Balmoral Cottage is a semi-detached property and sits within a small, peaceful hamlet of cottages. There are open fields to one side and behind.
The hamlet of Nenthorn sits just 3 miles north of the picturesque town of Kelso and enjoys an attractive rural position with commanding views over open countryside towards the Cheviot Hills in one direction and the Eildon Hills in the other. The cottage is extremely well-placed for exploring all the attractions and towns of the central Borders and the many outdoor, fishing and sporting pursuits of the area.
Kelso is a thriving market town set around a charming cobbled square with rich historical features and architecture including the outstanding Abbey ruins, the grandeur of Floors Castle and the splendid Rennie Bridge where the grooves made by the ‘reluctant pennies’ of those crossing the bridge towards the toll-house in the early 1800’s can still be seen along the parapet to this day.
You will find excellent local amenities here and the town is home to some super clothing, gift and interior shops where you can indulge in a little retail therapy, or purchase fresh local produce and holiday provisions from quality independent traders. For dining-out, The Cobbles comes highly recommended, or for light lunches you will find plenty of tempting treats in the many cafes in the town - including The Tipsy Ghillie; Off The Square; the Hoot ‘n Cat or the Terrace Cafe at Floors.
Kelso sits right on the confluence of the Rivers Tweed and Teviot and is a much loved destination for salmon anglers who come to experience world-class fishing on the prolific Middle Tweed salmon beats around this area - Rutherford, Makerstoun, Upper and Lower Floors, Junction and Hendersyde are all within a few miles of the property. Fishing can be booked through FishTweed, while Orvis and Tweedside Tackle are both based in the centre of town offering a wealth of advice on river levels, latest catches, permits, tackle and all things fishing and country. The day’s catches can be smoked locally at the nearby Teviot Smokery, or for a little relaxation after the day’s endeavours you will find plenty of congenial fisher chat at Ednam House where you can celebrate......or perhaps commiserate over a wee dram in this renowned fishing establishment!
For golf enthusiasts, Kelso Golf Club is an attractive parkland course resting on the edge of the town, or you can experience a fantastic day-out playing the Roxburghe Championship Course (5 miles), recently voted 6th best course in Scotland by readers of the country’s best selling golf title. There is a pro-shop and PGA golf academy here for those who are new to the game or wish to refine their swing, and if you’re feeling particularly energetic you may decide to finish off your day popping a few clays at the nearby shooting school.
For walking, there are lots of lovely peaceful country walks taking in parkland, woodland and riverside paths right across the area from easy rambles to more extensive hikes in the Cheviot Hills which can be accessed from Yetholm (10 miles). You can join the long-distance walking routes of The Pennine Way and St. Cuthbert’s Way from this point, or alternatively experience some fantastic scenery along the route of the Borders Abbey’s Way, taking in the exceptional remnants of the four 12th century Abbeys at Kelso, Jedburgh, Dryburgh and Melrose.
Similarly, the area has cycling trails for everyone from the family friendly routes at Bowmont Forest and Harestanes, to the scenic waymarked trails of the Bordeloop4, Coast & Castles Route & Tweed Cycle Way. If you would prefer to swap two wheels for four hooves, the Nenthorn Equestrian Centre is a well-established school offering riding for all ages and abilities and is based just a few minutes from the property.
For sightseeing, the grand stately homes and castles of Floors, Mellerstain, Manderston, Abbotsford and Thirlestane are all within a short half hour drive where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.
Our local events and festivals provide the perfect excuse for short breaks or friendly get togethers where you can enjoy National Hunt Racing at Kelso Racecourse, local Antique Fairs and Auctions, the Floors Castle Horse Trials, Point-to-Point Meets, the Borders Book Festival, Walking Festival and Common Ridings.......to name just a few!
A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city.
From the lush green uplands to shimmering sea, the area boasts a hugely diverse and enticing landscape that is perfect for exploring on foot. From gentle rambles to long-distance hikes, there are a vast array of trails and waymarked routes for newbie walkers or experienced alike.Find Out More

"The group were delighted with Balmoral Cottage in every way. We intend to return to the Borders & we will certainly make Crabtree & Crabtree our first choice."Nixon family
"We had a wonderful holiday and even the weather was very kind to us. The house is beautiful and a credit to the owners. There was everything you could wish for. We were very comfortable and certainly slept very well in the comfortable beds. My 92 year old mother in law was also very impressed. She thought it was wonderful. I do hope that one day we will be back to stay once again as there is so much to see and do in the area. Thank you also to the staff at Crabtree & Crabtree for making our booking so simple and straight forward."Giddings family
We found Balmoral Cottage to be one of the very best cottages we have stayed in here in the UK. Excellent in fact. All of the 'essentials' we thought we might need to take with us were already there and the welcome hamper was very nice indeed. We would highly recommend."Margetts family
"What can we say about Balmoral Cottage... everything about it was fantastic, as was the wonderful service from yourselves at Crabtree & Crabtree. The cottage was beautiful, and was immaculate. The housekeeper had done an exceptional job, the welcome pack was a lovely touch, and the cottage was equipped with everything we could ever need, even down to magazines and dog poo bags. We loved the garden, and even on the dullest of days, we sat outside. The garden was totally 'dog-proofed', and our two labradoodles had a great time exploring. The garden was lovely, really well designed and obviously looked after with lots of TLC. We saw a lot of wildlife, especially in the field next door-hares, horses, bats, wrens and owls, the list is endless! It was a magical week, one that even the rain couldn't dampen. We would certainly like to repeat our stay at Balmoral Cottage, who needs to go abroad with holidays like this on our doorstep? Thank you for everything. We would definitely recommend Crabtree & Crabtree in the future."
