Meticulously restored by The Duchess of Roxburghe and her team, this is quite simply an exceptional house in an exceptional setting. Sitting in the walled garden within the grounds of Floors Castle, it encapsulates the very best of country living.

Dating right back to 1815 and now renovated to an exceptionally high standard throughout, guests can be assured a very special stay in this former Head Gardener’s House.

The ground floor opens up to a main hall and staircase with impeccable finishes by Lewis and Wood, setting the scene for the quality throughout the rest of the house.

The drawing room is beautifully appointed with deep, generous sofas and elegant furnishings along with fabrics from Osborne & Little, Lewis & Wood and Romo which add warmth and vibrancy to the space.

The kitchen is wonderfully light and bright with integrated units giving a sleek streamlined look along with a dining area which merges classic heritage tones with the odd dash of colour for a perfectly in-vogue finish. A downstairs boot room/drying room is a versatile space - perfect for dogs and the storage of outdoor gear.

Upstairs the quality continues into two sumptuous bedrooms - one with en-suite and one with adjoining bathroom, each generously proportioned with opulent emperor size beds for that added touch of luxury and wonderful views over the Walled Garden and Millennium Garden.

Head outdoors and guests have private use of the four acre Walled Garden outside formal opening hours. With the magnificent Floors Castle setting and access to fabulous walking within the park grounds and on the banks of the River Tweed, it may prove hugely difficult to venture anywhere else!

Local amenities

The Terrace Cafe sits approximately 100 yards from Head Gardener's House (open 10am - 4pm daily) serving light bites and lunches each day using the best of local ingredients. Alternatively the Courtyard Cafe adjoining the Castle (seasonal opening times) is just a leisurely wander from the property.

You will also find excellent local amenities in the thriving market town of Kelso (3 miles) set around a charming cobbled square. The town is home to a super range of independent shops where you can indulge in a little retail therapy, or purchase fresh produce and holiday provisions from friendly local traders.

There are some excellent pubs and restaurants for dining out, including the charms of Rutherford's, Scotland's first micro-pub - seen as 'the perfect antidote to modern life'. For light lunches, you will find plenty of tempting treats in the many cafes in the town, or for fine evening dining why not enjoy a little bit of food heaven at the Roux Restaurant at the nearby Roxburghe Hotel.

The cottage is also 5 miles from St Boswells which boasts the fabulous, award-winning Mainstreet Trading bookshop, café, deli and antiques shop and the excellent Blue Coo Bistro at the Buccleuch Arms.

Activities and attractions

Floors is Scotland’s largest inhabited castle and its beautiful parkland setting is a huge draw for visitors to the area. Originally designed by leading Edinburgh architect William Adam in 1721, it was later embellished in the early 19th century with turrets and battlements to create a simply stunning residence with a priceless collection of fine art, porcelain and tapestries.

There are two wonderful walks close-by - the Woodland Walk and the Riverside Walk, both offering fantastic opportunities to hear and see the abundant wildlife of the area, including woodpeckers, red squirrels, oyster catchers and herons. The woodlands are also home to many magnificent mature oak, lime and beech trees, including a line of sweet chestnut which survive from Daniel Defoe’s visit to the Estate in the 18th century.

For children, there is a small adventure playground in the walled garden including a zip wire, monkey bars and swings, with picnic seating and benches allowing close supervision from adults.

Nearby you will find Smailholm Tower, the first home of Sir Walter Scott with fantastic views across the Cheviot Hills beyond and Scott’s view with amazing views across the Border country which inspired so many of his most famous works.

The Borders Abbeys Way passes through this area and you can walk a lovely section past Floors Castle down to Kelso, or if you’re feeling particularly energetic you may wish to walk the full route taking in the exceptional remnants of the four 12th century Abbeys at Kelso, Jedburgh, Dryburgh and Melrose.

Similarly, the area has cycling trails for everyone from the family friendly routes at Bowmont Forest and Harestanes, to the scenic waymarked trails of the Borderloop4, Coast & Castles Route & Tweed Cycle Way. If you prefer to swap two wheels for four hooves, the Nenthorn Equestrian Centre is a well-established school offering riding for all ages and abilities and is based just a few minutes from the property.

For fishing, Kelso sits right on the confluence of the Rivers Tweed and Teviot and is a much loved destination for salmon anglers who come to experience world-class fishing on the prolific Middle Tweed salmon beats around this area - Upper and Lower Floors, Rutherford, Makerstoun, Junction and Hendersyde are all within a few miles of the property. Fishing can be booked through FishTweed, while Orvis and Fin and Game are both based in the centre of town offering a wealth of advice on river levels, latest catches, permits, tackle and all things fishing and country.

