Perfect for large groups keen on a stylish, spacious stay in deepest rural Northumberland

Having previously accommodated horses, carts and their riders, The Stables and Priory Cottage now provide a beautiful base in Northumberland’s Brinkburn Estate, steps away from its namesake, 12th-century Priory.

In adjoining honey-stone buildings flanked by flagstone paths, the pair of homes feature airy interiors alongside a mix of contemporary and vintage touches: bubble chandeliers, warm exposed stone walls, classically-framed portraiture and antique furniture. Sleeping eight and two respectively, they share a courtyard and, with Brinkburn’s other self-catering bases located back at the estate entrance, this area will be yours and yours alone.

Most socialising will be done in The Stables, where there’s both a snug and a light-filled dining space for ten. Priory Cottage has its own open-plan sitting room and each property contains an appliance-filled kitchen area. There’s room for bikes and dogs, plus a sofa bed and a large downstairs wet room to accommodate guests of limited mobility.

Four first-floor sleeping quarters span a double in Priory Cottage for couples or grandparents preferring their own space, two bedrooms (one convertible into a kids’ twin) sharing a luxurious bathroom, and an en-suite master chamber. This last one connects to a ‘family room’ where a travel cot or Z bed can be provided for tiny tots.

Along with that shared courtyard, there are two pretty terraces with ample seating where you can enjoy alfresco drinks or a spot of lunch. To the front of The Stables there is a wide firepit positioned for idyllic river views.

Beyond a gate, Brinkburn Priory is only a minute’s walk away. Featuring distinctive witches’-hat towers, it was built in 1135 by Augustinian monks delighted at the seclusion of this steep, wooded valley around the snaking River Coquet. Centuries later, the now-private residence was painted by Turner before seeing a gothic manor house added.

Around the wider Brinkburn estate, there’s a gorgeous river trail to stroll. While this is open to all residents on the estate, other guests join further along the path, meaning its first 100 metres or so is likely to be yours exclusively. That includes a designated, magical spot for wild swimmers just upstream. If you’ve never bathed in a river, perhaps this is the time to break your duck?

Alnwick Castle and the pretty market town of Rothbury are close by, while Coquetdale, the Coquet’s upper section, is a wonderfully wild expanse of open moorland and rocky outcrops extending into the Cheviot Hills and Northumberland National Park.

Property details

GROUND FLOOR

The Stables & Priory Cottage is made up of two individual joining properties.

The Stables:

Enter into the snug containing two-seater sofa, three-seater sofa, side tables, log burning stove in pretty inglenook, large mirror, and Smart TV.

Double doors lead to the open plan kitchen, dining, and living space.

Dining area contains large dining table with seating for up to ten guests and side table. Large ceiling to floor windows look out over the pretty courtyard area at the rear of the cottage.

Kitchen area contains two Miele fan-ovens, four-ring induction hob, integrated under-bench freezer, full-size integrated fridge, integrated dishwasher, microwave, 4 slice toaster, music speaker, and large island.

Living space contains two-seater sofa, three-seater sofa, modern style log burning stove and book shelves with ample books and local information.

Up a few steps to bedroom one containing a single 3 ft bed, chair, side table and drawers.

Five steps lead to the utility room containing washing machine, tumble dryer, bench space, belfast sink, iron and ironing board. Ground floor WC with toilet, sink, shelf and mirror. Hanging hooks. Outdoor access into the utility room is handy for bringing dogs in this way after a walk.

Priory Cottage:

Entrace to the open-plan kitchen and living space through lovely glass porch.

Kitchen area contains Slimline dishwasher, small bench top freezer, under bench fridge, four-ring induction hob and electric fan oven, 2 slice toaster, kettle, cafetiere, microwave, washing machine

Sitting room contains two two-seater sofas, coffee table and side table, Smart TV, wood burning stove and dining table with seating for up to four guests.

One of the sofas can be made into a sofa bed on request, creating a studio apartment set up so guests with limited mobility can remain on the ground floor. Please note - this is only available as an alternative set-up from the first floor bedroom and cannot be used to accommodate additional guests.

FIRST FLOOR

The Stables:

Ten steps from the ground floor lead to the upper floor.

Bedroom two - master bedroom - with super king bed, side tables, large wall mirror, dressing table with chair and mirror, walk-in wardrobe with drawers, hanging hooks and a chair.

En-suite bathroom with large rainfall shower (two steps into it), separate large bath, basin with drawers storage beneath and illuminated mirror above, heated towel rail, WC and large wardrobe.

Family room containing small hand basin and illuminated mirror can be set up with a travel cot or Z-bed upon request. This room has a door to the master bedroom, and a door to the hallway leading to the other bedrooms. Both doors are lockable for guests to decide how they would like to allow access. 

Bedroom three can be configured as a king size double or twins (2 ft 6) containing bedside tables with lamps, two built-in wardrobes with shelf and hanging space and dressing area with stool and a mirror. The bedroom also consists of a lovely arched feature window.

Prioiry Cottage:

Bedroom with king size bed, bedside tables and lamps, chest of drawers and one hanging hook. Additional hanging space can be found on the ground floor near the sitting room.

Please note – there is a low-sloped ceiling on one side of the bedroom. There is no bedroom door at the top or bottom of the stairs making it an open studio cottage.

A z-bed is available on request (subject to availability) at a fee of £40 for guests who would like a different bed set-up, however, the number of guests cannot exceed the stated maximum. 

