A charming rural escape for two overlooking the River Tweed, ideal for peaceful fishing holidays or walking St Cuthbert’s Way.

Set by the banks of the River Tweed, just east of the pretty village of St Boswells, The Old Cart Shed is perfectly placed for discovering the very best of the Scottish Borders. With open plan living at the heart of its design, this cosy cottage is a romantic bolthole for two or an ideal base for a solo traveller exploring the local area. A direct path leads from the house to the River Tweed, sure to delight keen anglers as well as those looking to enjoy tranquil walks by the water.

Enter The Old Cart Shed through the front door and step straight into the heart of the airy studio-style space. The warm living area is elevated by the addition of antique furnishings and is centred around a snug log burner, where leisurely evenings can be spent leafing through one of the many books provided. To the side, the dining area will benefit from the heat of the log burner on chillier days, while during the summer the folding doors can be pulled back to bring the outside in and make the most of warmer temperatures. Decorated with wood panelled walls and a calming colour palette, this soothing space is the ideal place to unwind after a day spent exploring the great outdoors.

Move to the rear of the living space and you’ll find the bedroom area, where a comfy super king size bed awaits and pretty botanical artwork adorns the walls. Beyond it, in a separate room, the compact shaker style kitchen has a delightful window seat with leafy views – a lovely spot to while away the time while your meals cook on the hob. In the final room, the pastel-hued bathroom is adorned with decorative artisan tiles, which are warmed by underfloor heating, and houses a large walk-in shower.

Outside, through the folding doors, the patio is the perfect spot for soaking up the sun or enjoying breakfast al fresco on balmy summer days. From here, the meandering River Tweed is just a short stroll away, down a path leading directly from the driveway. Immerse yourself in the peace and quiet of this stretch of river, keeping your eyes peeled for the wildlife that visits its banks.

The Old Cart Shed is wonderfully situated for exploring charming St Boswells, and the market towns and historic abbeys of the Scottish Borders are all within easy reach. Keen walkers will delight in having St Cuthbert’s Way on the doorstep – this iconic trail passes through Maxton, the nearest village – and the Eildon and Cheviot Hills just a short drive away.

The Old Cart Shed is a ground floor property. 

Open plan living/studio space comprising a sitting room, dining area and bedroom. 

Sitting room area with double sofa and armchair. Wood burning stove, Smart TV, bookcases sit either side of the fireplace with a generous selection of books. Bi-folding doors open out to the front patio. Dining space with seating for four. 

Bedroom area with super king bed with zip and link option which can be configured to two single beds, bedside tables, chest of drawers with mirror, hanging hook on the door. 

Compact kitchen with four burner induction hob, electric oven, compact dishwasher, fridge with small ice box, four slice toaster. 

Bathroom with large walk in shower (with rainforest head and separate mixer), underfloor heating, heated towel rail, basin and WC. 

OUTSIDE

Slightly raised patio to the front of the cottage with outdoor table and seating for four.  

A charcoal barbecue is available on request. Fishing kit and outdoor gear can be stored in the feed shed to the right of the main access door.

Private parking for one car on the gravelled driveway to the front of the cottage.

Sitting just miles from St Boswells, this pretty village boasts the fabulous, award-winning Mainstreet Trading bookshop, café, deli and antiques shop, the excellent Blue Coo Bistro at the Buccleuch Arms Hotel for eating out, as well as fresh-from-the-oven pizzas at Hunter Stables. The village benefits from a good butchers, small supermarket, and the Border Gunroom for those essential country supplies.

Nearby Melrose (8.5 miles) is one of the most picturesque in the Borders with an excellent range of independent shops selling fine quality food and drink including deli produce, cheeses, whole foods, and fresh coffees. The town has a good quality bakery and butcher's shop, and a wide selection of options for a coffee and a cake stop, relaxed lunches or more formal evening dining.

Important Information

The Old Cart Shed adjoins the owner property but has been carefully designed to ensure guest privacy. The patio and cottage are not overlooked. The owner is on hand to help with any queries but equally respectful of guest privacy.

Guests are requested not to walk in front of the main house or into the private garden, however, a gate from the shared driveway leads down to the River Tweed offering some wonderful walks from the door. The village of St. Boswells offers the nearest local amenities and is approximately 2 miles by road.

For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.
