A stylish farmhouse on the fringe of Northumberland National Park, perfect for get-togethers or multi-generational family gatherings.
A detached, stone-built farmhouse set within Harwood forest near Rothbury, Harwood House offers immaculate interiors, around four acres of private grounds, a tennis court, outdoor kitchen, gym, sauna, hot tub and games room.

Well suited to families, multi-generational groups and celebratory stays, Harwood House offers entertaining space on an impressive scale. With plenty of spaces to explore, you’ll find the perfect spot for everything from a quiet game of cards to energetic hide and seek hunts. A choice of inviting living spaces includes a formal sitting room and dining room, a light-filled garden room and a second, smaller dining room - equally suited to sociable suppers or competitive board games. A study makes working away a practical option, while relaxation time is well catered for with a pool table and a mezzanine snug.

If you’d prefer to escape and enjoy some well-earned alone time, make full use of the dedicated wellness area – a peaceful retreat designed for pure relaxation. Unwind in the soothing sauna and hot tub or keep active in the fully equipped commercial grade gym.

The split sleeping accommodation is perfectly arranged for two families or those seeking a little more privacy. In the principal wing you’ll find an opulent en suite master bedroom, two further double bedrooms and a family bathroom. A separate staircase from the games room leads to a self-contained annexe, complete with its own small kitchen and dining area. Here, there’s an en suite double bedroom and a second twin bedroom, with access to the ground floor shower room.

Outside, you can enjoy around four acres of grounds and spectacular 360-degree views over the forest. Highlights include a full-size hard tennis court and generous stone terrace, which is home to a well-equipped outdoor kitchen complete with barbecue and pizza oven, ideal for al fresco dining in the summer months. Wooden loungers under a sail canopy provide a relaxing seating space for warmer days.

The expansive, manicured lawn is perfect for garden games, there’s a woodland walk to explore, a wishing well and plenty of opportunities for games of pooh sticks in the stream that borders the garden. To the front of the house, you’ll find an attractive courtyard which offers a lovely spot for morning coffee, accompanied by birdsong from the surrounding trees.

With your own private woodland escape offering so much to do on-site, it might be difficult to tear yourself away, but the local area is well worth exploring. Harwood Forest offers miles of walking and cycling routes from well-trodden paths to quieter trails. Despite Harwood House’s rural location, both the attractive towns of Rothbury and Morpeth are within easy reach.

GROUND FLOOR

Entrance hall with hanging space.

Large kitchen with flagstone floor, solid oak cabinets, granite worktop, breakfast bar with seating for four, two armchairs and door to the courtyard. The kitchen is exceptionally-well equipped to include a five-oven Aga and gas hob, Lacanche rotisserie, microwave, large fridge / freezer, Aga drinks fridge and dishwasher.

Triple aspect garden room with an atrium glass roof, four sets of French doors onto the terrace and garden, a freestanding wood burner, a three- and four-seater sofa, two armchairs, 75" television* and views of the garden.

Large, double aspect sitting and dining room with a patio door to the garden and fabulous views over the garden and Harwood Forest beyond.

Seating area with a three- and four-seater sofa and 75" television.*

Dining area with a dining table seating 10 guests, wood burning stove with fender seat and two armchairs.

Second dining room / games room with a round table to seat seven guests with traditional exposed stone walls and an attractive beamed ceiling. A selection of board games is provided.

Office with desk, beamed ceiling and door to the courtyard.

Games room with pool table and dart board (only for use by guests aged 16 or above).

Gymnasium with commercial grade equipment (only for use by guests aged over 16 and above at guests’ own risk), built in surround sound system and 55" television.*

Wellness suite (only for use by guests over 16 and above), with sauna to seat up to four people, hot tub to seat up to six people, open mosaic tiled shower, heated towel rail and door to courtyard.

FIRST FLOOR

The principal first floor accommodation is accessed via a staircase from the kitchen and comprises:

Bedroom one with super king size bed, large walk-in wardrobe, chest of drawers, 55" television* and views over Harwood Forest.

Concealed dressing / shower area with large walk-in shower with low level tray and rainfall head and two cupboards with hanging space and drawers. Please note this area is not a separate room.

En suite WC with basin and WC.

