A beautifully converted mill full of charm, offering a peaceful countryside escape in the heart of the Scottish Borders and within easy reach of the bustling market town of Kelso.

Nestled in a charming rural setting with the distinctive three peaks of the Eildon Hills on the horizon and the gently flowing Mill stream close by, The Threshing Mill Cottage is an ideal retreat for families and groups looking to relax and unwind in the Scottish Borders.

Once two individual cottages – The Wheel House and The Mill House – now seamlessly connected by an inner linking door, the property has been transformed into a spacious and thoughtfully designed single cottage, offering ample space for socialising and quiet relaxation alike.

On the ground floor are two generously sized living rooms, both stylishly decorated in warm tones accented by bright, bold fabrics and throws. One of the two living rooms benefits from large French doors opening directly onto the garden, giving you easy access to enjoy the large garden throughout the seasons.

The cottage features two well-equipped kitchens, offering flexibility for larger groups, though the bright and spacious main kitchen has a large farmhouse table, making it the hub for cooking, dining and planning the next day’s adventures.

Moving upstairs, you’ll find four beautifully presented bedrooms, two in each side of the cottage. Each bedroom boasts its own en-suite bathroom, and all are decorated in a soft, soothing style. On one side, there’s a bedroom with a king size bed as well as a twin room, while the other side of the house features another king size bedroom plus a bedroom with zip-and-link beds, providing multiple options for a variety of family or group configurations.

Outside, you’ll find the pretty, sheltered lawned gardens surrounded by colourful shrubs and dappled light from the bordering woodland. In the spring, bluebells and daffodils abound, while there are plenty of spots for soaking up the sun in the summer. Tucked away from the main garden, there are also some more secluded areas, perfect for enjoying the tranquillity while listening to birdsong and the babble of the nearby stream.

Families will also appreciate the separate games room, which is equipped with table tennis, table football and a Nintendo Wii, along with a selection of board games and books, ensuring there’s plenty to keep children – and adults – of all ages entertained, whatever the weather.

If you require two bedrooms or less, there is a low occupancy option available to book, The Mill House , which sleeps 4.

GROUND FLOOR

An internal door located on the ground floor connects what was originally two individual cottages.

The Wheel House sitting room with one two seater and one three seater sofa, flat screen TV and DVD player, French doors leading out to the patio area and garden.

Three steps down to lower hall and kitchen.

Kitchen is fully equipped with electric oven, ceramic hob, fridge, dishwasher, microwave. Dining table with seating for eight. An additional table is available upon request. Washing and drying facilities are provided in an external laundry. A freezer is available for use in an external outbuilding.

Cloakroom with WC and basin.

The Mill House sitting room with two double sofas and armchair, large flat screen TV and DVD player, dining space with seating for four. There is an access door leading straight into the steading courtyard.

Kitchen is fully equipped with electric oven, ceramic hob, fridge, dishwasher, microwave.

FIRST FLOOR

The Mill House:

Bedroom one with fixed 5’ king size bed, side tables, armchair, chest of drawers, wardrobe.

Bedroom two with zip and link beds, which can be set up as a 5'2" king size double or 2'6" twin beds, as preferred. Side tables, and hanging rail.

OUTSIDE

There is a large open lawned garden with outside furniture to the front and side of the property which extends down to the mill stream and woodland. It should be noted that this is not fully enclosed.
 

General:

Secure private storage for outdoor gear and bikes is available on request. Rod racks are provided for fishing parties. A freezer is also available for guest use. There is a games room with a WC which is available for guest use. This has a table tennis table, a football table, Nintendo Wii and a selection of indoor and garden games.  A laundry facility with two washing machines, two tumble dryers, and a Belfast sink. A charcoal barbecue can be provided on request.

Location

You will find excellent local amenities in the thriving market town of Kelso (6 miles), set around a charming cobbled square. The town is home to a super range of independent shops where you can indulge in a little retail therapy, or purchase fresh local produce and holiday provisions from quality traders.

There are some excellent pubs and restaurants for dining out or for light lunches, you will find plenty of tempting treats in the many cafes in the town, including Cafe U or the Terrace Cafe at Floors Castle.

The cottage is also 5 miles from St Boswells, which boasts the fabulous, award-winning Mainstreet Trading bookshop, café, deli and antiques shop, the excellent Hunters Stable in the centre of the town and Brew coffee shop behind the Buccleuch Arms. There is also a good butcher's and the Borders Gunroom. The incredibly picturesque town of Melrose is also just a short 12-mile drive.

Important Information

The owner's property is immediately adjacent to the old Threshing Mill, and while they are on hand to help guests with any aspect of their stay, they are completely respectful of their privacy.

For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.
