With its elevated position just over the Border on the south bank of the River Tweed, this pretty three bedroom cottage is ideally positioned for country pursuits or simply indulging in a little relaxation time.

Lower Tweed fishing beats sit just minutes from the door for those looking to cast their line amidst the scenic heartland, yet perfectly placed for taking in all the sightseeing attractions both north and south of the Border.

On the ground floor, the kitchen has a relaxed country vibe with nature inspired accents from Lewis and Wood giving a nod to the rich fly fishing history of the area. The country theme continues into the three guest bedrooms, accessorised by warming tweeds and beautifully rich wool throws and cushions from the design house of Anta.

On the first floor, the sitting room enjoys views over the garden to the river beyond and features a large sofa and two wing back chairs using finest Moon wools from the mills of Yorkshire accented by sumptuous Mulberry velvets and plaids. Add the blissful beauty of a real fire for a perfect end to the day, along with a wee dram perhaps!

The cottage benefits from a large sun-trapped lawned garden to the rear, ideal for dogs and children and for taking advantage of those golden alfresco moments with friends and family.

Local amenities

The cottage sits just 1.5 miles from Cornhill-on-Tweed which has an excellent village shop selling a super selection of fresh local produce, including picnic hampers and home baking. It is also home to the highly regarded Collingwood Arms which has a pub as well as a super restaurant for lingering lunches or fine evening dining.

A more extensive range of shops, pubs and cafes can be found in the quaint market town of Coldstream (4.5 miles) where the shopping is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, a bakery and a small Co-op supermarket for holiday provisions.

For more extensive amenities, a number of larger supermarkets can be found in the very picturesque town of Kelso (7.5 miles) which has an excellent selection of independent shops set around a Flemish style market square.

Activities and attractions

This area is a much loved destination for salmon anglers who come to experience fishing on the famous Tweed system, and you will find Middle and Lower Tweed salmon beats - Hendersyde, Sprouston Birgham, Carham and Wark - all within a short drive of the property. Fishing can be booked through FishTweed, while Orvis, Fin and Game and Tweedside Tackle are all based in Kelso offering a wealth of advice on river levels, latest catches, permits, tackle and all things fishing and country.

For golf enthusiasts, Kelso Golf Club is an attractive parkland course resting on the edge of the town, or you can experience a fantastic day-out playing the Roxburghe Championship Course (8.5miles). There is a pro-shop and PGA golf academy here for those who are new to the game or wish to refine their swing, or you can perhaps sharpen up your eye popping a few clays at the nearby shooting school.

For sightseeing, the grand stately homes and castles of Floors, Mellerstain, Manderston, Abbotsford and Thirlestane are all within a short half hour drive where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.

Local events and festivals also provide the perfect excuse for short breaks or friendly get-togethers where you can enjoy National Hunt Racing at Kelso Racecourse, local Antique Fairs and Auctions, the Floors Castle Horse Trials, Point-to-Point Meets, the Borders Book Festival, Walking Festival, Common Ridings and Melrose Rugby Sevens.......to name just a few!

It is also exceptionally well placed for exploring the wider Northumberland area. A 14 mile drive will take you to the edge of the Northumberland National Park, a designated area of outstanding natural beauty with over 400 square miles of stunning landscapes, criss-crossed by over 700 miles of walking, biking and riding trails which follow the routes of ancient cattle drovers, taking in Iron Age stone fortifications and traces of Bronze Age hillforts amidst the tranquil and rugged landscape.

A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city. Alternatively hop on the train from Berwick upon Tweed (15 miles) or from Tweedbank (24 miles) for a scenic trip which will take you right into the heart of the city.

The property sits of two floor with all three bedrooms on the ground floor and the sitting room on the first floor.

Dogs
Two dogs are welcome but must be kept to the ground floor, uncarpeted area of the property. They are not permitted in the bedrooms.

There is a gravelled area to the front of the property extending into a large lawned garden to the rear which is fully enclosed. The rear garden is multi-level with both steps and a ramped section with handrail to the lawned area. There is limited overlooking of the garden. Garden furniture with seating for eight.

Parking
There is designated private parking for three to four vehicles directly to the front of the cottage.

There is a small store for outdoor gear to the rear.
