Tucked away at the end of a tree lined drive, the splendid setting of this large country house is sure to make an impression as your eye is drawn towards spectacular views beyond.

Mossfennan House with Annexe, a Category B-listed residence harking back to the 18th Century, was originally built as a traditional farmhouse and subsequently extended and remodelled on a grander scale. It sits in glorious isolation high in the hills of Tweeddale, yet is easily accessible thanks to its good road links. With six bedrooms, it is ideal for large gatherings and celebrations, while the proximity of excellent mountain biking and walking in the undulating hills makes it a wonderful base from which to enjoy outdoor pursuits.

From the moment you step through the front door into the wood-panelled entrance hall, the feeling of space is apparent. An inviting snug with open fire, TV, games and books is accessed directly from the hall which then leads to a large kitchen with Rayburn range cooker.

The impressive dining room has a Victorian claw foot dining table able to seat 12 guests and a large bay window framing the magnificent panorama of the tree-strewn Tweed Valley. A glazed door provides direct access to the terrace outside, where the babbling burn running down the edge of the garden provides a charming soundtrack to leisurely alfresco breakfasts or lunches.

The corniced drawing room on the first floor is light and airy, equally well-suited to socialising or reclining in one of the deep, squishy armchairs with a good book. Whichever you choose, the tasteful blend of contemporary and antique furniture has been perfectly positioned to ensure that the rolling hills and lush forest are drawn into the room, while the open fire maintains a warm glow in the room long after the sun has gone down.

Each of the six bedrooms has its own character and charm, with the master notable for its four-poster bed and exquisite views, best enjoyed from the window seat.

If you venture beyond the extensive gardens, you’ll find exceptional hill walking right on the doorstep, with mountain biking and hire available at the world class 7Stanes at Glentress Forest Park near Peebles. Trout fishing and shooting in the vicinity can be arranged while Stobo Castle Health Spa and Dawyck Botanic Garden are just a short drive away.

OUTSIDE

Mossfennan House is set well back from the road in just under 6 acres of grounds.  An expanse of lawned garden runs around the front of the house and down to the paddock which drops away beyond.  To the right of the property is a woodland garden and parents with young children should be aware that this includes a gully with a small burn running down towards the Tweed.  This is lined with mature trees which screen the house from the working farm.  Accessed from the kitchen is a terrace with outside dining table and chairs (seats 8) and barbecue.

There is a games room for guests' use located in the nearby steading. This spacious space contains a pair of table-tennis tables, a table-football table and comfortable sofas — ideal for socialising or rainy days.

There is a spacious parking area to the front of the property.

Location

The village of Broughton is a short drive away (3 miles) and offers a general store, garage, a tea room and a country pub. Slightly further afield are the towns of Biggar, Peebles and Moffat, each of which offer a wide range of attractions and eateries, including The Big Red Barn which is a particular highlight for a casual breakfast or lunch. Groceries and holiday essentials can also be picked up in any of these nearby towns, where a range of supermarkets and independent shops are on offer.

Biggar (10 miles) has an excellent fish and chip shop, and for eating out in Peebles (14 miles), Osso (featured in the Michelin Guide) has an all-round reputation with everything from coffee and cake, delicious lunches or cosy evening dining with a crisp G&T perhaps! Alternatively try Coltman’s Kitchen which is renowned for its friendly hospitality and a range of fantastic deli produce.

The Little Things We Love

An ideal spot for entertaining with plenty of space both inside and out.

Don't take our word for it...

Had a lovely stay, house very comfortable and well equipped. Beautiful location, weather was fabulous (very unusual this summer) therefore made the most of the garden and enjoyed the spectacular views. Peebles highland games a very unexpected bonus!

My 60th Birthday get together. Wonderful house! Magical space to be able to sperate families and young children. Weather good so didnt't need the games room. Will come back when grandchildren are older to get the full benefit of the walking and scenery around here.

Don't take our word for it...

A fantastic house in which to bring together family from Canada, South Africa and Scotland. We enjoyed marking an 80th birthday and the children made excellent use of the games room. A beautiful peaceful setting. Day trips to Peebles, Traquair House and Fruid Reservoir were much appreciated. We loved the open fires including the dog!

Fantastic stay, our first nights as an extended family for months. Such a beautiful location and local amenities. Thank you.

Don't take our word for it...

A beautiful house in a stunning setting! My husband and our otterhound have walked for miles and climbed most of the local hills including the highest. We've entertained two relatives and two friends and we've all enjoyed it immensely. The best food shops are in Peebles which has a super fishmonger - I've never eaten such fresh cod - good butcher and baker. Our penultimate day was sunshine from dawn to dusk and we sat for hours simply looking at the view.

Great house, great location for first family get together away since the start of the pandemic. House and grounds excellent for such a gathering from grandparents to grandchildren. Weather a bit mixed but minor detail. Lots to do and see in the area. We would thoroughly recommend a visit and stay in this beautiful house located in stunning Scottish Borders county.
Ms Birch
The house is delightful and has been perfect for a group of nine friends. The lounge, dining room and upstairs sitting room have been well used and the view from the upstairs is stunning. The John Buchan Way is well recommended.
Macleod family
We had a wonderful stay catching up with friends. A good combination of relaxing (even sunbathing on the hottest September day in 115 years) and activities - canoeing, mountain biking and lots of walking. The house had everything we could need for entertaining 7 grown ups, a toddler and a dog. Thank you for an amazing stay!
Winskell family
Fantastic 4 day break in this beautiful house. We were blessed with unbroken sunshine in which to enjoy the beauty of this area. Would highly recommend the John Buchan Way. It was totally breathtaking, through such beautiful scenery and we didn't see a soul for 9 miles. Have had the best time and would hope to return!
Forbes family
What a fantastic week we have had! The house is spectacular and the views are stunning. We could have easily stayed another week! The facilities are excellent and we will definitely be back next year. A very special place to have a family reunion. Thanks again.
McMullan family
Thanks for a brilliant stay! We've had a fabulous time here. The house is beautifully opulent and very well equipped. What a place for a family reunion during the pandemic - stunning views! We even enjoyed the very noisy sheep. We've done several walks in this beautiful countryside.
Stannard family
We've had a great week here. The house is so comfortable and very well equipped - best kitchen ever! Enjoyed the loop walks opposite the house.
Houten family
We had such a restful time here - what a gorgeous location and a stunning house. The boys loved climbing the nearby hill and the games.