For golf enthusiasts, Kelso Golf Club is an attractive parkland course resting on the edge of the town, or you can experience a fantastic day-out playing the Roxburghe Championship Course (5 miles), recently voted 6th best course in Scotland by readers of the country’s best selling golf title. There is a pro-shop and PGA golf academy here for those who are new to the game or wish to refine their swing, or perhaps sharpen up your eye popping a few clays at the nearby shooting school.

For sightseeing, the grand stately homes and castles of Mellerstain, Manderston, Abbotsford and Thirlestane are all within a short half hour drive where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.

Our local events and festivals provide the perfect excuse for short breaks or friendly get-togethers where you can enjoy National Hunt Racing at Kelso Racecourse, local Antique Fairs and Auctions, the Floors Castle Horse Trials, Point-to-Point Meets, the Borders Book Festival, Walking Festival, Common Ridings and Melrose Rugby Sevens......to name just a few!

A half-hour drive will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour away where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city. Alternatively hop on the train from Tweedbank (14 miles) and enjoy a wonderful trip through scenic Border scenery which will take you right into the heart of the city.


The accommodation sits on two floors.

Ground floor

Access door (4 steps up) and inner porch leading into the hallway.

Boot room/cloakroom/drying room - with storage and hanging space opening into a substantial walk-in closet with large electric heater - perfect for drying outdoor gear. There is also a basin and WC, along with a dog bed for the four-legged members of the party.

Sitting room - two large double sofas and two armchairs, large flat screen TV, woodburning stove. Selection of books and games. Views overlooking the walled garden.

Kitchen - fully equipped with integrated appliances - ceramic hob, single electric oven, microwave, large fridge/freezer, washer/dryer, dishwasher. In the dining area, there is a dining table with seating for six, breakfast bar area with two stools, flatscreen TV, bluetooth docking station. Separate bench seat and armchair. Views onto the garden.

First floor

Bedroom one - master bedroom with emperor size zip and link beds which can be configured to 6’ 6” super-king or two 3’ 3” beds as required. Side tables, chest of drawers, wardrobe. Views over the garden.

En-suite bathroom - separate bath, large shower (rainforest head and separate handheld unit), heated towel rail, twin basin and WC. Underfloor heating.

Bedroom two - with emperor size zip and link beds which can be configured to 6’ 6” super-king or two 3’ 3” beds as required. Side tables, chest of drawers, large built-in wardrobe. Views over the garden.

Adjoining bathroom (3 steps down) - large double shower unit (rainforest head and separate handheld unit), heated towel rail, basin and WC.

Central heating throughout the property. Wood burning stove in the sitting room - generous initial supply of logs provided.

Guest amenities
High quality bed linen and luxurious towels are provided for guests along with guest toiletries from Noble Isle. A hairdryer is provided in each bedroom.

Babies and children
A travel cot and high chair are available on request. There is a small adventure playground in the walled garden for children including a zip wire, monkey bars and swings, however children should be closely supervised.

Two well-behaved dogs are welcome at a charge of £25 per short break or £30 per week but they must be clean and dry before access into the property and then kept to the kitchen and boot room only. They are not permitted on the furniture or upstairs in the bedrooms. Dogs are welcome in the walled garden, but must be kept on leads at all times. Dogs must be under control whilst walking through fields and farmland.

Wi-Fi and mobile coverage
Wi-Fi is available. Mobile reception is variable. EE and Vodafone offer the best coverage.

Garden and grounds
Floors Castle Garden is open to the public all year round from 11am to 4pm or 5pm depending upon the time of year. Guests should therefore be aware that there will be members of the public in the grounds during these times. Outside these hours guests are welcome to enjoy the walled garden (with the exception of the greenhouses and outbuildings) at their leisure.

There is a parking space for two cars in front of the house or immediately adjacent in the Garden Terrace Car Park.

"We have just arrived back from our week long stay at The Head Gardener’s House in Kelso. I thought I would write straight away and let you know what we thought. We have had the most lovely time in - quite frankly - one of the best properties we have ever stayed in. We are veteran cottage holiday people and have used your services many times (and have recommended you to others to great effect) but this particular property was a real cut above even your fantastic places. The house itself has been refurbished with wonderful taste (classic contemporary I guess) and with fabulous touches throughout. The inclusion of top notch toiletries is a respectful addition and I have already Googled the make to buy my own. The fact that the heating was left on for our arrival and on throughout is a welcome luxury and the generous welcome basket full of Floors Castle lovely stuff was another nice touch. The use of the Walled Garden and grounds is a big plus and the proximity of the great Terrace Cafe was a real bonus: great lunches and cake served by friendly and efficient staff. Apologies for gushing (I am not given to gushing I assure you) but this property deserves it.
