Bedrooms

The accommodation comprises three bedrooms; two doubles (both with 4' 6" beds) and one twin (with two 3' beds).  All have fabulous views of the river or the surrounding Estate.  The bedrooms are decorated in neutral tones to the highest standard and comfort throughout.  All have plenty of storage space with a wardrobe or chest of drawers.  All bed linen is the highest quality 100% Egyptian cotton. 

Bath and shower rooms

There is a family bathroom on the first floor with a bath with handheld shower, basin and WC in addition to a ground floor shower room with large walk-in power shower, basin and WC.  Luxurious towels are provided for all guests.

Sitting Room

The sitting room has an open log fire, Sky television, DVD player with a house selection of DVDs, and pay telephone. Wireless Broadband internet is also available at the property. During the Christmas and New year period a drinks try will be provided consisting of whisky, Gordons Gin, 2 bottles Claret, 2 bottles of white wine and mixers.

Dining kitchen

The kitchen has dining space for six guests and direct views of The Tweed. It is decorated in traditional Shaker style with neutral tones throughout, natural tiled floor and oak work surfaces.  It is fully equipped with a stainless steel electric oven and hob, dishwasher and plenty of storage space.  There is a refrigerator, deepfreeze, washing machine with dryer and Belfast sink in the adjoining utility room.  Guests receive a complimentary welcome Hamper on arrival which includes fresh coffee, tea, fresh orange juice, milk, fruit cake, cereal, eggs, bacon, bread, butter and marmalade.

Utility / rod and boot room

Accessed directly from the back door, this warm, tiled room is ideal for dogs and storing and drying fishing kit and outdoor clothing. 

Garden and grounds

Garden House is accessed via a track (unsuitable for low slung vehicles) leading to a gravelled area with parking for at least three cars.  The house sits within a large lawned area leading down to the river and is surrounded by mature woodland with extensive spring planting. 

Catering and housekeeping

Catering at Garden House is entirely flexible.  The house can either be taken on a self-catered, partly catered or fully catered basis.  A homemade meal and wine delivery service is also available.  A picnic hamper delivery service is available for fishing parties.  The housekeeper will meet guests on arrival and facilities are available for additional cleaning or linen changes throughout guest's stay at additional cost. 

Children's facilities

A travel cot and high chair are available on request. 

Dogs

Dogs are welcome at Garden House and we would ask that they are kept to the downstairs, uncarpeted areas of the house. 

Environmental policy

Milne Graden Estate has adopted an eco-friendly policy.  All bath and shower toiletries and household products are eco-friendly and biodegradable with extra facilities for recycling.
