Low Swinton House
Situated within the grounds of the much-admired Swinton Estate, this opulent historic house provides all the space and comfort needed for a retreat with friends or family. Comprising 20,000 acres of quintessentially beautiful North Yorkshire countryside, the estate is dedicated to protecting wildlife habitats and offers endless opportunities to explore its diverse landscapes – from calming lakeside walks to days on the trails in the Nidderdale Area of Outstanding Natural Beauty.
On the ground floor, the living room is a warming space to gather around the open fire. Its large shuttered sash windows look out to the gardens beyond and fill the room with natural light, each joined by window seats where you can indulge in a little peace and quiet as you take in the scenery. The elegant dining room enjoys equally characterful original features as well as deep blue walls which create an immersive ambience at dusk, perfect for reconvening after days spent exploring the estate. A door adjoins the living room, so you can migrate next door for drinks and board games after your meal.
At the heart of the home lies the traditional country kitchen, complete with an AGA, high-rise table, and entrance door leading in from the leafy front garden. Spread across two levels, the garden to the rear of the cottage includes a cosy fire pit area, while the patio furniture to the front serves as a lovely space to take meals into the fresh air – surrounded by the sounds of wildlife and with long views to the hills beyond.
An inviting double bedroom, adjoined by its own log burner and a shower room opposite, lies on the ground floor, while the further three bedrooms can be found upstairs, each enjoying glimpses of the estate’s wider parkland and Grade II* listed castle through their windows. Two doubles and one super king room – which can also be configured as a twin – are served by jack and jill bathroom with a shower and a second spacious family bathroom, with its free-standing roll top bath and seating area sure to tempt hours of spa-like relaxation.
With over 200 acres of parkland and gardens on your doorstep and the invigorating hills of Nidderdale and the Yorkshire Dales within easy reach, the cottage allows you to make the most of some of the country’s most remarkable landscapes. This wild beauty is combined with all the creature comforts and family activities to be enjoyed within the bounds of the estate – from forest bathing to golf and cookery courses – with free taster sessions rendering it the perfect spot to try something new and enjoy the very best the area has to offer.

Kitchen with high breakfast table and six chairs with direct access to the garden. Fully equipped with a traditional AGA and hob, two Ninja Airfryers, dishwasher, microwave, Krups Coffee Machine with pods provided.
Small utility room off kitchen with fridge/freezer, washing machine, iron & board and drying rack.
FIRST FLOOR
Bedroom two with a king size double bed, side tables, chest of drawers and fitted wardrobes. Smart TV with Freeview.
Family bathroom with freestanding roll top bath, basin and WC. Fitted storage space and small sofa.Bedroom three with super king double that can be configured as 3' twin beds upon request, side tables and hanging space.

OUTSIDE
The front garden area to the side of the house has a lawned area with established trees and bushes. Please note this area is not enclosed.
To the rear is an enclosed two-tier garden with lawned areas and flower borders on the lower level with outside tables and chairs. The upper level has a small firepit area with views over the surrounding countryside. There is a kissing gate leading out from the rear garden to the local bridleways,
There is ample parking for up to three cars on the gravelled driveway.
Location
Wander through quaint towns such as Masham, known for its vibrant markets and local produce, visit the beautiful Aysgarth Falls with its stunning triple waterfalls, or unwind at the spa on the idyllic Swinton Estate. Walkers are spoilt for choice for scenic trails, from the challenging Pennine Way to the family-friendly Swale Trail. The area also offers excellent mountain biking routes and diverse wildlife spotting opportunities in protected habitats, each promising breathtaking views and a deep connection to the land.
Beyond the Dales, nearby points of interest include the historic town of Richmond at the edge of Swaledale, home to an ancient castle and charming shops, the ruined Rievaulx and Bolton Abbeys, and the historic city of York, with its winding medieval streets and iconic York Minster. Whether you're exploring local markets, hiking remote trails, or delving into history, the Yorkshire Dales is the perfect location for a memorable getaway.
FISHING ON SITE
A wide range of fishing is available on Swinton Estate with a two mile stretch on the River Ure for wild brown trout and grayling (and salmon which have recently returned to the river), and Leighton Reservoir for rainbow trout. The River Ure is a typical “freestone” Dales river and the fish can be caught with a wide variety of fly-fishing styles. Fishing tickets for the River Ure can be booked via FishPal and instruction is available with the Northern Fishing School.
