A design-led cottage on the rural Brinkburn estate, combining minimalist contemporary style with historic original features.

Surrounded by the beautiful open countryside of Coquetdale in the heart of Northumberland, The Dairy is a stylish dog-friendly cottage which effortlessly blends the old with the new. Nestled amidst the historic golden stone buildings of the Brinkburn estate, this detached cottage provides all the restorative peace Northumberland is best known for, as well as providing easy access to the estate’s riverside walks, on-site yoga classes and supper clubs which take place moments from its door.

Inside, the cottage is defined by its lofty vaulted ceilings, atmospheric socialising spaces and high-end details. Enter through the side door into the open-plan kitchen and living space where The Dairy’s original stone arches gently separate the two areas. Spacious and pared back, the kitchen features a sweeping horizontal picture window above the countertops and a ceiling window which fills the room with natural light. A farmhouse dining table with seating for eight sits beneath, perfect for gathering for meals before migrating to the sofas which sit beside exposed brick walls. Alternatively, head into the cosy living room next door, where subdued lighting and a plush corner sofa invite you to stretch out and enjoy a good book or film.

The bedrooms lie on the first floor, up the floating steps of the industrial metal staircase in the open-plan living area which was designed for the cottage by a local artisan. You’ll find a study space with an organic wooden desk on the landing, as well as a door which leads out to a large upper terrace with outdoor furniture so you can savour the sun in the warmer months. The first bedroom features a super king size bed which can also be configured as twins and is set beneath a grand vaulted ceiling with exposed wooden beams. The beautiful en suite bathroom combines the same historic touches with a luxurious Victoria & Albert freestanding egg shaped bath and separate rainforest shower.

Across the landing, the second bedroom is also fitted with a super king size bed which can be configured as twins at your request. The en suite shower room pairs pink with monochrome marbled tiles and features a skylight overhead. The final bedroom is situated in the annexe across the courtyard at the rear of the cottage. Inside, another super king size bed, or twins as you require, is tucked away beneath beams and tall eaves. The room is joined by an elegant en suite bathroom with a separate bath and shower as well as a dressing room with ample storage and hanging space.

Returning across the courtyard, you’ll find an enclosed garden which wraps around the cottage and is separated from the adjacent barns by beech hedges. A combination of patio and raised planters lies to the rear, along with a small lawned area, outdoor seating and a Weber charcoal barbecue. At the front of the cottage, a raised fire pit is encircled by benches – perfect for toasting marshmallows and stargazing after the sun has set.

Sitting under the custodianship of the same family for centuries, the Brinkburn estate is crossed by the babbling River Coquet and includes a romantic 12th-century Priory – now in the care of English Heritage, who arrange monthly tours (pre-booking essential). With rest and rejuvenation at its heart, the estate offers an array of wellness experiences to guests and visitors. Book ahead and enjoy everything from yoga retreats to tai chi and Pilates classes in its spectacular studio warmed by a crackling log burner, or outside in the grounds amidst leafy woodlands and restorative air. Evening supper clubs celebrating fresh local produce sourced from Northumberland’s heartlands are also hosted on the estate, so you can follow your restful day with a night of excellent food. For guests looking to holiday together, The Dairy can be booked alongside four other cottages which sit to the left of the property - Mullins House (sleeps 4), Bel House (sleeps 4), Blakey House (sleeps 4), and Cuthbert House (sleeps 4). Blakey & Cuthbert House can also be booked as a single unit sleeping 8.

Property Layout

GROUND FLOOR

Access from the gate to the side of the property. The side door allows direct access into the kitchen and open plan living space comprising:

Kitchen with electric oven, induction hob, combi oven/microwave, large fridge (7 drawer), large freezer (7 drawer). Dining area with seating for eight.

A cosy lounge/snug with two double sofas sits immediately off the dining space separated by the original stone arches. An external door leads out to the front of the property and garden.

Separate sitting room with a large corner sofa seating six, and a wall-mounted Smart TV.

Cloakroom with basin and WC.

Large boot room/utility room with sink, washing machine, and separate dryer. Large storage cupboard with hanging rail. Separate access door to the front of the property.
 

