Overview

With its magnificent viewpoint overlooking the gentle curve of the River Tweed, Hamilton House casts an impressive stance, beautifully balancing comfort, elegance and fine country living for the ultimate holiday indulgence.

A perfect river setting for rest, relaxation and calming contentment

From the large garden you can while-away the hours watching the river and its inhabitants including deer, otter and a wide variety of birdlife, while a nearby path has direct access down to the river and a network of tranquil walks.

The difference here is in the detail, reflecting both the impeccable taste of the owner and the inspirational sights and colours of the area. The interior has a wonderful country-house feel, balanced with timeless designs which celebrate the work of young and emerging artists.

A particular highlight is the cosy drawing room with open fire and double doors leading to a patio seating area with superb river views. This includes a calming colour scheme in chalk white and duck egg blue, with statement feature walls in Harvest Hare by award winning designer Mark Hearld and artworks by illustrator Emily Sutton.

The formal dining room benefits from captivating river views, an open fire and warming sisal flooring, while the well equipped dining kitchen is presented in a traditional shaker style, leading into a utility and boot room which is ideal for fishing gear and outdoor kit, not forgetting the furry members of the party of course!

The three double bedrooms all benefit from high quality 5’ king size beds with signature headboards from the design houses of St. Jude’s, Cabbages & Roses and the Silk Bureau, while super artworks by local artist Sue Fenlon, Angie Lewin and Mark Hearld complete the overall look.

Outdoors, you can relax with a refreshing Pimms outside the cedar clad drawing room and with the River Tweed as the stunning backdrop, you may just find it very hard to leave!

Dog Park

All Milne Graden properties benefit from use of the Tails of the Tweed Dog Park in the estate’s former Victorian kitchen garden. Sitting on the route of the mapped walks which run around the estate, this bright, sunny spot is a perfect space for relaxation while your furry friend can play and run freely within the safety of this enclosed space.  A range of dog agility obstacles and toys are sure to add some extra fun!

Location

Head to Norham (4 miles) for a fantastic selection of quality local produce, including meats, pies, and cheeses from Foreman’s, or the Cornhill Village Shop (5 miles) for coffee, cake and scrummy picnic lunches. It is also home to the highly regarded Collingwood Arms for elegant evening dining, or a short drive will take you to the Allanton Inn (6 miles) which has a superb reputation for serving excellent locally sourced food amidst relaxed, convivial surroundings.

Alternatively, Coldstream is a quaint but bustling little town with a rich history sitting on the north side of the River Tweed right on the Scottish/English Border. The shopping here is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, bakery and small Co-op supermarket for holiday essentials, as well as a super art gallery and interiors shop for lifestyle gifts and accessories.

More extensive shopping, restaurants and amenities can be found in the picturesque town of Kelso (12 miles) which is also home to the 12th Century Abbey, Floors Castle, the Roxburghe Championship Golf Course and National Hunt Racing.

Activities

With the Tweed on the doorstep, this is an ideal base for fishing parties. The estate’s own beat which is available to guests at additional cost (subject to availability) extends to about 1.4 miles of single bank fishing. Milne Graden is primarily a salmon beat but has good runs of grilse and sea trout through the summer months. Other prime beats include Tillmouth, Lennel, Ladykirk and The Lees. If you can tear yourself away from the view, the local area has plenty of other delights in store.

The local area is packed with interest. Hike through the Cheviot Hills or stroll across stunning beaches. Go kite-surfing or coastal kayaking. Marvel at the silver staircase at Manderston House. Take a boat trip to the Farne Islands, home to thousands of seabirds and a grey seal colony. Or treat yourself to lunch at the Terrace Café at Floors Castle, nominated as one of the top ten cafés in Scotland.

From here you can explore a historic landscape, punctuated by imposing castles like Floors, Bamburgh, Dunstanburgh, Thirlestane and Alnwick, the evocative ruins of abbeys at Kelso, Melrose and Dryburgh and stately mansions at nearby Paxton, Manderston and Mellerstain. Head to the coast for miles of golden sands and secluded rocky coves. Some of our favourite spots are the stunning beach at Bamburgh, the magnificent views from the cliffs at St Abb’s Head and the mystical Holy Island of Lindisfarne.

On the way home, pop in for a pint of local ale at The Black Bull at Etal, Northumberland’s only thatched pub. Or let us arrange for dinner to be delivered to you, light the fire, pour yourself a glass of something nice and relax.

Edinburgh is only an hour’s drive or 45 minutes on the train from nearby Berwick upon Tweed.

Reviews

“We have very much enjoyed our time here : welcoming, comfortable and very well presented.”

Daffern Party - May 2023

"My wife’s family has been coming to Hamilton house and various other locations with Crabtree & Crabtree for years. Last year me and my wife took our daughter and dog and had an amazing time, spending our days out adventuring along the tweed, then to come back to the cottage to sit by the fire. We loved our stay that much we've done it again this year, with a baby who’s turned in to a toddler, this was the best place to bring her to let off some steam. She loved waking up to the sound of the birds and going to the window to look at the sheep in the field. The cottage has everything a family of all ages need, highchair, cot if needed, cooking appliances. One of the nicest touches we particularly like is the dog items and the food parcel which was left. We have now made this an annual trip where we can escape from reality. 5/5 across every aspect."

Upton family, September 2020

"Just had an amazing week at Hamilton House. From the moment we walked in we all just loved it. That goes for the 4 year old and the 73 year old!! It just hit the right spot for us all. (3 adults and 2 children)
Memories of early morning walks by the river, the seat by the French doors with wonderful view and watching the fishermen fly fishing; two deer strolling through the garden, and the family of swans on The Tweed! As our 4 year old grandson said, 'I would be extremely happy to live here!' Would love to come back and will certainly recommend to friends. A truly memorable holiday. Thank you."

Peter & Catherine Holland & Family, July 2020

"Super house and location!"

Mr Marsden, July 2020

"We had a super week in Hamilton House, our 4th different property on the Milne Graden Estate booked through you. We were very lucky with the weather and almost felt we were in an 'enchanted' land, with colour in the trees changing daily, and enjoyed making use of the walks from the doorstop. We stopped with our daughter, son-in-law and 2 grandsons for the school holiday week, and nobody wanted to leave at the end of the week and we had to prize ourselves away when we left the estate during the week even.
Thanks again for a lovely holiday, we always know that the standard of accommodation is second to none where you are concerned, and the weather was a bonus!"

Ellis Family, November 2019

"We had a good stay. The house was well equipped, clean and tastefully decorated. The fire was very welcome on the chilly August evening! It was a good centre to visit Seahouses, Beadnell beach, Bamburgh Castle and beach; we even had a day in Edinburgh which was great, catching the train from Berwick."

Percy family, August 2019

"We had a wonderful time, this was our 2nd visit to Hamilton House & we still can’t believe what an amazing location it is. We’d have no hesitation in booking Hamilton House again in the future as it’s simply perfect for us & the dogs who loved swimming in the Tweed each day."

Hall family, July 2019

"We had a lovely time in a lovely setting."

Robertson family, June 2019

"Our 5th stay in Hamilton - excellent as always especially the garden for the toddler."

Mrs Jordan, August 2020
