A perfect fit for four guests or two.....with doggy friend welcome too, Swan’s Nest benefits from magnificent views along the banks of the River Tweed, right on the border of Scotland and Northumberland.

The open plan interior has a fresh country style featuring charming ginghams, wool and tweeds in a soft rococco blue and chateaux grey, including the homely feel of an open fire for one of life's simple pleasures. Two pretty bedrooms on the first floor complete the picture.

A small garden sits to the rear with fabulous views over the river and surrounding countryside and not a road in sight. The garden and river are a rich haven for wildlife including deer, otter and birdlife.

Swan's Nest is part of a hamlet of superb, period properties comprising Hamilton House, School House and Tweedside. The properties are ideal for larger groups wishing to holiday together but maintain a degree of privacy.

Local amenities

Head to Norham (4 miles) for a fantastic selection of quality local produce, including meats, pies, and cheeses from Foreman’s, or the Cornhill Village Shop (5 miles) for coffee, cake and scrummy picnic lunches. It is also home to the highly regarded Collingwood Arms for elegant evening dining, or a short drive will take you to the Allanton Inn (6 miles) which has a superb reputation for serving excellent locally sourced food amidst relaxed, convivial surroundings.

Alternatively, Coldstream is a quaint but bustling little town with a rich history sitting on the north side of the River Tweed right on the Scottish/English Border. The shopping here is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, bakery and small Co-op supermarket for holiday essentials, as well as a super art gallery and interiors shop for lifestyle gifts and accessories.

More extensive shopping, restaurants and amenities can be found in the picturesque town of Kelso (12 miles) which is also home to the 12th Century Abbey, Floors Castle, the Roxburghe Championship Golf Course, National Hunt Racing as well as the outstanding Roux restaurant at the Roxburghe Hotel.

Activities and attractions

The local area is packed with interest. Hike through the Cheviot Hills or stroll across stunning beaches. Go kite-surfing or coastal kayaking. Marvel at the silver staircase at Manderston House. Take a boat trip to the Farne Islands, home to thousands of seabirds and a grey seal colony. Or treat yourself to lunch at the Terrace Café at Floors Castle, nominated as one of the top ten cafés in Scotland.

With the Tweed on the doorstep, this is an ideal base for fishing parties. The estate’s own beat which is available to guests at additional cost (subject to availability) extends to about 1.4 miles of single bank fishing. Milne Graden is primarily a salmon beat but has good runs of grilse and sea trout through the summer months. Other prime beats include Tillmouth, Lennel, Ladykirk and The Lees. If you can tear yourself away from the view, the local area has plenty of other delights in store.

From here you can explore a historic landscape, punctuated by imposing castles like Floors, Bamburgh, Dunstanburgh, Thirlestane and Alnwick, the evocative ruins of abbeys at Kelso, Melrose and Dryburgh and stately mansions at nearby Paxton, Manderston and Mellerstain. Head to the coast for miles of golden sands and secluded rocky coves. Some of our favourite spots are the stunning beach at Bamburgh, the magnificent views from the cliffs at St Abb’s Head and the mystical Holy Island of Lindisfarne.?

On the way home, pop in for a pint of local ale at The Black Bull at Etal, Northumberland’s only thatched pub. Or let us arrange for dinner to be delivered to you, light the fire, pour yourself a glass of something nice and relax.

"As usual we had a lovely time, it's beginning to feel like home from home. We caught fish which it seems was more than some other guests did. Hopefully we will be back again next year." - Beech, September 2017

"Just wanted to say ‘Thank you’ for recommending such an idyllic property at short notice. The Swan’s Nest was a delightful place for our family to spend the week, with all the comforts of home including a very comfortable nights sleep! It was top class, with the addition of the welcome pack and toiletries being a nice touch. Cassie, our Labradoodle, says thank you too for the treat she received on arrival. I have already recommended the property to two friends, and with lots to see and do in the area, hopefully we’ll be visiting again before too long." - Walton, July 2017

"We had such a lovely time at Swan's Nest and were very sorry to leave! It was such a relief to arrive at Milne Graden - as usual everything was beautifully clean, comfortable and well-equipped! I would love to spread the word about it but that might mean we couldn't book it!" - Laing, April 2017

"We had a fantastic week, loved the cottage and its position. The cottage was so homely and welcoming, and the beds so comfortable. We would certainly rent from Crabtree & Crabtree again and we would be happy to recommend you to others." - Beech, September 2015

"We had a very good week at Swan's Nest. The cottage is really lovely and it had all we needed for our holiday. The welcome pack was very much appreciated, we really enjoyed the home made lemon cake. The decor in the cottage was very pretty and of a very good standard. The cottage is in a beautiful location, so peaceful and quiet with a fantastic outlook." - McFarlane, July 2015

"We enjoyed our stay at Swan's Nest very much - the accommodation was excellent in all respects, beautifully designed, and intriguing pictures, pottery etc. Being without a car, we walked daily along the river, watching ducklings swimming in line and admiring the lovely wild flowers and countryside. We also walked the 3 miles into Norham, looked round the village, went in the Mason's Arms then back by taxi. A lovely peaceful relaxing holiday, just what we both needed. Many thanks for all your help. We are recommending Milne Graden to friends, and we would love to return." - Stoner, July 2015

"We had a fantastic week at Swan's Nest. It is a beautifully appointed cottage with everything you would expect for a week away. The quality and finish of furnishing and decor were all to a very high standard and the welcome pack was a love touch on arrival. We would certainly look to book with Crabtree & Crabtree again." - Strang, July 2015