ANNEXE BEDROOM

The large annexe bedroom sits across the external courtyard to the rear of the property, off the kitchen. This has a super king bed which can be configured to a twin, bedside tables, wall-mounted Smart TV, table and two chairs, a  sofa, and a chest of drawers.

Separate dressing room with ample storage and hanging space.

En suite bathroom with large walk-in shower (small lip to shower tray), heated towel rail, basin and WC.
 

FIRST FLOOR

Bespoke metal staircase with rope handrail. Please note this is fairly steep.

This leads to a top landing with study area/work desk. A door leads out to a large upper terrace with outdoor furniture.

Bedroom one with super king bed which can be configured to a twin, bedside tables, wardrobe with hanging and storage space, armchair, and a wall mounted Smart TV.

Generous en suite bathroom with shower with rainforest head and separate mixer (step into shower tray), luxurious Victoria + Albert freestanding egg shaped bath, heated towel rail, wrap around peg rail for towels and hanging items, basin and WC.

Bedroom two with super king bed which can be configured to a twin, bedside table, wardrobe with hanging space and storage.

En suite bathroom with large shower with rainforest head and separate mixer (step into shower tray), heated towel rail, basin and WC.
 

OUTSIDE

Wrap around garden which is enclosed. To the rear is a combination of patio and raised planters, along with a small lawned area. This has outdoor seating and a Weber charcoal barbecue. Beech hedging separates the garden from the adjacent barn areas.

The front of the property is gravelled with bench seating and a raised fire pit. A front gate leads to the shared courtyard.

There is an outside tap to the side of the property. No secure external storage is available.

From the first-floor landing, a door leads out to an upper terrace with outdoor furniture.  This looks over the barn to the rear and Brinkburn estate parkland to the left.

Guests are welcome to explore the surrounding estate - the lovely river walk loop trail is a must!

Guests can park immediately to the front of the cottage in the main courtyard to offload/upload. Guests should then park in the designated parking space on the other side of the courtyard beyond the office and row of cottages.


 

Location

Located in the heart of Northumberland, Rothbury promises a relaxing escape spent surrounded by rolling hills and the meandering River Coquet. This traditional market town, built from mellow sandstone, is home to a vibrant high street with an array of independent shops, cosy tearooms, and welcoming pubs.

History enthusiasts will find plenty to keep them occupied in Rothbury. The town is near the famed National Trust property of Cragside House, the first home in the world to be lit by hydroelectricity. This marvel of the Victorian Gothic Revival, surrounded by beautiful gardens and towering trees, showcases the innovative spirit of Lord Armstrong and is the perfect spot for a day trip.

The surrounding area is sure to delight nature lovers and explorers. The Simonside Hills, the Cheviot Hills, and the Northumberland National Park are all within easy reach, providing ample opportunities for hiking and cycling. If you'd like to experience some sea air, the historic fishing villages and wide sandy beaches of the Northumberland Coast Area of Outstanding Natural Beauty, such as Alnmouth and Warkworth, are also just half an hour away.

      Wi-Fi is available and is a good speed. Mobile coverage is very limited in the property and surrounding estate, but guests are able to make Wi-Fi calls. In an emergency, a landline is available in the Estate Office during opening hours.

Dog Friendly

Two dogs accepted (£35 fee per dog). Dogs are not allowed in the bedrooms or on the furniture.

Important Information

The Dairy is a detached property which sits at the main entrance to Brinkburn Estate alongside four other cottages which are also used for holiday letting. The small estate office sits directly opposite in the front courtyard area.

There are barns to the right of the property, off the main courtyard, which are used for a variety of activities, including retreats and classes/workshops in yoga, pilates, tai chi, reiki and other holistic and wellness therapies. Evening supper clubs are also hosted here. As such, you may see visitors passing through the front courtyard to reach the barn venues to the right of The Dairy. Guests are welcome to join classes and activities, but pre-booking is essential. For dining for larger parties booking a number of properties on the estate, the barn areas can be booked separately at additional cost directly with the owners, subject to availability.
