Set high on the hillside with fantastic views across the Cheviots, the location of Pennine Way Cottage is an absolute treat. Sitting in a Designated Area of Outstanding Natural Beauty, you can stride out across heathery hillsides and soak up glorious skies and spectacular sunsets, yet a leisurely half mile walk will take you to the dog-friendly village pub where you will find a roaring fire, good food and a fine real ale.

As the first house in Scotland as walkers leave the Pennine Way, and the last for those leaving Scotland on the path of St. Cuthbert's Way, this cottage will appeal to walkers and nature lovers who will be drawn to its exceptional location, but equally will suit those seeking a quiet, relaxed break away from the hustle and bustle of everyday life.

The cottage has been carefully and sympathetically developed by the owners to take full advantage of the views, comprising a series of tiered timber decks with the living space nestled on the middle level. Natural stone, larch cladding and wood are used throughout in keeping with the natural beauty of the surroundings.

The sitting room is warm and comforting with a mix of soft furnishings which take inspiration from the rich, earthy colours of the landscape. A large wood burning stove keeps things toasty when the seasons change and a deep reclining armchair offers the best seat in the house watching the soft morning light and ever-changing colours of the seasons.

Dogs are welcome here and the cottage has a warm, comfortable space with wood burner which is perfect for drying-off the furry members of your party after a day in the great outdoors. This leads into a smart kitchen and dining area with a large feature window and French doors opening up onto the large wooden deck with garden furniture for alfresco dining, as well as a small recessed pond.

A double bedroom with zip and link configuration provides flexibility while luxury goose down duvets and high quality mattresses add the final comforting touch to your holiday stay.

Local amenities

The thriving village of Town Yetholm (1 mile) enjoys good local amenities including a post office, an excellent butchers shop, a village pub, small store and tea-room, and for eating-out, you will receive a friendly welcome at the Border Hotel in Kirk Yetholm (0.5 miles) which has an excellent reputation for food using locally sourced produce, as well as a convivial bar and beer garden for sitting-out in the summer months.

A little further afield guests can enjoy all the amenities of the bustling market town of Kelso (7 miles) with its pretty Flemish style square and rich Georgian and Victorian architecture. You will find plenty of restaurants, pubs and coffee stops to choose from here as well as a fine range of independent shops and a number of large supermarkets.

Activities and attractions

Kirk Yetholm lies at the northern end of Britain's oldest long-distance walk, the Pennine Way, and sits right on the path of St. Cuthbert’s Way for those looking to join its 62 mile journey from Melrose to the sublime Holy Island of Lindisfarne.

You can enjoy perfect walking here with trails and paths to suit all ages and abilities. There are ten walks, all starting from the village which vary in length from 1.5 miles to 9 miles, while the western edge of the Cheviot Hills is beautifully remote and you can spend hours walking or mountain biking in the Bowmont Valley and in the surrounding hills in perfect solitude.

Yetholm Loch is a Scottish Wildlife Trust Reserve which sits one mile west of Yetholm at the foot of the Cheviot Hills. It is an important site for breeding and wintering wildfowl and a good site for observing otter. Noteable other species include osprey, kingfisher, reed bunting, gadwall, shelduck and blue tailed damselfly. There is a hide on the western side of the loch which offers excellent bird watching opportunities.

As well as outdoor pursuits, Yetholm offers an ideal base for exploring the wider Scottish Borders and north Northumberland.

For sightseeing, the grand stately homes and castles of Floors, Mellerstain, Manderston, Abbotsford and Thirlestane are all within a short half hour drive where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.

For short breaks, our local events and festivals provide the perfect excuse for friendly get-togethers where you can enjoy National Hunt Racing at Kelso Racecourse, local Antique Fairs and Auctions, the Floors Castle Horse Trials, Point-to-Point Meets, the Borders Book Festival, Walking Festival and Common name just a few!

A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city.


It is important to note that access to the cottage is via a series of terraced decks with 25 steps in total down to the entrance and main deck.

Large utility/boot room - with wood burning stove, sofa, armchair. Washing machine and hanging space. Pulley for drying outdoor gear. This area is ideal for dogs sleeping and drying-off.

Kitchen/dining - with electric oven, ceramic hob, integrated fridge with small freezer compartment, microwave. Please note there is no dishwasher or freezer. A washing machine is provided in the utility/boot room. Dining space with seating for four. Wonderful views and French doors leading out to the decked terrace.

Sitting room (3 steps down) - with large sofa, recliner armchair, wood burning stove, writing desk, Smart TV and DVD player. Selection of books, games and DVDs.

Bedroom - with zip and link bed which can be configured to 6’ super king or 3’ twin as required, side tables, wardrobe, dressing table.

Bathroom - with corner shower, heated towel rail, basin and WC.

Guest amenities
High quality linen and goose down duvets are provided. Towels are supplied along with luxurious toiletries from Arran Aromatics. A hairdryer is available.

Babies and children
Due to the configuration of the cottage and decked terraces, it is not suitable for babies and young children.

Three well behaved dogs are permitted with others considered on request. They must be kept to the utility/boot room until clean and dry and for sleeping, and then restricted to the uncarpeted areas of the property. Access into the sitting room and bedroom is not permitted.

Garden and grounds
The outside space is a series of decked terraces leading down to a lawned garden. This includes a bench and rocker on the first terrace with garden furniture and BBQ on the second terrace. There is a small recessed pond with a protective guard for safety. The hill terrace and field surrounding the cottage can be used for exercising dogs. A gate is in place on the middle deck of the property which will dog-proof the area up to the main access gate. The lawned garden on the lower level leads onto woodland and a small field which is enclosed using a combination of traditional wood and wired fencing but we cannot guarantee that this is fully dog-proofed.

There is off-road parking for two/three cars just off the main access road.

The cottage is detached and benefits from a private location and is not overlooked.