OUTSIDE

Stone courtyard with corner sofa, table and a bench seat. Fire pit around the corner of The Stables by the stone wall looking down to the river. There is an additional small area to the side Priory Cottage's front door, with two chairs and bamboo fencing around for privacy. The courtyard to the rear of The Stables, in between the two cottages contains a dining table with seating for 10 guests.

Please note, from March to October, pretty canvas tipis are erected on the grounds at the front of The Stables and are only used when the estate is booked out for weddings. The area is gated as the tipis are not for guest use. 

PARKING

A designated parking space sits further up the drive from the property.

ELECTRIC VEHICLE CHARGING

BABIES & CHILDREN

A travel cot and highchair are provided on request.

DOGS

Two dogs are welcome at a charge of £35 per dog.

WI-FI & MOBILE COVERAGE

Wi-Fi is available and is a good speed. Mobile coverage is poor in the cottage and surrounding estate but guests will be able to make Wi-Fi calls instead.

GUEST AMENITIES

Luxury bed linen and towel robes are provided.

HEATING

Underfloor heating within the two properties. Wood burning stove in both sitting rooms. Initial supply of logs provided, with extra supplies available to purchase on-site.

Fishing on site

Salmon and trout fishing is available on the Brinkburn Estate. 

Guests must bring their own equipment including rods, flies and waders. A rod license must also be purchased.

GUEST PRIVACY

The property sits in a private area of the estate, however, please note Brinkburn Priory and Manor House is located nearby which is an English Heritage attraction. 

ADDITIONAL ACCOMMODATION

For guests looking to holiday together, a further four cottages in a terrace row at the entrance of the estate, Bel House (sleeps 4), Blakey House (sleeps 4), Cuthbert House (sleeps 4), and Mullins House (sleeps 4), are located 0.5 miles away.

The Stables can be booked as an individual property sleeping 8 and Prioiry Cottage can be booked sleeping 2.

Location

The local village of Longframlington (2.8 miles) has a small convenience store and popular local butchers. The village also benefits from The Village Inn and The Granby Inn, both of which serve traditional pub food or head to Running Fox, a delightful artisan bakery coffee shop. 

The attractive town of Rothbury is 4.5 miles away and is home to several independent shops, restaurants and pubs. It has an excellent butchers shop opposite the T-junction as you drive in or try Tulley Delicatessen for a great selection of cheeses.

Morpeth is 11.4 miles away and features a wider range of shops and eateries, including Turkish, Italian and Thai restaurants as well as a range of cosy tearooms. Larger supermarkets can be found in the market town for when you need to stock up on supplies.

You can also find some lovely characterful shopping in the village shops at Longhorsley and Belsay.

Activities

This is frontier land, full of history, heritage and wild, natural beauty; where walking and cycling routes have been shaped by ancient Romans, drovers and plundering Border reivers through the ages. Through it, the River Coquet meanders through vast stretches of moorland and picturesque valleys.

You are welcome to explore Brinkburn Estate during your stay where you will find a tranquil riverside trail as well as Brinknurn Priory and Manor House. Members of English Heritage will be able to visit for free, while non-members will need to purchase a ticket.

Nearby Cragside House and Gardens offers a fascinating day out for the family where you can discover the first house in the world to be lit by hydroelectricity. Crammed full of gadgets developed by Victorian inventor, innovator and landscape genius, Lord Armstrong, Cragside is truly a wonder of its age. The adventure playground with its network of paths and tunnels will be a huge hit with children and the gardens are an absolute delight.

Further across you will find Clennell Street which follows the ancient drover road where you can enjoy fantastic panoramic views over the Coquet Valley and Cheviot Hills, dropping down to the tiny village of Alwinton where you can rest tired legs and enjoy a pie and a pint at the Rose and Thistle pub. Alwinton is also a designated Dark Sky Discovery site so it’s also a perfect spot to indulge in a spot of stargazing.

Alternatively, the Street or ‘clattering path’ is a Roman road where you can walk the Border Ridge and look for iron age hill forts and enigmatic rock carvings, or why not take a ranger-led walk from Harbottle to see the fabled Drake Stone.

If you prefer to spend your days on two wheels, head to nearby Kidland Forest and Upper Coquetdale which is a super loop involving lovely woodland tracks and long riverside trails, or for something a little more high energy the Reivers Cycle Route will tick the right box.

The area is also a fantastic spot for climbing and bouldering with crags at Simonside and to the north and west of Rothbury, while fell runners will simply be in their element here.

For those looking for a more relaxed option, enjoy a pampering treatment at your cottage with Harmony Holistic Mobile Spa.

Also within easy reach are the award-winning Alnwick Gardens and Alnwick Castle, home to the Duke of Northumberland and one of Britain’s most iconic castles. With its rich history, exquisite art, beautiful gardens, and film location for Harry Potter, there is plenty of wizardly magic and mayhem to keep all ages entertained.

Finally, the stunning beaches of the Northumberland coast can be easily reached in under an hour - perfect for picnics with a bucket and spade. Visit Bamburgh Castle and its amazing dog-friendly beach where you can walk for miles on white sugary sands, stopping off for ice cream along the way, or why not follow in the footsteps of ancient pilgrims to the mystical Holy Island of Lindisfarne to complete the final journey of St. Cuthbert and enjoy the breathtaking views from the sheltered dune-fringed sands of this uniquely special place. Simply magical!
