Here you can unwind with a coffee and the morning paper and watch the world go by from the large floor to ceiling window overlooking the cobbled market square, or head outdoors to experience friendly hospitality, top-notch fishing and golfing, and some wonderful walks amidst beautiful countryside, historic castles and grand stately homes.

Accommodation
The Square is a third floor apartment with no lift access and as such, would not be suitable for guests with restricted mobility.
Open-plan living/dining area with two large double sofas and wall mounted flat screen TV with Freeview. The dining area with large oak table and bench seating seats six comfortably and benefits from wonderful views over the cobbled town Square.
The compact kitchen is well-equipped with ceramic hob, electric oven, microwave, small dishwasher, fridge/freezer. A washing machine and dryer sit separately.
Bedroom one with fixed double bed, side cabinets and double wardrobe.
Bedroom two with two 3' single beds as required. Hanging space, side tables.
Family bathroom with bath and shower over, basin, WC, heated towel rail.
Outside
There is no private outside space.
There is a substantial bike store nearby which is fully secure and complimentary for guest use. This also allows each bike to be individually locked within the unit.
Parking
Please note that the property has no private parking provision. Guests can park in an off-street parking area just around the corner from the property or on the street.
Babies & Children
A travel cot and highchair are available on request. Cot bed linen supplied.
Dogs
One well-behaved dog is permitted at a cost of £25 and must be kept to the uncarpeted areas of the property and under no circumstances should they be allowed on the furniture.
Guest amenities
Bed linen and towels are supplied and a hairdryer supplied in each bedroom. Guest toiletries and hand soaps are provided.

Gas central heating throughout which is thermostatically controlled.
Guest privacy
Sitting high above the town square there should ordinarily be limited associated street noise. It is important to note that the town can get busy during special events in Kelso. Please contact us if you have any concerns.

Location
Sitting right in the centre of Kelso overlooking the town hall, guests can enjoy all the amenities of this busy market town with its pretty Flemish style square and rich Georgian and Victorian architecture. You will find excellent local amenities here with plenty of pubs, restaurants and coffee stops to choose from as well as a fine range of independent shops where you are guaranteed a warm welcome. For provisions the town is served by two excellent butchers’ shops, a fishmonger, a super deli, and a number of bakeries, while two large supermarkets sit nearby for all of your holiday needs.
For dining-out, The Cobbles and The Contented Vine are highly regarded for their food and friendly atmosphere, or for light lunches you will find plenty of tempting treats in the many cafes in the town - including 'Off The Square'; the Hoot ‘n Cat; Cafe U or the Terrace Cafe at Floors Castle.
Activities
The apartment is available for short breaks as well as weekly lets, allowing guests to take advantage of the many events taking place across the area such as the regular National Hunt Race meets at Kelso Racecourse, the Floors Castle Horse Trials, the Massed Pipes and Drums, the Open Golf Championships at the Roxburghe, Antique Fairs at the Border Union Showground, or the fantastic Borders Book Festival or Walking Festival.
Floors Castle, the magnificent home of the Duke and Duchess of Roxburghe is just a fifteen minute walk from the property where visitors can take a tour of the castle led by knowledgeable guides who will introduce you to the history of this exceptional residence and its priceless collection of fine art, tapestries and porcelain. Indulge in an afternoon cream tea at the Terrace Cafe, take a wander through the beautiful grounds of the estate and the pretty walled garden centre, followed perhaps by a visit to the stately homes of Manderston, Mellerstain, Paxton House or Abbotsford which are all within a half hour drive.
For outdoor sports, the town is synonymous with fishing, sitting on the confluence of the rivers Tweed and Teviot, and has several prime beats on the doorstep in addition to some excellent and reasonably priced fishing on the Teviot system. For golf enthusiasts, Kelso Golf Club is an attractive parkland course resting on the edge of the town while the sublime Roxburghe Championship Course sits just 3 miles from the property - recently voted 6th best course in Scotland by readers of the country’s best selling golf title.
The area has endless opportunities for walking and cycling with hundreds of miles of quiet country lanes, way-marked routes and forest trails to explore from short gentle meanders to long distance trails, taking in the outstanding scenery of the Cheviot Hills, the Pennine Way and Dere Street. The Borders Abbeys Way takes in the magnificent monastic ruins of Kelso Abbey, while the Kelso to Roxburgh circular is a scenic 3 hour walking route taking in historic sites of interest and plenty of wildlife spotting opportunities along the way.
For family friendly activities, Shedden Park has a play park, skate park and plenty of green open space for running around, while a swimming pool, fitness studio, gym, and tennis courts all sit just a five minute walk from the property. The town has an ice-rink which is open during the winter months for curling and skating, and a dance studio sits nearby with everything from hip-hop to jazz.
A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz & Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city.
