Located deep in Roman Wall country, East Cottage is a cosy bolthole for four with oodles of country charm, beautiful nature reserves and stunning landscapes on the doorstep.

Here you can relax on squishy sofas, toast marshmallows over the open fire, or pop your wellies on and head outdoors to pick fresh herbs and veg from the garden for supper, or perhaps say hello to farm animals Tulip, Betsy or Barty.

The interior is eclectic and charming, soothed by antique furniture and characterful features such as the bespoke iron spiral staircase, the mezzanine bedroom, the original dovecot in the bathroom and arrow-slit windows in the kitchen. The front door opens into a light open plan living area with a large south-facing window with a double aspect ceiling exposing the original roof beams. It also benefits from underfloor heating and an open fire to keep things cosy on cooler days.

The hand-crafted shaker style kitchen with granite worktops comes well equipped with all the essentials required of holiday living, including a traditional dresser with a wonderful collection of china and pottery. An aged pine dining table has seating for 6. A bespoke spiral staircase leads to an extremely pretty mezzanine double bedroom with Velux window for a spot of star gazing, as well as an additional twin bedroom and large shower room.

There is an honesty freezer for use by guests containing locally produced meats from the farm.

ADDITIONAL ACCOMMODATION

For guests looking to holiday together, this cottage can be booked alongside West Cottage, sleeping 4 and Middle Cottage, sleeping 2, The Hay Loft, sleeping 2 and The Showman's Wagon sleeping 2+2. The properties are located next to each other. Middle Cottage and East Cottage have a connecting door.

Property Layout

GROUND FLOOR

Open-plan living space with bespoke spiral staircase leading to the mezzanine first floor bedroom. The sitting room area features a large sofa and armchairs set around a large open fire. Flat screen TV with DVD player, CD stereo/radio, books and games. A large south facing window and glazed door leads out to a small private patio area.

The handmade kitchen with granite work surface is well equipped with large fridge/freezer, microwave, gas hob, oven, toaster, full size dishwasher and washing machine. There is a dining area with seating for up to six guests.

FIRST FLOOR

Bedroom one is mezzanine level with oak beams and Velux window. King size bed, two side tables.

Shower/wet room with waterfall shower, ample hot water, basin, WC and heated towel rail.

Bedroom two with twin beds, side tables.

En-suite bathroom with bath, basin, WC and heated towel rail.

OUTSIDE

There is a small patio area to the front of the property which sits in a shared courtyard. A shared garden nearby is available for guest use, including a vegetable garden and greenhouse where guests are welcome to pick fruit and veg when in season.

There is an nearby drying room available for use by guests including a tumble dryer, clothes airer and boot rack and hooks for outdoor gear or wet clothes.

There is a shared private parking area to the front of the cottage.

Location

The cottage sits in the hamlet of Gunnerton on a small 37 acre working farm in an area with a strong philosophy on good locally produced food. Here guests can help themselves to fruit and veg from the garden when in season, or purchase homemade jams, chutneys and rare breed Dexter beef from the farm.

The farm also has strong links with local suppliers such as the Pie Mill or Ridley’s Fish & Game where an order of delicious locally produced food can be delivered straight to your holiday home for arrival, or during your stay.

Just up the road is a village shop and country pub in Barrasford, or a short drive will take you to The Feathers, a fantastic artisan restaurant passionate about food provenance and renowned for its excellent regional food and relaxed friendly environment. Here you can sample the delights of Dexter beef supplied straight from the owners' farm along with a fine real ale.

A little further afield sits the pretty market town of Hexham (10 miles) characterised by its cobbled streets and historic architecture which offers quirky coffee shops, award winning restaurants and excellent local shopping. It also boasts its own racecourse, theatre, cinema, golf course and leisure centre, including a pool, running track and tenpin bowling alley.

    • Dog friendly
      Two well-behaved dogs are welcome (£30 fee per dog). They must be cleaned and dried before entering the cottage, are not permitted on the furniture, and must be kept to the downstairs, uncarpeted areas of the property. There is an outside kennel for use if required.

      A hairdryer is provided in each bedroom.
    • Heating
      Oil central heating throughout with underfloor heating throughout the ground floor. Wood burning stove in the sitting room.
    • Highchair
    • Horses welcome
      For guests who wish to bring their own horses, the farm has stabling for four horses, grazing paddocks, and day livery can be provided. Additional charges apply.
    • Linen & towels provided
      Feather duvets and pillows are provided but hollowfibre can be provided by arrangement.
    • Open fire/ Woodburning stove
      Initial basket of logs supplied.

      Wi-Fi is provided. Mobile signal can be variable but is generally good on the Vodafone and EE networks.

Important Information

East Cottage directly adjoins two other cottages in one long traditional Northumbrian sandstone building. Each cottage has its own front door and there is a shared courtyard to the front of the property. Each cottage works well individually but can be taken together to accommodate larger groups.

The owners live in a farmhouse to the side of the cottages and while they are on hand to help with any questions, they are equally respectful of guests privacy.

For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.

The farm has a Gold Award for Green Tourism and uses eco-friendly technology with its own wind turbine and solar panels which supply the electricity to the farmhouse and cottages.

Very comfortable at East Cottage, particularly enjoyed the excellent drying facilities. East cottage is a lovely little place in an idyllic setting. Very well equipped with everything we needed. The owners couldn’t have been more friendly and we all loved visiting their farm.

We had a wonderful time at East Cottage thank you. It was a charming place, beautifully presented including fresh flowers from the garden. We enjoyed cooking in the well equipped kitchen including a beef bourginion made with beef from the farm’s Dexter cattle. The cottage is well situated and has the added bonus of several restaurants nearby in the Good Food Guide and a number of pubs in the Good Beer Guide, one within walking distance. The owners were the perfect hosts, available if needed but not at all invasive. Crabtree & Crabtree lived up to their reputation of providing accommodation of the highest quality.
