Set in the captivating surroundings of the Yarrow Valley, The Mill at Lewinshope is an outstanding conversion of a 19th century threshing mill with charm and character in abundance. The tranquil setting is a perfect spot for families or large groups to relax and enjoy a break in beautiful surroundings.

This award winning property has been sympathetically redeveloped to an extremely high standard, oozing comfort at every turn. Locally sourced hardwoods have been used extensively throughout the property and a natural fusion of old and new has led to the creation of an incredibly warm and inviting holiday home.

The main open plan living area is generously proportioned with a high beamed ceiling and a mezzanine floor providing a cosy nook. Featuring a large open fireplace, surrounded by three comfortable sofas it provides a convivial entertaining space for relaxed conversation along with the odd glass of wine! The kitchen is extensively equipped with all mod cons and plenty of lovely touches for holiday living.

The ground floor features a luxury bedroom with sauna and steam room for a little indulgence at the end of a busy day, while downstairs the custom finishes and attention to detail continue to shine through in the three en-suite bedrooms - each unique and characterful with elegant fittings by Jim Lawrence and fabulous artworks by local artists.

Outside there is all-weather tennis court which guests are welcome to use anytime, or children and adults can enjoy some together-time dabbling for wildlife around the nearby mill pond, followed perhaps by a campfire and a little star gazing under the amazing dark skies of this area.

Local amenities

The historic market town of Selkirk is 5 miles away and provides a good range of local amenities, including a deli, bakery, butcher and small supermarket for holiday provisions. You will also find a number of textile producers in the area including the Lochcarron Visitor Centre for lovers of cashmere and tweed, or head to Lindean Mill Glass which offers a super chance to skilled glass artisans at work. Alternatively a wonderful selection of independent shops can be found in Melrose (12 miles) or Galashiels (12 miles) for larger supermarkets including a Marks & Spencers food outlet.

For light-bites, The Minstrel Tearoom at Bowhill Country Estate (4.5 miles) is an attractive spot, or the Waterwheel cafe at nearby Philiphaugh is a super stop-off for refreshments and a chance to see salmon leaping at the viewing centre. Try the Selkirk Deli for lovely coffee and lunches, or The Woll Restaurant in Ashkirk has a good reputation for serving excellent food full of fresh local flavours.

Activities & attractions

A number of activities can be arranged at Lewinshope which can be tailored to groups and individual requirements including adventure activities and watersports, tennis lessons, cookery demonstrations, beauty treatments, art lessons and ranger led walks.There is also excellent walking and cycling from the doorstep from gentle ambles to more substantial marked routes on a network of footpaths and bridleways around this area.

For cycling and mountain biking, the Ettrickbridge and Yarrow Cycle Trail sits nearby - a scenic, but hilly, 19.5 mile loop using mostly quiet roads and forest paths but offering spectacular views in reward for one or two leg-burning climbs! Less demanding routes are within easy reach including the 7 mile Bowhill route, and 8.5 mile Ettrickfoot & Yair trail which offer relatively flat rides taking in forest paths and river courses.

For routes the whole family can enjoy, head to Bowhill Country Park just down the road which has miles of tracks in a stunning woodland setting in addition to a wonderful range of family friendly activities, including an amazing outdoor playground with exhilarating zip wires, and a new ranger-led holiday programme offering budding young adventurers hours of woodland fun. It also provides a chance to explore all that the wider estate has to offer including stunning gardens, the outstanding painting collection of Bowhill House, or simply some time outdoors enjoying the forest trails and wonderful wildlife of the area. A riding centre is also located nearby for forest and moorland treks on well-schooled horses.

For walking, the beautiful valleys of Ettrick and Yarrow affords plenty of choice in all directions, including the easy/moderate ‘Ettrickbridge Circular’ (4 miles) to the more challenging ‘Yarrowford Circular’ (10 miles) taking in the Three Brethren cairns which offer superb panoramic views from the summit. Other nearby trails include ‘The Loch’s Walk’ on Bowhill Estate (2 miles), the moderate ‘Duchess’s Drive’ (7 miles) or the strenuous ‘Ettrickhead Horseshoe’ (10 miles) which is a splendid high level walking experience.

There is good value fishing on the Yarrow or Ettrick Water described by Shooting Times & Country Magazine as, ‘one of the best-kept secrets in the fishing world’ and there are a number of lochs and reservoirs for stillwater fishing. For golf enthusiasts, The Woll in Ashkirk is a popular 18 hole course in a super parkland setting just a ten minute drive away, while the wider area offers a huge variety of courses to suit all levels.

St. Mary’s Loch is a relaxed spot to while-away an afternoon in scenic surroundings, or why not spend time exploring the rich history of the area - from the skirmishes of the Border Reivers, the remnants of fortified towers, or the story of James Hogg, the Ettrick Shepherd who became one of Scotland’s literary giants.

The magnificent city of Edinburgh is a perfect day trip - you can hop on a train from Tweedbank (12 miles) where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite architecture of this beautiful city.


