A beautiful country house on the Swinton Estate with exceptional outdoor spaces for socialising.

Surrounded by the picturesque parkland of Yorkshire’s Swinton Estate, this inviting historic house provides ample space for a gathering of friends or family. Guests enjoy complimentary access to the Country Club and spa at Swinton Park Hotel, with its numerous well-regarded restaurants and cafés also lying within easy reach. Comprising 20,000 acres of quintessentially beautiful North Yorkshire countryside, the wider estate is dedicated to protecting wildlife habitats and offers endless opportunities to explore its diverse landscapes – from calming lakeside walks to days on the trails in the Nidderdale Area of Outstanding Natural Beauty.

On the ground floor, a bright hallway with a neighbouring utility room, bathroom, and plenty of storage for coats and boots leads to the spacious open-plan kitchen and living area. With a large island surrounded by stools, sleek cream cabinets, and original beams overhead, the kitchen is a welcoming space in which to shake up a cocktail and cook evening meals. Filled with natural light through the doors and sash windows which lead out to the garden, the kitchen flows into the living area where three cosy sofas gather around a log burner. The elegant dining room can also be found on this floor, where high-backed patterned chairs border an antique wooden table. With plenty of mood lighting and original features, it’s the ideal room in which to enjoy a Sunday roast or celebrate a special occasion.

A downstairs snug is home to a sofa bed while the bedrooms all lie upstairs. A super king size bedroom is set beneath characterful vaulted beams and enjoys beautiful garden views through the windows. An ensuite bathroom lies next door with a combined bath and shower, cream wooden panelling, and forest-green tiles. The two further super king size rooms are each decorated with original artworks and elegant textiles, one of which enjoys access to a bathroom through its own separate vestibule which boasts an inviting bath and walk-in shower. A family bathroom can also be found on this floor, while a single room features a handy trundle bed below which is perfect for children.

Outside, a wonderful covered patio area is set beside a flourishing wildflower meadow. With relaxed seating, a barbecue, and an outdoor dining table, it’s the perfect place to socialise on warmer evenings. An expansive lawn complete with football posts lies beyond the meadow, while the wood-fired hot tub around the corner from the patio is ideal for luxurious evenings spent unwinding. You’ll find the fire pit tucked away amidst the wildflowers, encircled by stone seating for toasting marshmallows on starry nights.

With over 200 acres of parkland and gardens on your doorstep and the invigorating hills of Nidderdale and the Yorkshire Dales within easy reach, the house allows you to make the most of some of the country’s most remarkable landscapes. This wild beauty is combined with all the creature comforts and family activities to be enjoyed within the bounds of the estate – from bike hire to spa treatments and photography courses – with free taster sessions rendering it the perfect spot to try something new and enjoy the very best the area has to offer.

GROUND FLOOR

Large entrance hall with cupboards and shoe storage.  

Utility area with additional drinks fridge, washing machine, tumble dryer and clothes airer which leads to boot room area and then to a ground floor bathroom with shower cubicle, basin and WC.

Snug with sofa which can be converted to a small double on request for an additional fee.

Open plan kitchen and lounge with direct access to the covered terrace through the French windows.  Kitchen area with central island and 6 high wooden breakfast stools. Fully equipped with an electric oven and hob, dishwasher, microwave, Krups Coffee Machine with pods provided and American style fridge/ freezer.

Lounge area with three three-seater sofas, a woodburning stove with an ample supply of logs provided, Smart TV with Freeview and digital radio/ Bluetooth speaker.

Separate formal dining room with large table which can seat up to ten.

FIRST FLOOR

Bedroom one with a king size double bed, side tables, chest of drawers and fitted wardrobes. Smart TV with Freeview.

Bathroom with separate bath, walk in shower, basin and WC.
 
Bedroom two with super king double that can be configured as 3' twin beds upon request, side tables and hanging space.

En suite bathroom with bath and shower over, basin and WC.

OUTSIDE

The shared driveway leads to a separate parking area for up to three cars at the front of the property.

You can access the enclosed rear garden area via the front door or the 5-bar side gate. Directly from the kitchen and lounge is a large, stone flagged patio area with a covered pergola. This is furnished with a lounge set and also large wooden dining table with bench seating ideal for alfresco dining. There is a fire pit sits in the centre of the garden with additional bench seating perfect for cosy evenings.

A wood fired hot tub sits to the side of the garden with an in-ground trampoline and gas BBQ also available. There is additional outside storage which can be used for bicycle storage on request.
 

Location

In the north of Yorkshire, the Yorkshire Dales combine stunning countryside with a thriving culinary scene and fascinating industrial history. Rolling hills and expansive moorlands dominate the landscape, dotted with charming villages and bustling market towns. Whether you're a keen hill walker or simply wish to immerse yourself in the character of the county, The Yorkshire Dales National Park and Nidderdale Area of Outstanding Natural Beauty promise an unforgettable country escape.

Wander through quaint towns such as Masham, known for its vibrant markets and local produce, visit the beautiful Aysgarth Falls with its stunning triple waterfalls, or unwind at the spa on the idyllic Swinton Estate. Walkers are spoilt for choice for scenic trails, from the challenging Pennine Way to the family-friendly Swale Trail. The area also offers excellent mountain biking routes and diverse wildlife spotting opportunities in protected habitats, each promising breathtaking views and a deep connection to the land.

Beyond the Dales, nearby points of interest include the historic town of Richmond at the edge of Swaledale, home to an ancient castle and charming shops, the ruined Rievaulx and Bolton Abbeys, and the historic city of York, with its winding medieval streets and iconic York Minster. Whether you're exploring local markets, hiking remote trails, or delving into history, the Yorkshire Dales is the perfect location for a memorable getaway.

FISHING ON SITE
A wide range of fishing is available on Swinton Estate with a two mile stretch on the River Ure for wild brown trout and grayling (and salmon which have recently returned to the river), and Leighton Reservoir for rainbow trout. The River Ure is a typical “freestone” Dales river and the fish can be caught with a wide variety of fly-fishing styles. Fishing tickets for the River Ure can be booked via FishPal and instruction is available with the Northern Fishing School.

Important Information

There is an EV charger located in the parking area specific to Swinton Grange available to use free of charge. Alternatively there is fast charging adjacent to the Coach House in Swinton Park which is chargeable – guests will need to download the ProjectEV Pro app from either the Apple store or Google play to use these, there are QR codes on the chargers to assist with this.
