Enjoy unparalleled sea views from this spacious and contemporary house in the pretty coastal town of North Berwick.

With breathtaking sea views and the beach just moments from your door, a stay at The Beach House in the much-admired East Lothian town of North Berwick is the ideal way for families and groups of friends to explore the area. The Glen Golf Club is situated just next door and the wonderful links courses dotted along Scotland’s Golf Coast, forming the largest concentration of Championship courses anywhere in the world, are all easy drives away.

Meanwhile, wildlife enthusiasts will enjoy the views of Bass Rock – home to the world’s largest colony of northern gannets, which David Attenborough described as ‘one of the wildlife wonders of the world’. Children will love adventuring out to sea on the boat trips which depart regularly from the Scottish Sea Bird Centre located in the harbour, as well as the abundance of beach activities and adventure sports at your fingertips.

The house is an upper-level villa spread over two floors with a staircase leading up to the front door. Enter into the open-plan living space where you’ll find a generous and contemporary kitchen with quartz countertops and breakfast bar seating. To the side, a large dining table is accompanied by wishbone chairs, a feature circular mirror, and wooden surfboard artwork on the walls. Perfect for relaxing on calm mornings and sociable evenings, the living area is complete with comfy sofas topped with linen scatter cushions and quirky armchairs with bookshelves tucked beneath their arms.

Sure to catch your eye are the expansive bay windows which look out across the sea towards Bass Rock, joined by a cushioned window seat where you can settle down with a book or look out for seabirds through your binoculars. Decorated in soothing coastal tones elevated by colourfully transportive paintings, driftwood features, and sleek modern touches such as the feature gas fire, it’s the ideal place for your whole group to gather.

The first of four welcoming bedrooms is situated on this floor and features a super king size bed which can be configured as twins, a patterned feature wall, and rear-facing views across the golf course. A roomy private bathroom lies down a small staircase and is fitted with a separate bath and rainforest shower. Three further bedrooms are located on the upper floor, two of which enjoy king size beds and beautiful coastal views while the third features a double bed and views across the golf course and parkland beyond. One of the king size rooms benefits from an ensuite bathroom with a separate bath and rainforest shower, with a spacious family bathroom serving the final two rooms.

Outside, an enclosed south-facing courtyard to the rear of the property is the ideal suntrap in which to relax on a summer day – perhaps alongside a meal fired up on the gas barbecue. Whether you’re a golfer or simply long for a coastal retreat with your family, with so many excellent independent shops, cafés, and sites of historical interest in North Berwick, you’ll be spoiled for choice for activities to fill your days. Property Layout

FIRST FLOOR

The Beach House is an upper-level villa set across the first and second floor. Access gate and steps (19 steps in total) to the main access door. 

Access into the porch with bench seating, storage baskets, and free standing coat stand. 

Five steps up to the inner hall leads into a generous light-filled open plan living area, with double aspect bay windows offering uninterrupted views across the beach and towards the Bass Rock and Firth of Forth.

Sitting room with two large comfortable sofas, armchair, Smart TV, real flame effect gas fire, large bay window with window seat. Two design armchairs with integrated bookshelves are centrally positioned, including a generous selection of books.

Dining space with large dining table and seating for ten guests. Bose speaker system.

Kitchen with high quality finishes and appliances including quartz work surfaces, Miele double oven and combi microwave, separate grill, integrated fridge/freezer, full size dishwasher, Miele integrated coffee machine, Krups Coffee Nespresso machine (pod type), Nespresso milk frother, Dualit four slice toaster. Island unit with three breakfast stools, Miele induction hob, wine fridge. 

Off the main hall is a small utility room with washing machine and separate dryer. 

Bedroom one with super king bed with zip and link option which can be configured to two single beds, bedside tables, Bose speaker, armchair, dressing table, storage chest, wardrobe with drawer space. This bedroom is rear facing with views over the golf club and parkland area to the rear.  

Private bathroom (eight steps down) with bath, large walk-in shower (rainforest head and separate mixer), heated towel rail, basin and WC. 

SECOND FLOOR

Central staircase to the second floor (twenty steps in total, with handrail). 

Bedroom two with king size bed, bedside tables, chest of drawers, dressing table/desk, two armchairs with small table, cupboard with hanging rail and shelving. This room is front-facing and benefits from direct coastal views. 

En suite bathroom with bath, large walk-in shower (rainforest head and separate mixer), heated towel rail, basin and WC. 

Bedroom three with king size bed, bedside tables, chest of drawers, wardrobe, two armchairs with side table, dressing table/desk, integrated bookcase with a generous selection of books. This room has a combed ceiling, with double aspect windows offering direct coastal views. 

Bedroom four with double bed, bedside tables, dressing table, two armchairs. This room overlooks the golf course and parkland to the rear.

Family bathroom shared between bedroom three and four, with large walk-in shower, heated towel rail, basin and WC. 

Two foldaway Z beds can be made available for children on request at an additional £40 each. 

OUTSIDE

The property benefits from a small enclosed south-facing private courtyard to the rear of the property with bench seating and a professional gas BBQ.  

There is an outside shed which has space for the storage of outdoor kit. Outside tap to the side of the property and a garden hose in the shed.

You may park on the main road to the front of the property, or in the Glen Golf Club car park to the side of the access gate. There are no metered parking charges but please be aware this area can get busy during key dates and through the main holiday season.  

The beach sits directly to the front of the property. The golf course and public parkland sits to the rear, with public tennis courts and a putting green nearby. 


 

Location

The shopping here in North Berwick is small and friendly with plenty of quality independent traders and fresh, local producers. There are two small supermarkets with a good selection of provisions, along with a butchers shop, fishmonger and bakery. There's also a large Tesco approximately a mile away which will do home delivery.

There are plenty of places for eating out with everything from sweet cafes and ice cream parlours mixed with characterful restaurants and bars ranging from the small and intimate dining experience of Osteria; regional dishes and cocktails at The Herringbone; or the distinctly rustic outdoor experience of the Lobster Shack!

Alternatively for a comfy nook and a perfectly roasted espresso head to The Steampunk Coffee House based in an old characterful warehouse in the centre of the town. And did we mention cakes? You can enjoy a scrumptious selection here including a rather heavenly pistachio and white chocolate brownie!

For more elegant dining, head to La Potinière at Gullane (5 miles) for superb food or the Creel Restaurant at Dunbar (13 miles) for delicious seafood and award-winning cuisine. Also in Gullane, Tom Kitchin's restaurant 'The Bonnie Badger' is a fabulous 5 star AA restaurant using locally sourced produce washed down with artisan beers and wines from an impressive selection.

This property is fabulous. The location is spot in, fantastic views over the North Berwick bay to Bass Rock and a short walk into town. The Beach House is light and airy, beautifully decorated and incredibly spacious. The kitchen is really well equipped, top end appliances and plenty for cutlery and crockery. Highly recommended.
