The best things come in small packages and the charmingly named Pigeon Loft is an enchanting conversion with a lovely story to tell. Set just off the tree-lined village green on the edge of the Cheviot Hills, this is a heavenly sanctuary for romance and relaxation, or an uplifting base for walking and cycling in the captivating heather-clad hillsides of the National Park.

Dating right back to the early 18th century, the cottage has been sensitively restored to respect the integrity of the original building, while the interior finish reflects the creative flair of the owner, comprising a scheme of country classics, natural textures and timeless antique finds. The overall feel is effortlessly stylish yet beautifully designed for comfort - a perfect bijou for two!

The bright living area sits on the first floor and is set out in an open plan layout incorporating the sitting room, bedroom and kitchen, framed by the original stone chimney breast. Design features include Victorian and Edwardian rugs, a deep sumptuous sofa and pretty window seats, along with statement pieces using luxury tweeds from Marton Mills, finest quality Jacquard linens and industrial-style Dutch lighting. The original cast iron bed is wonderfully opulent with high quality mattress, duck down bedding and vintage pillowcases for the final delicate flourish.

The compact but well equipped kitchen is painted in the very aptly named ‘Pigeon’ from Farrow & Ball, with reclaimed surfaces in rich walnut adding to the overall sense of quality. There is an adjoining shower room on this floor with artisan ceramics from an original design by William De Morgan, and downstairs you will find a boot room/utility with washing facilities and hanging space. Storage for bikes, fishing kit and outdoor gear can all be accommodated on request.

Finally, for those looking for the ultimate holiday indulgence away from the hob, a gentle wander of fifty yards will take you to the Border Hotel for a real ale in front of a roaring fire, and fresh seasonal produce from the Border heartlands.

Local amenities

In addition to the Border Hotel right on the doorstep, the thriving village of Town Yetholm (1 mile) enjoys good local amenities including a post office, an excellent butchers shop, The Plough Inn for eating-out, and a small store and tea-room,

A little further afield guests can enjoy all the amenities of the bustling market town of Kelso (7 miles) with its pretty Flemish style square and rich Georgian and Victorian architecture. You will find plenty of restaurants, pubs and coffee stops to choose from here as well as a fine range of independent shops and a number of large supermarkets.

Activities and attractions

Kirk Yetholm lies at the northern end of Britain's oldest long-distance walk, the Pennine Way, and sits right on the path of St. Cuthbert’s Way for those looking to join its 62 mile journey from Melrose to the sublime Holy Island of Lindisfarne.

You can enjoy perfect walking here with trails and paths to suit all ages and abilities. There are ten walks, all starting from the village which vary in length from 1.5 miles to 9 miles, while the western edge of the Cheviot Hills is beautifully remote and you can spend hours walking or mountain biking in the Bowmont Valley and in the surrounding hills in perfect solitude.

Yetholm Loch is a Scottish Wildlife Trust Reserve which sits one mile west of Yetholm at the foot of the Cheviot Hills. It is an important site for breeding and wintering wildfowl and a good site for observing otter. Noteable other species include osprey, kingfisher, reed bunting, gadwall, shelduck and blue tailed damselfly. There is a hide on the western side of the loch which offers excellent bird watching opportunities.

As well as outdoor pursuits, Yetholm offers an ideal base for exploring the wider Scottish Borders and north Northumberland.

For sightseeing, the grand stately homes and castles of Floors, Mellerstain, Manderston, Abbotsford and Thirlestane are all within a short half hour drive where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.

For short breaks, our local events and festivals provide the perfect excuse for friendly get-togethers where you can enjoy National Hunt Racing at Kelso Racecourse, local Antique Fairs and Auctions, the Floors Castle Horse Trials, Point-to-Point Meets, the Borders Book Festival, Walking Festival and Common Ridings.......to name just a few!

A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city. Trains run regularly from Berwick (21 miles) on the East coast line, or from Tweedback (24 miles) on the Waverley line allowing easy access into the city or for those travelling into the area from further afield.

Open plan living space comprising sitting room, bedroom and kitchen:-

Kitchen - electric oven with ceramic hob, grill and oven, dishwasher, fridge. Please note - there is a microwave and washing machine in the utility room downstairs. Drop-leaf table with chairs for dining for two.

Bedroom - with 5’ king-size original cast iron bedstead with a high quality natural fibre sprung mattress and duck and down duvet.

Sitting room - with double sofa, electric stove, small flat screen TV with Freeview and integrated DVD player, radio, selection of books and games.

Bathroom - with corner shower, heated towel rail, basin and WC.

Electric heating throughout the property. Electric stove in the sitting room.

Guest amenities
High quality bed linen and towels are provided for guests along with guest toiletries from Noble Isle. A hairdryer is provided.

Babies and children
Due to the size of the property, the Pigeon Loft is not suitable for children, however babes in arms up to the age of 6 months may be considered.

Dogs are not permitted.

Wi-Fi and mobile coverage
Wi-Fi is available with good speeds. The major mobile network providers all have good signal strength.

Garden and grounds
There is no private garden provision, however the property fronts the village green which is south-facing and there is a bench seat where you can watch the comings and goings of life in this friendly village community.

Secure storage available for bikes, outdoor kit and fishing rods available on request.

There is on-street parking to the front of the cottage.