Bedroom two with double bed and large, fitted cupboards with hanging space and drawers.

Bedroom three with double bed and chest of drawers. Hanging space for this room is provided by the wardrobe / cupboard on the landing.

Both bedrooms two and three have wonderful views over the garden and forest.

Bathroom two with a Thomas Crapper suite incorporating a freestanding roll top bath with handheld shower attachment, basin, heated towel rail and WC.

Secondary accommodation above the games room and gymnasium comprises:

Mezzanine snug / TV room with 85” television and four-seater sofa.

Second small open plan kitchen / dining area with electric double oven and gas hob, Belfast sink and fridge / freezer. Seating area with electric fire. Door to steps down to the courtyard.

Bedroom four with king size bed, chest of drawers and hanging space provided by hooks and coat hangers.

En suite shower room with walk in shower with low profile tray, basin, heated towel rail and WC. 

Bedroom five with twin beds, wardrobe with drawer below and views over the courtyard. (NB This bedroom has use of the shower room on the floor below adjacent to the games room and gym).


OUTSIDE

To the rear of the house is an extensive lawned south facing garden surrounded by mature trees and planting. The wider grounds include a short woodland walk, fruit trees, a vegetable patch, a wishing well and a stream which runs along the boundary. There is also a full-size hard tennis court. A selection of rackets and balls are provided.

Parties with children and dogs should be aware that in addition to the stream, there is a pond in a fenced area to one side of the garden with two resident geese.

To the rear of the house is a wide stone terrace with an outside kitchen with a charcoal barbecue, pizza oven, outdoor heaters, Belfast sink, 50" television,* fridge, freezer, a drinks cabinet and a dining table and chairs to seat 10 guests.

Adjacent to this is a relaxed seating area with two wooden loungers under a sail canopy.

To the front of the house is an enclosed courtyard and extensive parking area. There is secure external storage provided for outdoor kit in a lockable garage in the courtyard. Please note that the other farm buildings are not accessible to guests - no access is required to these when guests are in residence.

*Please note that the televisions throughout the house are for streaming only, not live TV.

Location

Harwood sits in a wonderfully secluded setting in the heart of one of Northumberland’s great forests yet remains within easy reach of some of the county’s most characterful market towns, historic houses and sweeping coastline.

To the north-west, Rothbury – around 19 miles from Harwood – is one of Northumberland’s most picturesque market towns. Set amongst rolling hills and crossed by the gentle River Coquet, it has independent shops, cosy tearooms and traditional pubs. Nearby, Cragside House and Gardens, the extraordinary former home of Victorian inventor Lord Armstrong, offers enchanting woodland walks, dramatic landscapes and a fascinating glimpse into pioneering Victorian ingenuity.

Closer still, the magnificent Wallington Hall is one of the county’s finest National Trust properties, with grand interiors, beautiful walled gardens and extensive parkland and woodland trails to explore. Perfect for leisurely afternoons, it provides a wonderful day out for all ages.

Harwood is 14 miles from Morpeth, an elegant riverside town sitting just south of Northumberland National Park. Centred around its handsome high street and the winding banks of the River Wansbeck, Morpeth offers an appealing mix of independent boutiques, cafés, restaurants and historic buildings, alongside scenic riverside walks and a relaxed pace of life.

For those drawn outdoors, the surrounding landscape offers endless opportunities for walking, cycling and wildlife spotting, from the heather-clad Simonside Hills to the vast open beauty of Northumberland National Park. Meanwhile, the county’s celebrated coastline lies within easy reach, with charming seaside villages and glorious beaches at Alnmouth and Warkworth providing the perfect excuse for a day beside the sea.

Important Information

The gymnasium, sauna, hot tub and dart board are only for use by guests aged 16 years or over.

The televisions throughout the property are for streaming only – there is no live TV available.

There is a pond in a fenced area of the garden and an unfenced stream runs along the boundary of the property out side of the fenced garden area. Children and dogs must be supervised at all times.

There are two resident geese on the pond. Please keep dogs and children well away from the geese.

Harwood House is detached, sits within its own grounds and is not overlooked. The lane leading up to the house is only used for Harwood House, the neighbouring property and the Forest Commission depot.

For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.
