The house sits in an idyllic, secluded position and boasts magnificent views over the River Whiteadder to open countryside beyond. With nine en suite bedrooms split between the main house and annexe, Ellemford Estate is perfect for extended families and large house parties with superb entertaining space including a dining room seating up to 18 and a 'games room' with pool table. Unusually, the bedrooms are all of a similar size making the house ideal for corporate entertaining. For corporate events or for guests wanting a hassle-free holiday, the house can be let fully-serviced with a butler, cook, housekeeper and nanny.
Ellemford is an ideal destination for walkers and country sports, especially shooting. With over twenty different drives Ellemford provides excellent sport over one or two days including pheasant, partridge, grouse and duck. Bag sizes can be arranged with the estate to your own requirements. We can also organise Roe stalking, accompanied by the estate's gamekeeper, and clay-pigeon shooting is available locally. Walking, fishing and shooting parties have access to a drying / boot room and a strong room for guns and ammunition.

The large, farmhouse kitchen has dining space for eight guests. It is fully equipped with 5 oven Aga, dishwasher, refrigerator, fridge/freezer and plenty of storage space. A chest freezer is located in the garage/outbuilding.
Utility / rod and boot room is accessed directly from the back door and ideal for storing and drying fishing kit and outdoor clothing. Equipped with washing machine.

Outside
To the front of the house is a large, lawned garden with seating area. There is a graveled area to the rear of the house with parking for at up to eight cars. The wider estate extends to some 3,000 acres.
Parking
There is ample parking available in the courtyard.
Babies & Children
A travel cot and highchair are available on request.
Dogs
Dogs are welcome at Ellemford. Please note that dogs are not allowed inside the property, however indoor and outdoor kennels are available for use. Dogs must be kept on a lead when walking on the estate between July and February.
Guest amenities
Bed linen and towels are included. A hairdryer is supplied in each bedroom.
Wi-Fi & Mobile Coverage
Wi-Fi is provided in the main house. Mobile phone reception at Ellemford is poor or non-existent on most networks so a landline is provided free of charge for reasonable use. Vodafone reception can sometimes be picked up on the front lawn.
Heating
Ellemford Estate has oil central heating in addition to the log burner in the sitting room.
Fishing on site
Fishing on the Whiteadder is available through the property owners. The Whiteadder runs through the heart of Ellemford Estates' meadows and wooded valleys at the foot of the Lammermuir hills. The river here is easily fished from the bank. Due to its distance from the sea, salmon do not usually arrive in the upper reaches of the Whiteadder until September. Given the right conditions, the beat offers excellent sport in the back end. Please email us for more information.
Location
Ellemford is 6 miles from Duns, an attractive market town with a good range of local shops, cafes and pubs. The Jim Clark Motorsport Museum in Duns has been recently revamped and is dedicated to the life and career of racing driver Jim Clark. The museum includes a unique collection of 100 trophies and memorabilia. Also nearby is Manderston, said to be the perfect example of an Edwardian country house and home to the only silver-staircase in the world.
And Edinburgh is just an hour’s, very pretty, drive away.
Activities
For golfing, there is plenty of choice with a fantastic selection of eleven courses to choose from within a 22 mile radius, including the highly regarded 9 hole course at Duns, the sublime Roxburghe Championship Course in Kelso and the 18 hole cliff top links course at Eyemouth.
For the ultimate off-road experience, the Ronnie Dale Driving Centre in nearby Abbey St. Bathans (3.5 miles) offers 4x4 driving adventures for adults under the watchful eye of a personal instructor in 2000 acres of hill and forest terrain, as well as quad bike treks for adults and children around the 500 acre farm estate.
The stunning sandy beaches of the Berwickshire and North Northumberland coastline are just a stone’s throw away. Some of our favourite spots include the stunning beach at Bamburgh, miles of pristine sands popular for walking, beach rides or surfing, the magnificent views from the cliff tops at St Abbs Head, a designated Nature Reserve and the breeding ground for thousands of seabirds and seals; and the Holy Island of Lindisfarne, an overwhelmingly mystical place cut off from the mainland during high tide.
There’s an array of fabulous castles and historic houses to visit across the area. including majestic Floors Castle in Kelso and nearby Manderston a stunning example of an Edwardian country house set in 56 acres of formal gardens. Built with no expense spared, it features every modern convenience of that era, including sumptuous staterooms, opulent detailing, and an incredible silver staircase - the only one in the world. As the film location for a Channel 4 six-part series on life below stairs, its elaborate domestic quarters give a captivating insight into daily life in the Edwardian period.
