A sophisticated two-bedroom apartment in the heart of the market town of Kelso.

Situated just off the central square in the pretty market town of Kelso, The Penthouse at Kelso House is a dog-friendly duplex apartment with numerous attractions and amenities on its doorstep. It lies just moments from the ruins of what was once the mightiest monastery in the Scottish Borders and from The Tweed – one of the finest rivers for trout and salmon fishing in the country, with picturesque banks which are perfect for relaxing dog walks or summer picnics.

Inside, a ground-floor hallway provides ample storage space for coats and outdoor kit. The apartment lies up on the third floor, where you’ll enter into a bright open-plan living area with a comfortable sofa, armchairs, and a TV. The elegant kitchen features smart grey cabinets with eye-catching bronze accents, an induction hob, and a large island with breakfast bar seating. To the side, a circular dining table with seating for four sits beneath a window. Perfect for spending unhurried time together preparing and sharing meals, the space has been thoughtfully designed with laid-back socialising in mind.

A bright shower room sits off the open-plan living area, while the two inviting bedrooms with en suite bathrooms sit up the staircase on the upper floor. The first bedroom features cosy woollen textiles and a super king size bed (which can also be configured as twins) with a russet-coloured headboard and tweed curtains. Large windows fill the room with natural light, keeping it warm and inviting and a modern en suite shower room with a rainforest head shower lies next door. The second bedroom is also fitted with a super king sized bed (which can also be configured to two twins as required), this one has a patterned headboard and a soothing green throw and an en suite with a separate bath and shower, making it a restful place to unwind after a busy day.

Located in the centre of town, The Penthouse at Kelso House has numerous coffee shops, supermarkets, and restaurants within easy reach making it easy to nip out and indulge in a hearty lunch, or to pick up some local goodies for dinner back at the apartment. If local history, rather than local delicacies are more up your street, both the ruins of Kelso Abbey and the impressive – and still inhabited - Floors Castle are a scenic walk from The Penthouse. There are many more fortified towers and ruined abbeys dotted throughout the nearby rolling countryside, though you’ll need a car to access these. Please note that there is no private outside space or designated parking for The Penthouse, however, there is ample free public parking nearby at The Knowes car park which provides easy access to the centre of town as well as to the beauty of the surrounding countryside.

ADDITIONAL ACCOMMODATION

Should you wish to travel in a larger group, The Linen House (sleeps 10) and The Scott Apartment (sleeps 4) sit under the same ownership and are located off the square, just moments away from The Penthouse at Kelso House. The Linen House & Scott Apartment can also be booked as a combined unit (sleeps 14).

This is a duplex apartment which sits on the third and fourth floor of the building, with a private internal stair. 


GROUND FLOOR

Access from the street into an inner hallway with storage space for outdoor wear and kit.

THIRD FLOOR

Open-plan living area with a double sofa, two armchairs, and a wall-mounted Smart TV. This leads into the kitchen with island unit and two breakfast stools. The kitchen has an induction hob, electric oven, dishwasher, fridge freezer, integrated microwave, and a combined washer dryer. Dining area with table and seating for four. 

A separate bathroom sits off the open plan living space. This has a rainforest head shower with separate mixer, a heated towel rail, basin, and WC.

FOURTH FLOOR

Two bedrooms with en suite bathrooms sit on the fourth floor.

Bedroom one with super king size bed (this will be set up as a super king as the default but can, on request, be configured to twins), chest of drawers, wall mounted Smart TV.

OUTSIDE

The Penthouse Apartment sits in the town centre and benefits from a wide range of local amenities, including cafes, pubs, and restaurants on the doorstep. There is no private outside space, but the property sits close to the riverside for walking and exercising dogs. There's a park, cricket green, and skatepark nearby in Shedden Park.

There is no external lockable storage, but some provision may be possible in the large storage cupboard off the inner access hall on request. 

There is ample public parking nearby at The Knowes car park which is free of charge.

Location

The delightful and historic town of Kelso sits at the confluence of the Rivers Tweed and Teviot and is home to the majestic Floors Castle – the residence of the Duke of Roxburghe – and a famous racecourse. A popular destination for fishing and history enthusiasts, it was described by Sir Walter Scott, whose house of Abbotsford is less than a half-hour drive away, as ‘the most beautiful, if not the most romantic village in Scotland’.

Today, the town retains much of its original charm with a range of independent shops, including an excellent deli, butcher, and baker, as well as a monthly Farmer’s Market held in its pretty square. There are two larger supermarkets in the town for all of your holiday needs, as well as plenty of options for dining-out. A cultural and sports hub in the south of Scotland, Kelso is also home to a number of important equestrian, cycling, and rugby events throughout the year, so you’ll have no shortage of activities to fill your holiday.

A little further afield, the popular nearby town of Melrose is home to further shops and restaurants. For day trips, explore the rooms and gardens of Floors Castle, wander scenic walking routes teeming with wildlife, and delve into the history of Kelso Abbey, Jedburgh Abbey, Dryburgh Abbey, and Melrose Abbey. The museums and thriving food scene in Edinburgh are also only an hour away, as are the golden sands of the heritage coastline.