Ground floor

Entrance Hall/Bootroom for the storage of outdoor kit, and adjoining WC.

Large Open plan living/dining/kitchen. The main living area features a large open fire (unlimited logs supplied), generous sofas, TV/Blu-Ray DVD, Bose docking station, and large French doors leading to a patio and barbecue area. The dining area seats eight comfortably and the kitchen is extensively equipped with a Rangemaster cooker with 5 burner hob, large fridge/freezer, two dishwashers, microwave, toaster, food processor, coffee maker and all other kitchen essentials, including a good selection of cook books.

Mezzanine - A bespoke staircase from the main living area leads to a cosy snug with seating, large beanbags, flatscreen TV and Blu-Ray DVD, books and games. The mezzanine also features a sofa-bed for use as additional sleeping accommodation if required.

Beech Bedroom - large sunny twin bedroom which can be adapted to superking as required. The room has good floorspace and four Velux windows provide plenty of light. Wardrobe space/storage. Features recessed bookshelves with books, two armchairs and storage area. En-suite wet room with sauna, double basin, large walk-in shower and wc.

Lower Floor

Elm Bedroom - with superking bed which can be adapted to twin beds as required. Wardrobe space/storage. En-suite bathroom with contemporary finishes - double basin, roll-top bath, shower and wc.

Ash Bedroom - with superking bed which can be adapted to twin beds as required. Wardrobe space/storage, window seats. En-suite bathroom with contemporary finishes, steam shower, single basin and wc.

Oak Bedroom - a bright sunny room with superking bed which can be adapted to twin beds as required. Double wardrobe/storage. En-suite bathroom with shower, single basin and wc.

Laundry Room with large washing machine, dryer and drying rack.

The Mill has underfloor heating throughout served by an eco-friendly wood-chip boiler with a plentiful supply of hot water at all times. There is a thermostat in every room.

Wi-Fi and mobile coverage
Wi-Fi is available throughout the property. There is good mobile coverage on most networks.

Guest amenities
All the bedrooms are spacious with plenty of storage space. The beds feature high quality pocket sprung mattresses, feather and duck down duvets, and fine Egyptian cotton bed linen. A hair dryer is provided in every room. Luxurious bath sheets and hand towels are provided for all guests. Guest soaps and toiletries are also provided.

Babies and children
A cot with duvet and linen, high chair and stair gate are available on request. For the safety of children, guests should note that a Mill Pond sits nearby, and there is a drop at the mill wheel housing to the side of the property. Please contact us if you have any concerns.

Garden and grounds
There is a private outside space attached to The Mill situated directly outside the main sitting room doors, with seating area and barbecue for al fresco dining. Guests are welcome to walk around the wider estate which extends to over a hundred acres.

Mill Pond
For the safety of children, please note that a mill pond sits nearby the property which can get boggy in certain conditions. Young children should be accompanied in this area. Please contact us if you have any concerns.

There is ample private parking directly in front of The Mill.

Catering is entirely flexible. The house can be taken on a purely self-catered basis, or a cook is available throughout guests’ stay for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion. A homemade meal and wine delivery service is available, or the freezer can be stocked with home-cooked meals for arrival at the property.

Additional Guests
Prices are shown for up to eight persons but two additional guests can be accommodated on a sofa bed on the mezzanine floor. Please note that there is a £50 surcharge for each additional person.

Dogs welcome
Two well-behaved dogs are welcome at The Mill for an additional fee of £30 per dog. Owners are requested to keep their dogs to the bootroom which has adjustable underfloor heating and is adjacent to the sitting room.

An unlimited supply of logs is provided free of charge.

Tennis Court
An all-weather court is available for guests’ use. Rackets and balls can be provided.

Guests’ privacy
The Mill is not overlooked and offers a high level of privacy for holidaying guests. The main farmhouse is nearby but sits quite separate to the mill and the lovely owners are on hand to help with any requests or questions about the local area.

"Just wanted to say that we all enjoyed our stay at The Mill and concurred that it was one of the best holiday properties we'd stopped in. I'm sure lots of people have already said what a lovely house and situation it is, and how helpful the owner is, so I'll take that as read and concentrate on what for me made the house special and made us feel so welcome. It was the best stocked house we've been in - loads of loo roll, toiletries, kitchen roll, detergent, kindling/firelighters/matches, charcoal etc. No need at all to take stock and go off to the supermarket with a lengthy list, which made for a pleasant and relaxing start to the holiday. Thanks to the owner for the cake and the free range eggs! Congratulations to the cleaner/s. The sanitary ware was not only clean but sparkling. I did not see any dust or cobwebs anywhere. Even all the grout was clean! All this made us feel we were in a real home from home not just in a holiday let. All the solid hardwood touches - the flooring, the countertops, the stair rail, the items of furniture - gave the place an individual and luxurious feel that made it stand out. We all enjoyed the unlimited logs, even though it was summer and warm. The fires were easily lit and maintained indoors and outdoors, and a living flame is such a lovely focal point. The BBQ was fun!
