With its superb viewpoint overlooking the gentle curve of the River Tweed, Hamilton House casts an impressive stance, beautifully balancing comfort, elegance and fine country living for the ultimate holiday indulgence.

Nestled on the magnificent Milne Graden Estate which sits on the border of Scotland and Northumberland, the difference here is in the detail, reflecting both the impeccable taste of the owner and the inspirational sights and colours of the area. The interior has a wonderful country-house feel, balanced with timeless designs which celebrate the work of young and emerging artists.

A particular highlight is the cosy drawing room with open fire and double doors leading to a patio seating area with superb river views. This includes a calming colour scheme in chalk white and duck egg blue, with statement feature walls in Harvest Hare by award winning designer Mark Hearld and artworks by illustrator Emily Sutton.

The formal dining room benefits from captivating river views, an open fire and warming sisal flooring, while the well equipped dining kitchen is presented in a traditional shaker style, leading into a utility and boot room which is ideal for fishing gear and outdoor kit, not forgetting the furry members of the party of course!

The three double bedrooms (one ground floor) all benefit from high quality 5’ king size beds with signature headboards from the design houses of St. Jude’s, Cabbages & Roses and the Silk Bureau, while super artworks by local artist Sue Fenlon, Angie Lewin and Mark Hearld complete the overall look.

Outdoors, you can relax with a refreshing Pimms outside the cedar clad drawing room and with the River Tweed as the stunning backdrop, you may decide you never want to leave!

From the large garden you can while-away the hours watching the river and its inhabitants including deer, otter and a wide variety of birdlife, while a nearby path leads to the river and a network of walks.

Local amenities

Head to Norham (4 miles) for a fantastic selection of quality local produce, including meats, pies, and cheeses from Foreman’s, or the Cornhill Village Shop (5 miles) for coffee, cake and scrummy picnic lunches. It is also home to the highly regarded Collingwood Arms for elegant evening dining, or a short drive will take you to the Allanton Inn (6 miles) which has a superb reputation for serving excellent locally sourced food amidst relaxed, convivial surroundings.

Alternatively Coldstream is a quaint but bustling little town with a rich history sitting on the north side of the River Tweed right on the Scottish/English Border. The shopping here is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, bakery and small Co-op supermarket for holiday essentials, as well as a super art gallery and interiors shop for lifestyle gifts and accessories.

More extensive shopping, restaurants and amenities can be found in the picturesque town of Kelso (12 miles) which is also home to the 12th Century Abbey, Floors Castle, the Roxburghe Championship Golf Course, National Hunt Racing as well as the outstanding Roux restaurant at the Roxburghe Hotel.

Activities and attractions

With the Tweed on the doorstep, this is an ideal base for fishing parties. The estate’s own beat which is available to guests at additional cost (subject to availability) extends to about 1.4 miles of single bank fishing. Milne Graden is primarily a salmon beat but has good runs of grilse and sea trout through the summer months. Other prime beats include Tillmouth, Lennel, Ladykirk and The Lees. If you can tear yourself away from the view, the local area has plenty of other delights in store.

The local area is packed with interest. Hike through the Cheviot Hills or stroll across stunning beaches. Go kite-surfing or coastal kayaking. Marvel at the silver staircase at Manderston House. Take a boat trip to the Farne Islands, home to thousands of seabirds and a grey seal colony. Or treat yourself to lunch at the Terrace Café at Floors Castle, nominated as one of the top ten cafés in Scotland.

From here you can explore a historic landscape, punctuated by imposing castles like Floors, Bamburgh, Dunstanburgh, Thirlestane and Alnwick, the evocative ruins of abbeys at Kelso, Melrose and Dryburgh and stately mansions at nearby Paxton, Manderston and Mellerstain. Head to the coast for miles of golden sands and secluded rocky coves. Some of our favourite spots are the stunning beach at Bamburgh, the magnificent views from the cliffs at St Abb’s Head and the mystical Holy Island of Lindisfarne.?

On the way home, pop in for a pint of local ale at The Black Bull at Etal, Northumberland’s only thatched pub. Or let us arrange for dinner to be delivered to you, light the fire, pour yourself a glass of something nice and relax.

Edinburgh is only an hour’s drive or 45 minutes on the train from nearby Berwick upon Tweed.


The property sits on two floors with a ground floor bedroom.

Ground floor

Sitting room
The sitting room commands fabulous views of the river and has direct access to the garden. Generous seating, including two large sofas, open log fire, and flatscreen TV with Freeview.

Dining room
Situated between the kitchen and sitting room is the dining room with seating provision for 8 guests. This room also has superb river views and an open fire.

Dining kitchen
Fully equipped with a stainless steel electric oven and ceramic hob, dishwasher, large fridge/freezer, microwave, and plenty of storage space. Informal dining/breakfast space. There is a washer/dryer in the adjoining utility/boot room.

Utility / boot room
Accessed directly from the back door, this warm, tiled room is ideal for dogs and storing and drying fishing kit and outdoor clothing. Includes a washing machine with dryer.

Bedroom one
With king size bed, side tables, two cupboards with hanging space and storage.

Bath with hand-held shower mixer, heated towel rail, basin and WC.

First floor

Guest Amenities
All bed linen is the highest quality 100% Egyptian cotton. Towels are provided. A hairdryer is provided in each bedroom. Detachable bath and shower grab rails are available on request.

Children's facilities
A travel cot and high chair are available on request.

Up to two dogs are welcome at Hamilton House depending on size/breed. Dogs must be kept to the downstairs, uncarpeted areas of the house. Cats are unfortunately not permitted.

Wi-Fi and mobile coverage
Wi-Fi is provided and mobile reception is generally good.

Garden and grounds
To the front of the house is a large, open lawned garden leading down to the river. There is a gravelled area with parking for at least three cars.

Catering and housekeeping
Catering at Hamilton House is entirely flexible. The house can either be taken on a self-catered, partly catered or fully catered basis. A homemade meal and wine delivery service is also available. A picnic hamper delivery service is available for fishing parties. Daily housekeeping is available at additional cost.

"We spent a lovely week with friends at Hamilton House on the Milne Graden Estate in September 2017 having previously had a week by ourselves, on the same Estate, in Garden House in June 2017. The properties both sit on the River Tweed and the view from Hamilton House first thing in the morning, with that mist rolling along the river is beautiful. The skies in that part of the world are so clear at night as well. Both properties are decorated and furnished to a similar, very high standard and provide for everything that you might need on holiday. Although there are log fires at both, there was no call to light them as we were blessed with decent weather on both occasions. We would imagine both houses to be very comfortable with fires ablaze, wine open... There is plentiful parking at both properties right outside the door. All in all, we had enjoyable stays at both houses and would certainly consider booking again as there are still places to be seen in the Borders." - Belcher, September 2017
