Set in a peaceful location close to the River Teviot and overlooking the Roxburghe Championship Golf Course, yet with amenities close by, Ardgowan offers guests the best of both worlds. There are superb walks, fishing and golf on the doorstep with access to the fabulous facilities at the Roxburghe Hotel within walking distance. The historic town of Kelso is just a five minute drive from the house, offering a super range of independent shops, pubs and restaurants for relaxed afternoons or evening dining.

Inside, the accommodation is comfortable and well presented in a traditional style. A particular highlight is the unusual collection of objects d’art gathered by the owners during their time spent in the Far East, South America and Holland. The house is ideal for families and larger parties with ample entertaining space including a spacious sitting room, a formal dining room in addition to breakfast area, a study with Wi-Fi and a sun room which provides a delightful spot to catch up with a good book at any time of year. For the warmer months both the sitting room and sun room have French doors opening onto the terrace.

Upstairs there are three bedrooms each with their own bath or shower room; a large master bedroom with en suite bathroom, an additional double bedroom with en suite shower room and a twin bedroom with family bathroom and shower. A dressing room interconnecting with the master bedroom is ideal for infants and a full size cot is provided.

Outside, an attractive, enclosed garden provides ample space for children to play and a terrace provides a sheltered spot for al fresco dining during the warmer months.

Local amenities

Ardgowan is situated on an exclusive development a few minutes’ drive (or ten minute walk) from the highly-regarded Roxburghe Hotel. Guests at Ardgowan are welcome to make use of the hotels’ amenities which include a cosy bar, award-winning restaurant, drawing room where guests can enjoy fabulous afternoon teas, the Roxburghe Championship Golf Course, beauty rooms and clay pigeon shooting.

The delightful, historic town of Kelso is five miles by car or approximately a mile and a half on foot. Described by Sir Walter Scott as "the most beautiful, if not the most romantic village in Scotland," Kelso today remains one of the most attractive and unspoilt towns in the Borders, with a Flemish-style cobbled square, a 12th Century abbey and the majestic Floors Castle. The town offers some interesting, independent shops - a fabulous butcher, excellent fishmonger, cashmere shops, country sports shops and an art gallery to name but a few - as well as a good selection of lively pubs and restaurants. Kelso hosts a number of events throughout the year including regular National Hunt race meetings at the famous race course, the ancient custom of the Common Ridings of the town boundaries and the famous Borders Rugby 7s games.

Activities and attractions

Ardgowan provides an ideal base for fishing guests with fishing nearby on the Teviot a few minutes’ walk from the house in addition to the famous Junction beat on the Tweed and several other prime Lower and Middle Tweed beats within easy driving distance.

The property also provides an ideal base for golf parties with the Roxburghe Championship course on the doorstep in addition to another 21 courses within a 30 mile radius including picturesque links and parkland courses to suit all standards. For keen walkers, there are fabulous walks along the Teviot which runs close to the house. Further afield there are hundreds of miles of quiet countryside to explore on two feet, four hooves or two wheels, from the stunning, sandy beaches on the coast to the heather-clad Cheviot and Lammermuir Hills.

Kelso is an excellent base for exploring the wider Borders area. Explore ancient towns such as beguiling Melrose, home of rugby 7s, the magnificent ruins of Melrose Abbey and pretty narrow streets offering some of the best shopping in the Borders.

Pay a visit to Abbotsford House, the fairytale home of Sir Walter Scott or take a drive up to the Scott's View, his favourite picnic spot commanding the most incredible views of the Tweed and Eildon Hills and where it is said his horse stopped out of habit during his own funeral procession.

On the way home, stop off at Mellerstain House, an impressive stately home with a noteworthy art collection. Pop into the 15th Century Smailholm Tower, built to withstand Reivers' raids and offering panoramic views from the top. For day trips further afield, the stunning coastline is nearby with endless sandy beaches that remain almost deserted even in the summer months. The magnificent city of Edinburgh is an easy day trip from Kelso, just an hour by car.

Ground floor

Spacious sitting room (seats 8) with living flame gas fire, French doors to garden, 40” TV with Freeview and DVD player and DVD library.

Dining room (seats 6).

Fully-equipped kitchen with 5 ring gas hob and integrated double electric oven, dishwasher, microwave, coffee percolator and large fridge / freezer including ice maker. The kitchen is well-equipped with a good range of cookware and good quality glassware and Denby crockery.

Sun room with French doors to garden, breakfast area (seats 6), seating area (seats 4) with Bluetooth speaker, books and games.

Utility room with washing machine, tumble dryer and traditional pulley clothes airer. Accessed directly from the parking area, this is a useful room for the storage of outdoor kit.

Study with desk. Wi-Fi is provided.

Cloakroom with WC and basin.

Large hall and coat cupboard.

First floor

Bedroom 1 with 6’ bed, large built-in wardrobe, dressing table and chest of drawers. En suite bathroom with bath, double basins and WC.

Interconnecting dressing room with full size cot and toys and small desk.

Bedroom 2 with 5’ bed, dressing table and views of the golf course. Door hooks and hangers provide hanging space. En suite shower room with walk in shower, basin and WC.

Bedroom 3 with twin 3’ beds, wardrobe and chest of drawers.

Family bathroom with bath and separate walk in shower, basin and WC.

Telephone, mobile reception and Wi-Fi
Mobile reception is patchy on some networks. A landline telephone is provided for incoming and emergency calls. There is Wi-Fi available with the strongest signal in the study.

Garden and parking
Ardgown has an attractive, fully-enclosed rear garden overlooking the Roxburghe Championship Golf Course with plenty of space for children. A terrace with outside furniture and barbecue provides a sheltered spot for outside dining. Rotary clothes line at side of house. There is a lawned area to the front of the house and private off road parking for three cars in addition to ample on street parking.

Babies and children
A full size cot is provided in the dressing room to the master bedroom in addition to a high chair. Stair gates can be provided on request.

Guest amenities
Bath and hand towels are provided for guests. Pillows and duvets are a combination of feather and synthetic. Guest hand soap is also provided. Hairdryers are provided in the master and double bedroom.

Heating
The property is heated by gas central heating with the additional gas fire in the sitting room.

Dogs
Ardgowan is not suitable for dogs.

Catering
Ardgowan can be taken on a purely self-catered basis, or a cook is available throughout guests’ stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion. A homemade meal delivery is available which is popular for guests’ first night and wine delivery is available in conjunction with renowned wine merchants Corney & Barrow.
