Tucked away at the end of a tree lined drive, the splendid setting of this large country house is sure to make an impression as your eye is drawn towards spectacular views beyond.

Mossfennan House with Annexe, a Category B-listed residence harking back to the 18th Century, was originally built as a traditional farmhouse and subsequently extended and remodelled on a grander scale. It sits in glorious isolation high in the hills of Tweeddale, yet is easily accessible thanks to its good road links. With six bedrooms, it is ideal for large gatherings and celebrations, while the proximity of excellent mountain biking and walking in the undulating hills makes it a wonderful base from which to enjoy outdoor pursuits.

From the moment you step through the front door into the wood-panelled entrance hall, the feeling of space is apparent. An inviting snug with open fire, TV, games and books is accessed directly from the hall which then leads to a large kitchen with Rayburn range cooker.

The impressive dining room has a Victorian claw foot dining table able to seat 12 guests and a large bay window framing the magnificent panorama of the tree-strewn Tweed Valley. A glazed door provides direct access to the terrace outside, where the babbling burn running down the edge of the garden provides a charming soundtrack to leisurely alfresco breakfasts or lunches.

The corniced drawing room on the first floor is light and airy, equally well-suited to socialising or reclining in one of the deep, squishy armchairs with a good book. Whichever you choose, the tasteful blend of contemporary and antique furniture has been perfectly positioned to ensure that the rolling hills and lush forest are drawn into the room, while the open fire maintains a warm glow in the room long after the sun has gone down.

Each of the six bedrooms has its own character and charm, with the master notable for its four-poster bed and exquisite views, best enjoyed from the window seat.

If you venture beyond the extensive gardens, you’ll find exceptional hill walking right on the doorstep, with mountain biking and hire available at the world class 7Stanes at Glentress Forest Park near Peebles. Trout fishing and shooting in the vicinity can be arranged while Stobo Castle Health Spa and Dawyck Botanic Garden are just a short drive away.

GROUND FLOOR

Impressive entrance hall with original boxed seating and decorative fire place.

Dining room with seating for 12, decorative fire place and superb views.  Doors lead out to the terrace. 

Snug with two huge comfortable sofas with open fire, TV with Freeview, games and books.

Kitchen with electric double oven, oil fired Stanley stove with oven, warming oven and two hot plates, large fridge / freezer, dishwasher, kitchen table (seats 6) and door to garden.

Rear entrance hall with hanging space for coats.

Cloakroom with WC and basin and washing machine.

FIRST FLOOR

Spacious drawing room with ample seating, open fire and superb far reaching views, games / drinks table and desk.

Bedroom one 5’ king size four poster bed and chest of drawers.

Jack and Jill shower room with walk-in shower, basin and WC.

Bedroom two with 5’ king size bed, chest of drawers and fitted shelves.

Bedroom three with 3’ twin beds, desk and wardrobe.

Bedroom four with 3’ twin beds and chest of drawers. 

All of these bedrooms have hooks on the back of the bedroom doors and hangers, in addition to access to a shared built in wardrobe on the landing.  The fire places in the bedrooms are decorative only.

OUTSIDE

Mossfennan House is set well back from the road in just under 6 acres of grounds.  An expanse of lawned garden runs around the front of the house and down to the paddock which drops away beyond.  To the right of the property is a woodland garden and parents with young children should be aware that this includes a gully with a small burn running down towards the Tweed.  This is lined with mature trees which screen the house from the working farm.  Accessed from the kitchen is a terrace with outside dining table and chairs (seats 8) and barbecue. 

There is a games room for guests' use located in the nearby steading. This spacious space contains a pair of table-tennis tables, a table-football table and comfortable sofas — ideal for socialising or rainy days. 

There is a spacious parking area to the front of the property. 

Location

The picturesque Tweed Valley is one of the prettiest spots in the Scottish Borders and incorporates the National Scenic Area of Upper Tweeddale – one of forty such protected areas in Scotland. The charming market town of Peebles combines access to this stunning scenery with historic character, boasting a delightful array of independent shops, pubs, and restaurants, while the surrounding area is home to must-visit destinations for a number of outdoor pursuits, from fishing to mountain biking and golf.

The forests of Glentress and Innerleithen are renowned for mountain biking, ranging from family-friendly trails to world-class downhill routes. Walking enthusiasts can enjoy tranquil hikes through seven forests in the Tweed Valley or along the banks of the River Tweed – one of the finest rivers in the country for salmon fishing. The nearby Traquair House, the oldest inhabited house in Scotland, is a fascinating site for fans of history, while Kailzie Gardens is home to stunning glasshouses, formal gardens, and a woodland which blooms with carpets of snowdrops and bluebells.

Foodies can enjoy everything from chocolate-making workshops to fine dining experiences in Peebles. Nearby, the village of Innerleithen also boasts a variety of local facilities, including a butcher, gourmet pie shop, and ice cream parlour, while Broughton and Biggar also feature an array of eateries and shops. Plus, if the city lights are calling, the capital city of Edinburgh is also only a 40-minute drive away.

Dog Friendly

Two well behaved dogs are welcome (£25 fee per dog). Dogs must be kept to the ground floor and are not allowed on the furniture.

Important Information

Immediately to the rear of the property are stone steadings which are not for guest use. Beyond the steadings is a range of barns used for storage rather than livestock, which do not belong to the owner and are not available for guest use.

Guests with young children should be aware that a burn runs down the side of the garden.

The views from the windows are stunning and there is a games room too. The surrounding walks from the property are lovely.

Mossfennan House is spacious, cosy and elegant, with a good set-up for multiple families with several young kids to stay together. There are lots of good-sized bedrooms and bathroom options, so you can be close to kids without staying in the same room, and bath and shower options. The kitchen, while not too modern in terms of cooking surfaces, has a lot of space to eat breakfasts, lunches and dinners, plenty of fridge and freezer space. The drawing room on the first floor with the big bay window looking out over the Tweed Valley and the mountains on the other side is a particular highlight. The house has wonderful grounds, which allow young kids plenty of green space to run around while still being safe, as well as the little creek on the right-hand side of the house for exploring. The setting is beautiful, and there are good walks and hikes locally. A car is a must for transporting the family around for excursions and shopping. The games room is probably more for older kids and adults, but it is a nice option. In the house, there is a good selection of games and toys for young kids, and the owner was kind enough to supply a football to go with the goal out front. I highly recommend it for those looking for a peaceful and relaxing getaway with a big group.

My 60th Birthday get together. Wonderful house! Magical space to be able to sperate families and young children. Weather good so didnt't need the games room. Will come back when grandchildren are older to get the full benefit of the walking and scenery around here.
