This three bedroom period cottage has a lovely vibe opening up into a bright open plan living space, ideally placed for busy active stays or a calming change of pace. Drawing inspiration from the Border heartlands and its proximity to the heritage coast, it features nature-inspired artworks and furnishings by local artisan producers all presented in a fresh modern style.

There is a spacious open plan living space where you can curl up on rich wool throws in front of the cosy woodburner on out-of-season days, or in the warmer months you can throw open bi-folding doors for that fresh summer feeling where everyone can gather for a leisurely brunch.

The bedrooms draw on a simple colour palette with soft textiles and period pieces which warm and enhance the space. There is a large fully enclosed garden with a sunny open aspect which leads down to a network of country walks around the surrounding area.

The village pub is known for its warmth and hospitality and sits just a two minute walk from the cottage where you can pick up your morning newspaper along with freshly baked rolls and scones, or in the evening perhaps stop in for some tasty home cooking and a rather perfect pint of local craft beer.

For families and friends wishing to holiday together, the property can be let in conjunction with Newton Cottage (sleeps 2) which sits just four doors away.

Local amenities

As well as lunches and evening meals, the village pub serves coffee and cake as well as freshly made takeaway pizzas, or the fish and chip van comes to the village on a Wednesday night and comes highly recommended.

The quaint market town of Coldstream sits just 6 miles from Leitholm where the shopping is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, bakery and small Co-op supermarket for holiday provisions. The Coldstream Gallery is a lovely spot to browse art, ceramics and jewellery by local designers; or pop into Calico Interiors for lifestyle gifts and accessories before coffee and cake at the charmingly named ‘Mad Hatter’ nearby.

A number of larger supermarkets, including a Marks & Spencers food outlet can be found in the historic town of Berwick-upon-Tweed (15 miles),or picturesque Kelso (9 miles) which has an excellent selection of independent shops set around a Flemish style market square.

For eating out, the Wheatsheaf at Swinton (3.5 miles) or the Inn at Allanton (9 miles) are both renowned for serving dishes full of fresh local flavours amidst relaxed, convivial surroundings. Alternatively the Collingwood Arms at Cornhill (7 miles) is an elegant setting for lingering lunches or fine evening dining.

Activities and attractions

For general recreation and walking, The Hirsel Estate and Country Park at Coldstream is a gem of a spot sitting just on the edge of the town with artisan workshops, a small museum, cosy tearoom and lovely waymarked walks around the lake and through estate parkland. In springtime, acres of snowdrops and daffodils blanket the grounds, and The Dundock Path is particularly stunning in late May or early June when the rhododendrons and azaleas burst into glorious colour. The woodland and riverside trails are wonderful in all seasons with an abundance of bird-watching and wildlife spotting opportunities including otters, kingfisher and over 170 different bird species.

For sightseeing, the property is an ideal base for exploring the wider area with its magnificent countryside steeped in a turbulent and romantic history, punctuated by imposing castles, including Floors, Bamburgh, Dunstanburgh, Thirlestane and Alnwick; the evocative ruins of abbeys at Kelso, Melrose and Dryburgh; and the grand stately homes and gardens of nearby Paxton, Manderston and Mellerstain.

The stunning heritage coastline is just a short twenty minute drive with miles of pristine sandy beaches, jolly pubs serving the freshest fish and chips, and picture postcard coastal villages with charming galleries and gift shops.

Birdwatchers, walkers and photographers will delight in the stunning cliffs and coves of the Berwickshire coastline where you will spot thousands of seabirds and seals around the St. Abbs Nature Reserve or cross the causeway at low tide to the very beautiful Holy Island of Lindisfarne. Experience the exhilarating thrill of kitesurfing at Bamburgh, coasteering at Beadnell or perhaps just the simple pleasures of a picnic and a game of beach cricket on sands which remain almost deserted even in the summer months.


The property sits on two floors with front access leading into the open plan sitting room and dining room.

Ground floor

Sitting room with two large sofas, wood burning stove (initial supply of logs), TV with Freeview and DVD player, Sonos Play 1 blue tooth sound system, selection of books, games and DVDs.

Dining area with table and seating for six with bi-folding patio doors which leads to a patio and large lawned garden.

Kitchen with ceramic hob, grill and double oven, dishwasher, washing machine, large integrated fridge/freezer.

Bathroom - bath with shower over, basin, heated towel rail, WC.

Bedroom one - front facing with 5’ king size bed, side tables, chest of drawers, wardrobe.

Porch - with hanging and storage space for outdoor gear.

First Floor

Bedroom two - rear facing with views over the garden. Zip and link option which can be configured to 6’ superking or 3’ twin as required, side tables, built-in wardrobe, chest of drawers.

Bedroom three - rear facing with views over the garden, with 4'6 double bed, built-in cupboard with hanging space, side storage, small sofa.

Woodburning stove in the sitting room with initial supply of logs. Additional logs can be supplied at a small charge.
Mains gas heating throughout.

Free Wi-Fi is available. Mobile reception is reasonable dependent on the network.

Guest amenities
Towels are provided for guests along with toiletries from the Highland Soap Company. A hairdryer is supplied. Beds are made up with duck and down duvets and pillows but a hypoallergenic option can be supplied on request.

Babies and children
A travel cot and high chair are provided.

Two dogs are welcome at Leitholm Cottage. Dogs are strictly not allowed in the bedrooms, on carpeted areas or on the furniture. Dogs must be cleaned and dried before entering the cottage and we kindly ask that guests clean up after their dogs in the cottage and the garden. Guests must also bring their own dog beds/cages and bowls.

Large fully enclosed lawned garden with patio area. Garden furniture and charcoal barbecue are provided for outside dining. Secure shed for storage of cycles and outdoor gear.

Guest privacy
This is a semi-detached cottage which sits on the Main Street in the village of Leitholm. While there are properties on either side, the rear garden is private and is not overlooked.

There is on-street parking outside the cottage or at the village hall nearby.
