There are open fields to the front and rear of the development. Please be aware that this development also sits adjacent to a working farm and as such, depending on the season, there may be associated noise as one would expect from an arable & livestock farm. If you have any concerns, please call us to discuss.

We had the most wonderful stay at the Granary to celebrate friends 40th Ruby Anniversary. There is only one word to describe the Granary and that is "Perfect". This property is stunning, top quality furnishings,all 4 bedrooms are superb with good size ensuites. The most relaxing of views both during the day and night. The extras that were left were very much appreciated. Thank you so much to the owner. I cannot imagine anyone being disappointed when booking this accommodation. What a beautiful property. On arrival it was immaculate and the views stunning. The place is well equipped. We thoroughly enjoyed our stay in Granary. It is the best holiday accommodation we have had either at home or abroad. The house itself was lovely and spacious and had absolutely everything we needed with a lovely welcome "hamper" much appreciated. We all thought it was brilliant and deserved a 5 star rating. Everything was first class inside and we have stayed in 4 star hotels and haven't had such beautiful bedrooms and ensuites. It was beautifully furnished and had everything we needed. The outside store was great for the golf clubs when we returned wet on one occasion. The setting was stunning.
