Once the gardener's residence, this traditional cottage forms part of the original steading range, sitting in a pretty spot on the stunning Hoscote Estate.

Guests also have use of the wider estate which extends to approximately 450 acres. Dedicated trails have been created for guests to enjoy the stunning countryside on foot or on mountain bikes which are available on loan from the Estate office. Pack up a picnic and head to the hills or take a camera and spot the local wildlife including rare butterflies, peregrine falcons and the enchanting red squirrels that have recently been re-introduced to the area.

In addition to the walking and cycling on the doorstep, Hoscote is only a couple of miles from the 10,000 acre Craik Forest, offering fabulous walks and dedicated mountain biking trails. The peaceful, road-free countryside is also perfect for riding and a local stables offers hacks for all levels of rider. Salmon and trout fishing are available on the Teviot nearby.

Golf enthusiasts are also well catered for with 11 courses in the immediate area including the well-regarded courses at Hawick and the Roxburghe. Clay pigeon shooting and archery can be arranged at Hoscote and there is excellent shooting and stalking available on neighbouring estates.

Hoscote is well-positioned for exploring the wider Borders area. Discover a land with a turbulent and rich history, punctuated by imposing castles including Floors, the majestic home of the Duke and Duchess of Roxburgh. Explore the evocative ruins of abbeys at Kelso, Melrose and Dryburgh and stately mansions including Abbotsford, the romantic home of Sir Walter Scott. The magnificent city of Edinburgh is an easy day trip – about an hour and a half's pretty drive from Hoscote.

Accommodation

Gardener's Cottage sleeps up to 4 guests in 2 bedrooms. The accommodation is all on the ground floor. Details of the accommodation are set out below.

Ground floor

Convivial open plan kitchen / dining room (seats 4) / sitting room with open fire, television and VCR. The kitchen is fully-equipped with Stanley oil-fired cooker, fridge, freezer, washer / dryer, dishwasher, microwave, washing machine and tuble dryer.

Bedroom 1 with double bed.

Bedroom 2 with twin beds.

Bathroom with bath, WC and basin and separate walk-in shower.

Cloakroom with WC and basin.

Garden and grounds

There is an unfenced seating area to the side of the house and seating area opposite. There is a graveled area to the front of the house with ample parking. Guests have use of the wider estate extends to approximately 450 acres.

Bed linen and towels are provided.

Catering

A homemade meal delivery service is available.

Wine list

Hoscote offer a pre-arrival delivery service for wine, champagne and port. The wine will be delivered prior to guest's arrival and stored as appropriate. Empty bottles will be recycled on guest's behalf.

Housekeeping

Daily housekeeping and linen changes can be pre-booked at additional cost.

Children's facilities

A travel cot and high chair are available on request.

Dogs

Two well-behaved dogs are welcome at Gardener's Cottage. We would ask that they are kept to the downstairs, uncarpeted areas. Dogs must be kept under control when walking on the Estate.

Bicycles

Bicycles for adults and children are available on loan free of charge, subject to availability.