"I find it difficult to propose any "improvements" on Crabtree & Crabtree's impeccable service. You have to be congratulated on a very fine level of customer service both online and personally when my wife and I called at your office so many thanks for all your help. Balmoral Cottage was fantastic. It was immaculate and beautifully presented. The owners had thought of everything and our stay could not have been more comfortable. My wife and I were accompanied by our daughter, son-in-law and their two sons with Ollie the wee cockapoo and we all had a wonderful time. What can I say, we loved every minute. Keep up the good work."
"All 7 of us (including our pup!) thoroughly enjoyed our stay at Balmoral Cottage. It was everything we expected it to be, very modern, clean and an ideal location for walking the dog. We have been coming up to Scotland for around 20 years and this is the best equipped cottage we have ever stayed in. We're already planning our next visit!"Henderson family
"We had a wonderful time, the cottage was lovely with everything (and more) we could need. We will be using Crabtree & Crabtree properties again in the near future, as always we where very happy in your property they are always first class."Davey family
"We enjoyed very much our stay at Balmoral Cottage. The house was really nice and the place was quiet and lovely, especially with our neighbours, the horses. Very nice service too. Many thanks to the housekeeper for her help and for the welcoming pack which was most appreciated. Thanks again for everything. We hope we'll be back someday in the Borders."Ms Videau
"Thank you again Crabtree & Crabtree. Brilliant holiday, lovely cottage in a beautiful location. Special shout out to the village neighbours who made us feel very welcome when we were out and about with the dogs."Mr O'Brien & family
"We had a wonderful stay in Balmoral cottage and would give it 10/10! It was comfortable, warm and the furnishings and fittings were of a high standard. It was a bonus that each bedroom had an en-suite bathroom. The garden was pretty, there were lovely views over to the hills and we loved seeing the horses when they came to the nearby corner of the field. Thank you very much."Ms Dean
"Balmoral Cottage was really beautiful and was very well equipped. Thank you for your really good service again."Nelson family
"We had a wonderful stay at Balmoral Cottage. The house was spotlessly clean (thanks again to the housekeeper, she is doing a great job!!), cosy and very well equipped. We loved the view from the winter garden and the visits from "our" horses. We really travel a lot, but for the first time we didn‘t want to go back home at all. Kelso is the perfect location for day trips. Even the weather was fine on most of the days. The advantage of visiting Scotland in winter time was that we had all the beautiful places (like Dryburgh Abbey) for us. This is for sure, we will definitely come back! We also have to thank you for your support during the booking procedure. Everybody was very kind!"Gutzke family
"We were a party of 4 adults, 2 6 year old and a dog. We had a lovely time at the cottage. It was very spacious and was to a high standard. It was very cosy especially with the log burner and was in a nice and peaceful area. It was within a short distance to Kelso but we also had some lovely adventures out. We visited Coldingham Bay which was lovely and we will definitely visit again in the Summer as its not too far from our home either. We also had good fun exploring and trying to find (with some difficulty!) the waterfall nearby. We found it eventually but ended up on the wrong side of the river! We still had an adventure though and a lovely day out! Would recommend the cottage and would certainly stay again."Quinn family
"The cottage was just brilliant. and the area was lovely, although we didn't manage to walk much because of the weather, but that gives us a good excuse to come back. We have stayed in many cottages in different areas of the country,,,and this one was exceptional. The quality and cleanliness of the cottage was fab and sooo well equipped...you could even have baked a cake while you were there. We had my parents with us, and they are not too mobile and have some needs and like a cosy house, and it was ideal for them. The log fire was just heaven and we used it everyday!"Mrs Susan Renwick
"We had a lovely time at Balmoral Cottage. The cottage was ideal for our needs- 3 couples, so 3 en suites was just what we needed. The cottage had everything we needed and more. The kitchen particularly was exceptionally well stocked with implements. The cottage was extremely clean when we arrived. The downstairs bedroom was ideal for one of our party who has difficulties walking."Mrs Rosie McKenna
"We had a lovely stay at Balmoral Cottage, it was lovely and clean with lots of useful bits and bobs."Ms Savage
"We had a lovely week at Balmoral Cottage. We thought the cottage was very well appointed and equipped."Mr & Mrs Rushton
"Excellent stay at Balmoral Cottage, thank you. It is extremely well presented with easy to use kitchen appliances and lovely welcome hamper."Ms Walker
"We really enjoyed our stay. The cottage was lovely and clean! Lovely comfy beds with cotton sheets and fabulous en suite bathrooms. Kitchen was well equipped and it was lovely sitting in the sun room to eat. As we had our elderly dog, who is deaf, with us it was good knowing that the garden was fully enclosed. And what a pretty garden it was too. It was lovely to sit outside and enjoy the views too. The log burner was great and easy to use. Having the fire ready prepared was a lovely touch! We had a lovely time and didn't want to leave! We are looking forward to our next cottage holiday through Crabtree & Crabtree in December."Mrs Pearson-Jones
"Very well equipped, comfortable property in a good location just a short drive from Kelso and within easy reach of many other lovely locations in the borders. The property is very clean and welcoming. Good quality linens. Everything in the kitchen you could possibly need."Ms Parsons
