An idyllic barn conversion set in Lower Wensleydale with exceptionally spacious living areas; perfect for family holidays and celebratory breaks.

Space abounds at East Lodge, a collection of handsomely converted rural barns in pretty Lower Wensleydale. Safe and secluded, this is a home that suits multigenerational family get-togethers just as well as large groups of friends.

Down a private drive within the sprawling Diamond Hill Farm, flanked by vintage Yorkshire scenery, this renovated complex is also arranged across a single storey and contains wet rooms – making it ideal, too, for anyone of limited mobility.

A series of connected spaces offer much room to socialise or spread out. That includes the country-style kitchen and its central breakfast bar, whose stools enable chit-chats whilst dinner is being prepared. In the open-plan living area, sofas surround the handmade brick fireplace and its log-burning stove as classic beams soar above solid oak floors in an adjoining dining area.

Neighbouring this is a bright, southerly-aspect conservatory that in turn leads to an enclosed courtyard featuring comfortable garden furniture. Back in the sitting room, expansive windows overlook a shrub-flanked lawn around which kids can gad about while parents perch on the terrace. Overlooked by no-one, this garden affords gorgeous views of the Hambleton Hills beyond rolling countryside.

Each bedroom has a large bed, or twin beds in one case. Two of the double rooms come with en-suite wet rooms; the remaining guests share an extra bathroom whose whirlpool bath is wonderfully soothing after days out.

As sunlight floods in, white walls emphasise the abundance of space throughout; on chillier days, however, geothermal underfloor heating and that wood-burner ensure everyone stays perfectly snug.

East Lodge is ideally positioned between the Yorkshire Dales and North York Moors National Parks; with both easy to reach by car, that puts an abundance of walks and historical sites on your doorstep, as well as Aysgarth Falls and Hardraw Force – waterfalls seen in the film Robin Hood: Prince of Thieves. There are also fine market towns such as castle-crowned Richmond, while the Forbidden Corner garden will enchant children and anglers, golfers and horse-riders are also in luck.

Within walking distance, meanwhile, is the community owned pub in Hunton. But you may not even get that far: amid the estate’s own 30 acres, lovely strolls through meadows lead to an idyllic woodland stream where tufted ducks, water hens, curlews, rabbits and hares can be spotted.

Property Layout

GROUND FLOOR

Entrance hall with a cloakroom and a useful utility room with washing machine, tumble dryer, iron and board.

The large, double height kitchen is one step down from the entrance hall with feature beams and equipped with an electric range cooker, electric hob and combination oven, dishwasher, fridge/ freezer and additional under counter fridge. This area also features a separate kitchen island with expansive workspace and a breakfast bar area with stools.  An additional seating area with four armchairs, a television and DVD player can also be found in the kitchen.

Spacious open plan living space with oak flooring throughout consisting of a separate sitting room and dining room. The lounge area comprising a large L-shaped sofa, three seater sofa and two armchairs and a feature brick fireplace with a wood burning stove. There is a Smart television with Freeview channels available and a CD player available on request. An exterior door leads directly on to the south facing terrace and enclosed lawned gardens. The adjoining dining area with feature beams, stone and brickwork has a table that seats ten comfortably, a welsh dresser and a sideboard.

The large conservatory area, with seating for eight, is accessed by a step up from the living room and has a southerly aspect leading to the private courtyard with garden furniture via patio doors.

A corridor leads from the living area to the sleeping accommodation where you find the Master bedroom with a super king double bed, fitted wardrobes, chest of drawers and large windows overlooking the terrace and gardens. The en-suite bathroom has a shower wet room, WC, towel heater and basin.

OUTSIDE

East Lodge has its own private gravel driveway secured by a wooden gate. The enclosed lawns and gardens wrap around the property on two sides and can be accessed from the living room directly. There is wooden exterior furniture provided a charcoal barbecue available. There is a private courtyard with garden furniture which can be accessed from the conservatory via patio doors or by the arched covered entrance way. Bicycle storage can be arranged on request.

There is ample parking in the private gravel driveway and completely level access into the conservatory and kitchen.

Location

Superbly located along a private drive on a farm estate within 30 acres of its own grass and woodland, East Lodge sits on a slight elevation affording stunning views across the surrounding countryside and further onto the rolling Hambleton Hills. Although in a rural setting, you can walk to the local community owned pub which is 1.5 miles away or hike further afield to Patrick Brompton and Akebar with its real ale pubs and restaurants.

East Lodge is easily accessible for those travelling from either the north or south with the A1 just seven miles away. The gateway town of Leyburn also lies just 15 minutes west of East Lodge and is set in the heart of Wensleydale. Leyburn is the perfect spot to pick up the essentials for your stay as it offers a good choice of local shops, restaurants, cafés, and even a cinema. There are also banks, a post office as well as its celebrated Friday market.

The quaint town of Masham is within easy reach with two award-winning butchers, a grocer, bakery, small supermarket and a monthly farmer’s market (on the 1st Sunday of the month), making it a great spot to stock up on local produce for your stay. Further on from here and you can visit the cathedral city of Ripon which is just 11 miles away with so much to offer including the magnificent 7th-century cathedral, many museums, independent shopping as well as a popular market every Thursday full of artisan sellers and local produce.

York, a vibrant festival city with Roman roots and a Viking past, is well worth a day trip from East Lodge. Just an hour’s drive away and you can visit cobbled alleys, Victorian tearooms, haunted pubs and the unmissable medieval York Minster. There are cutting-edge art galleries, a plethora of museums and, with exciting events every day and inspiring festivals every month, it is worth visiting at any time of the year.

We booked East Lodge for a family “get together” and with an age range of 18 months to 71 years it was perfect for the occasion. Its extremely comfortable, open plan layout meant that we were able to find a quiet corner to read and still be part of the “action”. The cottage is extremely well equipped with the best quality kitchen utensils and has the highest standard of cleanliness that we have experienced in recent years in a holiday let. The property is perfectly situated to explore the Yorkshire Dales and Moors and the Yorkshire coast is not too far away. The owners are friendly, perfect hosts.
