With idyllic riverside trails on the doorstep and just ten miles from the wide sweeping sands of the exceptional Northumberland coast.

Newly refurbished throughout, the sitting room is a celebration of the flora and fauna of the area with colours inspired by the featured work of renowned painter/print maker Angie Lewin through her Saltmarsh Storm II piece and the intricate wallpaper illustrations by Mark Hearld.

Alongside this, limewashed wood and soft sage green is paired carefully with the warmth of natural wool and sisal, while an open fire will bring about some cosy contentment when those lazy days beckon.

The bedroom features a large king size bed, and the artisan feel continues with an oversized headboard in Royal Oak fabric by artist Andrew Davidson and the contemporary work of award winning print maker Emma Lawrenson.

Contrast this with the deep graphite grey of the kitchen, perfectly equipped for two, with exceptional south facing views of The Cheviots, leading directly onto a deck and south facing garden.

North Lodge is surrounded by garden on three sides and a five minute walk will take you down to the River Tweed, from which there is a super network of riverside walks.

Dog Park

All Milne Graden properties benefit from use of the Tails of the Tweed Dog Park in the estate’s former Victorian kitchen garden. Sitting on the route of the mapped walks which run around the estate, this bright, sunny spot is a perfect space for relaxation while your furry friend can play and run freely within the safety of this enclosed space.  A range of dog agility obstacles and toys are sure to add some extra fun!

Ground floor

This is a one-bedroom gate lodge with all accommodation on the ground floor.

Sitting room with double sofa, armchair, drop leaf table for dining with two chairs, open fire (ample supply of logs provided), flat screen television with DVD player.

Kitchen with electric oven and ceramic hob, dishwasher, microwave, small fridge with separate ice box. Please note there is no washing machine available.

Bedroom with 5' king size bed, built-in cupboard with hanging space and storage, dressing table.

Bathroom with bath with shower over, basin and WC. 

Outside

North Lodge has a garden area on three sides of the cottage. The rear garden has a raised decked area with a table and chairs which is enclosed with a picket fence. The rear garden also enjoys superb views across parkland to the Cheviot Hills beyond.

A bicycle store is available on site for guest use. Please note, a barbecue is not provided at this cottage and the use of barbecues is not permitted anywhere on the estate.

There is off-road parking to the side of the cottage.

Electric Vehicle Charging

For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.

Babies & Children

A travel cot and highchair are available on request.

Dogs & Other Pets

One dog is welcome and a second dog may be considered on request with a charge of £25 per dog. Dogs must be kept off the furniture and out of the bedroom. Cats are not permitted.

Guest amenities

All bed linen is the highest quality 100% Egyptian cotton. Towels are provided for all guests. A hairdryer is provided.

Any requests for additional mid-week housekeeping and linen changes require at least 14 days notification and are subject to additional cost.

Wi-Fi & Mobile Coverage

Wi-Fi is available at the property but please note this can be slow and intermittent due to the rural location. Mobile coverage is good on most networks. There is a landline available which can be used for incoming calls or emergency outgoing calls. 

Heating

North Lodge has oil central heating in addition to the open fire in the sitting room. An ample supply of logs is provided. Additional logs can be purchased from local service stations in Coldstream or Berwick-upon-Tweed.

Fishing on site

Salmon fishing is available on the Milne Graden Beat on the River Tweed. This is organised through FBR Seed.

Location

Head to Norham (4 miles) for a fantastic selection of quality local produce, including meats, pies, and cheeses from Foreman’s, or the Cornhill Village Shop (5 miles) for coffee, cake and scrummy picnic lunches. It is also home to the highly regarded Collingwood Arms for elegant evening dining, or a short drive will take you to the Allanton Inn (6 miles) which has a superb reputation for serving excellent locally sourced food amidst relaxed, convivial surroundings.

Alternatively, Coldstream is a quaint but bustling little town with a rich history sitting on the north side of the River Tweed right on the Scottish/English Border. The shopping here is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, bakery and small Co-op supermarket for holiday essentials, as well as a super art gallery and interiors shop for lifestyle gifts and accessories.

More extensive shopping, restaurants and amenities can be found in the picturesque town of Kelso (12 miles) which is also home to the 12th Century Abbey, Floors Castle, the Roxburghe Championship Golf Course and National Hunt Racing. 

Activities

The local area is packed with interest. Hike through the Cheviot Hills or stroll across stunning beaches. Go kite-surfing or coastal kayaking. Marvel at the silver staircase at Manderston House. Take a boat trip to the Farne Islands, home to thousands of seabirds and a grey seal colony. Or treat yourself to lunch at the Terrace Café at Floors Castle, nominated as one of the top ten cafés in Scotland.

With the Tweed on the doorstep, this is an ideal base for fishing parties. The estate’s own beat which is available to guests at additional cost (subject to availability) extends to about 1.4 miles of single bank fishing. Milne Graden is primarily a salmon beat but has good runs of grilse and sea trout through the summer months. Other prime beats include Tillmouth, Lennel, Ladykirk and The Lees. If you can tear yourself away from the view, the local area has plenty of other delights in store.

From here you can explore a historic landscape, punctuated by imposing castles like Floors, Bamburgh, Dunstanburgh, Thirlestane and Alnwick, the evocative ruins of abbeys at Kelso, Melrose and Dryburgh and stately mansions at nearby Paxton, Manderston and Mellerstain. Head to the coast for miles of golden sands and secluded rocky coves. Some of our favourite spots are the stunning beach at Bamburgh, the magnificent views from the cliffs at St Abb’s Head and the mystical Holy Island of Lindisfarne.

On the way home, pop in for a pint of local ale at The Black Bull at Etal, Northumberland’s only thatched pub. Or let us arrange for dinner to be delivered to you, light the fire, pour yourself a glass of something nice and relax.

Edinburgh is only an hour’s drive or 45 minutes on the train from nearby Berwick upon Tweed.

This was our second time here, but were lucky enough to have two weeks rather than one. We quite honestly could have stayed longer if we had the time! "My wife, dog and I rented North Lodge on the Milne Graden Estate for two weeks at the beginning of September. The lodge is phenomenal. It may seem small by room count, but each room more than served its purpose for size. Add to this the large enclosed garden, separate parking space and fabulous view, what more could anyone ask for.  

The lodge was spotlessly clean and very well equipped and maintained to a very high standard. Spending two weeks we were given the option for a quick clean midway, which we accepted. The cleaner and gardener were in and out in no time, very pleasant and friendly with it too.

Many a morning we had breakfast on the decked area and used the garden for lounging in the sun reading our books.

The Milne Graden Estate, where the lodge sits, has a few walks of its own, some leading down to the River Tweed and stunning. The roads from the lodge and in the vicinity are nice and wide, very quiet with hardly any traffic, pretty much pothole-free and great for cycling which we did. 

Coldstream is approximately 4.5miles away and provides most of the general day-to-day amenities that may be needed. North Lodge’s location is great for sightseeing both English and Scottish attractions of which there were many if you enjoy walking, coastal and town visits etc.

In summary, North Lodge on the Milne Graden Estate is a magnificent lodge, brilliantly listed by Crabtree & Crabtree, exceptionally well maintained and an absolute pleasure to stay at. We would not hesitate to stay there again. 10 out of 10 for the whole experience from booking to staying."
