A fairytale cottage encompassed by verdant gardens and forests.

Tucked away within the lush hills and woodlands of Upper Tweeddale, this soothing cottage is everything a country bolthole should be. Belonging to the Kailzie Estate, it lies within easy reach of its stunning gardens which feature a glorious walled garden, glasshouses, wild gardens, centuries-old trees and burnside trails which evolve throughout the year. Here you can settle in and reattune to the natural world – whether you’re surrounded by carpets of snowdrops, blooming rhododendrons, summer borders, fragrant roses or autumn leaves.

Climb four steps to the side of the cottage and enter the airy hallway, through which the living room lies to the left. Large windows and a neutral colour palette make this a bright and relaxing place to rest and socialise, complete with an inviting dining table to gather for meals as the wood burner casts the room in a warm and flickering light. Next door, you can enjoy cooking and baking in the stylish kitchen while taking in the views across the cottage garden.

On the opposite side of the hallway you’ll find the bedrooms, one with a king size bed and the other with twins, both decorated in similarly calming tones with subtle panelling and cosy furnishings. The family bathroom is spacious with refined black fittings, a rainforest shower, and a roomy bath for spending relaxing evenings.

Outside, the large and enclosed lawn boasts views out to the Cardrona golf course and is ideal for garden games and leg-stretches for your dog, while the patio furniture creates a tempting spot for morning coffees and aperitifs alike. A short drive will take you into the wider grounds on the estate – including its own Tweed fishing beat or nearby lochan. You’re also spoilt for choice for beautiful scenery further afield with Glentress Forest, the gardens at Dawyck and the ancient woodlands in the Tweed Valley all on your doorstep.

ADDITIONAL ACCOMMODATION

For guests looking to holiday together but enjoy their own space, Honeysuckle Cottage can be let in conjunction with Stables Cottage, sleeping 2, Grooms Cottage, sleeping 2, The Hayloft, sleeping 2, and Coachman's Cottage sleeping 4 (pet friendly). These cottages all sit within the Kalizie Gardens courtyard complex, located 1 mile from Honeysuckle Cottage, with Coachman's Cottage, Stables Cottage and Grooms Cottage next door to each other in that order and The Hayloft sitting on the opposite side. All these cottages sit under the same ownership as Honeysuckle Cottage.

FISHING ON SITE

Salmon fishing on the Estate's private beat of the River Tweed extends to some 1.75 miles and can be arranged on request.

GROUND FLOOR

Four steps up to the side access door, leads directly into the hallway.

OUTSIDE

Large enclosed lawned garden with patio area and garden furniture. There is secure storage for bikes and outdoor kit. A barbecue is not available.

The garden looks directly onto the sixth fairway of the Cardrona golf course - and you can walk over the fairway (entrance behind back of Honeysuckle garden) and you will come to a bridge over the River Tweed leading to a multi user pathway where you can cycle or walk to Peebles, Glentress and Innerleithen. Directly opposite the cottage, is access to the Forestry Commission Cardrona Forest Park, with direct access to walking and cycling trails.

The cottage sits in the same ownership as Kailzie Estate and Gardens, and a short walk or drive (1 mile) will take guests directly into the estate. Guests have access to the wider grounds with over 20 acres of gardens and woodlands. This includes the Courtyard Café; a shop offering local produce, gifts and plant sales; a children’s nature trail; an 18 hole putting green; pétanque; and a fishing lochan which is well stocked with Rainbow, Blue, Tiger and Brown Trout. There is also a bait pond which is ideal for beginners and youngsters. Complimentary tickets are provided to the gardens. Please note, seasonal opening times apply from September - Easter; please check the Kailzie website for details.

Ample private parking in the large gravelled courtyard to the side of the cottage.

Location

Located in the picturesque Tweed Valley, Peebles is a charming market town that combines stunning scenery with historic character. The surrounding landscapes are home to must-visit destinations for a number of outdoor pursuits, from fishing to mountain biking and golf, while the town itself boasts a delightful array of independent shops, pubs, and restaurants.

The forests of Glentress and Innerleithen are renowned for mountain biking, ranging from family-friendly trails to world-class downhill routes. Walking enthusiasts can enjoy tranquil hikes through seven forests in the Tweed Valley or along the banks of the River Tweed – one of the finest rivers in the country for salmon fishing. The nearby Traquair House, the oldest inhabited house in Scotland, is a fascinating site for history enthusiasts, while Kailzie Gardens is home to stunning glasshouses, formal gardens, and a woodland which blooms with carpets of snowdrops and bluebells.

Foodies can enjoy everything from chocolate-making workshops to fine dining experiences in Peebles. Nearby, the village of Innerleithen also boasts a variety of local facilities, including a butcher, gourmet pie shop, and ice cream parlour, while Broughton and Biggar also feature an array of eateries and shops. Plus, if the city lights are calling, the capital city of Edinburgh is also only a 40-minute drive away.

We had a wonderful stay in honeysuckle cottage, thank you. The cottage was very well equipped and comfortable. The enclosed garden was perfect to enjoy the sunshine and for our dog to enjoy! We particularly enjoyed exploring the area including the nearby forest walks and it was lovely to have access to Kailzie gardens and fishing. The gardens were beautiful and a perfect place to enjoy a cup of tea and scone at the Courtyard cafe. We hope to return again soon!
